claims in her Revdex.com reply, the notice we were served with listed MsT*** visit on January 9th as a property inspectionHer claim that it was not a property inspection is a lie (see attached)I have told MsT*** repeatedly that the German Shepherd puppies at our home belong to my son who is currently on deploymentThe puppies, along with his BMW are at our home until he returnsMsT*** has continued to badger me about the puppies, and has begun to pressure us to move which is documented in an attached email exchangeI believe we are being pressured to move because Apartment Hunters does not want to complete any more repairs on the homeWith this last rent increase, I requested to have repairs made to the home that are years overdue-this is also documented in emails sent to Beth M*** (attached)These are the five repairs MsT*** mentions in her response, which I believe are warranted as I have paid $71,in rent since October 2010. I would like to further address some of the inaccuracies reported by MsT*** in her response:Darren B*** (maintenance man) came one time before (not multiple times) when he saw the puppiesThis is when I told him that my son brought the puppies home for us to care for while he was on deploymentThe carpet tech did not see the puppies as they were outside in the backyard during his visitAlso, per MsT*** claim that the puppies have torn up our backyard, this is not trueThe puppies have eaten the herbs and vegetables I planted in the backyard as part of my gardenAdditionally, MsT*** can ony guess the size of one puppy as the male puppy was in his kennel covered completely during her visit on January 9th. Many of the issues with the repairs were raised when we had our initial walk-through with Janice C***s in October There were issues with the flooring that we reported before moving inThe flooring in the kitchen was damaged, as was the flooring by the front door, and upstairs bathroomsJanice refused to have the flooring in the bathrooms, and kitchen repaired due to the costThe flooring in both upstairs bathrooms began to come up three years ago, and our request for repair was denied again by JaniceThe flooring remained as-is, until it was replaced recentlyThe man who came to repair the floors let us know that the original flooring had been installed with particle board instead of plywood, and it had rotted throughHe had to replace the support flooring completely. The repairs in this house are repeated issuesWe are on our fifth dishwasherRather than provide us with a brand new dishwasher, Apartment Hunters provides refurbished dishwashers that continue to breakTwo dishwashers have been replaced due to their motors burning out, one stopped draining leaving stagnant water in the bottom, one flooded our floor, and our current dishwasher also does not drain. We are on our second stove: our original stove would turn off during the cooking cycleThe flame would die, but the gas would stay onThis was a very serious safety concern; Apartment Hunters sent technicians to repair the stove, and it continued to breakThen, Apartment Hunters attempted to replace the stove with an old, rusty stoveI refused to have the stove installed in my home, so Apartment Hunters sent a new stoveWe have had no issues with this stove.The five windows in the house that open vertically were repaired by *** who told us, and Janice that the ** *** *** used plastic parts in the window frames instead of metal; thus they break, and will continue to breakThe two windows in my bedroom have been repaired more than five timesThe window in my daughter's room has had to be repaired twice, and the window in my guest bedroom has had to be repaired once. MsT*** has quoted the repairs to our home as exceeding $10,but has not provided an itemized list of the repairsHow much of this cost is due to maintenance and labor costs? Lastly, had the repairs been completed in a timely manner, the issues would not have become worse, and I believe the costs would not be nearly as much as MsT*** claims they are

I was never contacted by anyone to have a different date for a final walk thru.iF she could not do the walk thru, why would she not have someone take her place while she was out of town.I gave them plenty of notice, more than days.When my current landload call her asking about me? she was nasty and rude to her.She was mad we were moving out and her office knew we were moving only because my wife is now in a wheel chair and a story house is use less to her.There was a non refundable deposit for the carpet cleaningso to charge me again is wrong.MrsH*** called me by mistake one day , and I was thinking she was responding to my earlier message, she said oh, I m sorry wrong person, I will call u backSTILL HAVE NOT HEARD FROM HER

Apartment Hunters is happy to offer options to accommodate multiple schedules if requested In this case, Mr*** had reached out to Carol to do an inspection over Labor Day weekend which was not available and she offered an option to drop off keys at our office which Mr*** accepted If requested, another time could have been arranged Carol H*** received a call for a rental verification for Mr*** At that time notice to vacate had not been provided so it was a surprise he was vacating The caller was informed no notice to vacate had been provided and we do not do verbal rental verification and must be received in writing with signature of release from the applicant The carpet cleaning bill came in at $but only the $non-refundable deposit was utilized with no additional deductions Apartment Hunters has been in business over + years and we take pride in our customer service and Mr***'s two years of tenancy His deposit accounting was handed fairly

Mr. [redacted] wrote the Revdex.com after receiving the "preliminary" deposit account report.  The preliminary report lists the possible deductions when all the bills are received.  Shortly after receiving the "preliminary" report Mr. [redacted] received a refund of $169.15 after final deductions were...

made for carpet cleaning, cleaning and painting.  The home had a full paint in 2012 and touch up painting prior to Mr. [redacted] moving in.  The walls were found dirty and had to be cleaned and painted.  Mr. [redacted] was only charged $375 of the $1200 owner expenses for painting.  The property had to be cleaned at owner expense $200 and carpets cleaned owner expense $195.  Some photo's are attached and more are available upon request reflecting the condition.  Mr. [redacted] had the right to be present at the inspection and when Carol H[redacted] - property manager could not be present upon his first request other recommendations were made but declined.  We welcome the opportunity to discuss further with Mr. [redacted] if requested.
