Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below.In the beginning of the business transactions, Mr M [redacted] was very quick to respondHe would respond via text message, phone conversation and email This all began to dwindle after a few months In his contract, he said he would send out monthly statementsThis did not happenThe first months rent was paid on time, then the Rent was ALWAYS lateOften blaming on the renters.Towards the end he said he was trying to work with them, they feel on hard times etc..he would collect late fees etc The rent was continuously if not months in arrears, often me begging for the rent and asking why it was late and when would it arriveI would receive emails stating it was on its way...only to email a week or so later letting him know it would had not arrivedThe hot water heater repair he was charging me for was an original quote for I explained to him that was very costly, as I had price compared them and found a reasonable one at Lowes and home depot for approximately 275.00-He said I should put in a really good one.No, I did not want to spend large amounts of money when I had found a reasonably priced one that was efficient I asked for an itemized invoice for this, breaking down the cost of the supplies and labor, he never did, even after several requestsWhen rent was later than usual..and after not receiving responses from several texts/emails..he responded telling me he went on vacation and that the repairman had to go several times to my home to fix a leaking ceiling.Then he stopped answering his texts, his cell phone would shut off after rings and he would not respond to my emailsHe had just told me that there were major things wrog with my homebut would let me know what was going onThen when he finally did respond, I would only get half answers and he said he was having cell troubleWhich was his excuse for the rest of the time we did businessFor the repairs to the dining room ceiling, It took his repairmen trips to camden to repair itHe also mentioned that he had someone come and shovel off the roof, but it was done after the snow had built up so badly, causing an ice dam and causing the roof to leakOne repair men that was sent to my home caused several thousands of dollars damage to my home, because he took a sledge hammer to pound ice off my roof and punched a hole in the main roof, then repaired that hole with a sheet of metalThe main roof needs replacingthe other roof by the deck has several ruined shingles that are torn and chipped from being hit as wellthat roof was only years oldWhen I released him from his contract, due to shoddy managementI was finally able to get in touch with the tenantsI had asked him several times for their information and he refused to give it to meOnce I was able to get in contact with the tenants, they told me about their attempts to contact him, how he never would respond.How he never shoveled off the roof and what happened when the repairmen pounded on the roof..damaging the roof and then breaking windows while the pounding was going onThey complained and called him when water was leaking all over the kitchen floor(which the kitchen floor has heaves in it and needs replacing.) They also notified me that he would tell them I was mad at them and didnot want to fix anything in the homeI went up to visit the property in July and took pictures of the damageI was amazed and what I foundAs for MrM [redacted] 's comment about the house being vacant, yes it wasIt was also winterized and we came out that summer prior to renting it to make sure that everything was in good working orderI am amazed at his lies and his poor behavior.Just to show you I can verify what I have said , I have every text message and email he has sent me, as well as the emails that the tenants have sent to him about his behavior and mistreatment towards themI am appalled that he feels treating people this way is acceptable behavior and that he can fluff this off with an A+ ratingPlease contact several people in Rome that he deals withYou will hear a much different storyTo this dateHe has still not paid me the security deposit that is owed to meI had to make contact through other channels to reach him and even hired an attorney to attempt to get my money Regards, [redacted] ***

I'm following up on complaint ID # [redacted] I first and foremost want to say that I completelydisagree with the statement that I'm a horrible property manager Just look at my Revdex.com rating?It's been AlA+ for many many years ..As far as rent goes, the rent was always paid There were a few minor glitches but that alwayswas resolved amicably and peacefully without a hitch When the tenants had a complaint aboutthe house which there were numerous complaints, I had to decipher from the complaints whatwarranted an emergency call to a maintenance man and which ones were non-emergencies ..Either case, my maintenance man always followed up with the renters and took care of any andall issues related to the complaint..Without listing all the complaints because this letter would be pages long, I'll address what thehomeowner has concern with ..This past winter, we had over inches of snow, rain, & ice You would know being fromBuffalo, NYThis home is located in Camden, NY Snowbelt Region they call itI had to havemy maintenance man go up to the house to remove snow and ice from the roof $was afair and reasonable price for having to go up on a Sunday afternoon to remove 4/ftof snowfrom the roof and ice as wellIt only was discovered after the snow and ice were off of the roofthat there was a little hole in that very same roof that was causing the roof leaks The problemwas addressed and fixed/repaired immediately Please note the owner thought and wanted thatissue to be the tenants responsibility She wanted them to be proactive about the snow removaland repairs in the home Lots of the issues were repaired and handled with 100% care ..I'd be more then happy to have each of the maintenance people that work for me providedetailed letters regarding the work that they performed Hot water tank was replaced at normalbusiness industry costs and done with care Never overpriced actually always paid lessbecause the maintenance people knew she didn't want to spend a lot of money on repairs ..This house was for sale for over a year on the market with no one living in itWho wasmanaging it then? Not me Once the tenants moved in, that's when the problems started tooccurThis tank could of already been rotted out for sitting there unused for a year and the roofcould have potentially been damaged if it wasn't properly taken care of when the house satdormantEspecially over winter Right?And lastly, when the tenants needed me, I was always available by textWhen the ownerneeded me, I was available by emailI do believe that this complaint is found unjust and shouldnot be used against me nor filed on my behalf and have a strike against my file when I'm inperfect standing ..Thank you,Scott CM [redacted] SCM PROPERTY MGMT

To whom it may concern:I made contact with *** *** via email on August 4, and reassured her that I havereceived the security deposit and that Iwould be sending that specific check from the bank backto herAnd yes, she did acknowledge my emailIt can take sometimes up to thirty days for thereturn to process..I also told her that I would send her the contractors invoices once I receive them again fromboth contractorsThe invoices though have already been sent to Mrs *** via email oncebefore though, so she should already have these for her records, but I did say I would re-sendthem againI've also included three of the bills for your records so you can see as well, but Iam having issues with obtaining one more from a separate contractor..Both of these men and there crews shoveled the roofs and chopped ice, etcI can not fullycomprehend that she says they never did that when they didHe even went on a Sundayafternoon when no one else would in sub-frigid temperatures..All of the tenants calls and texts would be answered as quickly as possible and dispatched tomaintenanceSometimes I may have missed a call or text but most were answered right away..Can't always rely on technology to be 100% accurateMaintenance then would follow up withboth tenants to make arrangements to make any necessary repairs..Never once did I damage anyone's property, let alone ***'sBoth of these contractorsare reliable people in the community and both carry insuranceI've never had any issues witheither of these two maintenance men since I began the rental business..I feel as though I've covered both written letters now in detail for your satisfaction and still firmlybelieve that my rating should not be lowered as a resultThank you for your time..Sincerely,Scott CM***

When I released him from his contract, due to shoddy management. I was finally able to get in touch with the tenants. I had asked him several times for their information and he refused to give it to me.
