attending a wedding. Annie showed them four homes and assisted with their plans for rental housing. Confirmations were sent to [redacted] after each of the three payments where credited to her stay in our rental home. Our conformations state no weddings, receptions, or parties at any of our homes. This is also stated on our web site and in the rental flyer which [redacted] received upon her first visit to the office before renting the home. She had a flyer to view before looking at the four homes she was shown. [redacted] came to our office on June 19, 2015 to check in to the home and we were talking about her stay. She stated she was having a wedding at the rental home. This was a change from what we had been told when she rented the home and the first we had heard of a wedding at the home. I told her we do not allow weddings, receptions or parties at our homes. She stated that everyone was already coming. It was too late to move it to the other home that they had rented from another company. She stated that she was told it was OK to use our home. Our reservationist was off that day so I could not verify what [redacted] was saying. Our reservationist would not have ever told [redacted] a wedding would be fine at the homes. I asked how many people maximum and I was told thirty people at the most. [redacted] stated the wedding was to be down on the beach not on the property. I asked why she did not have the wedding and reception at the [redacted] or at the [redacted] seeing as these companies both have the capabilities to do weddings. She stated the ** was too expensive and did not know about the [redacted]. At that time she also stated the [redacted] [redacted] would not let her have the reception there as she did not rent spaces or units from them. To make the best of a bad situation I told [redacted] to keep things low key and quiet. Follow the number of cars allowed at he house being parking for three cars, not more that the thirty people for a short time and quiet by 10:00 PM. She agreed to these conditions with our bending the rules to accommodate her situation. After closing the office I drove down Sunset Drive and discovered there were 5 vehicles in the driveway and two full size trucks one with a large cargo trailer parked across the street from the house. A large number of people were in the front yard and in the open garage. I stopped and asked for [redacted]. A woman came up and asked what I needed. I stated that the agreement with [redacted] was no more than three cars and the additional cars had to be moved immediately to the public parking lot down the street from the house. That they were plugging up the narrow road and this is not low key. The people in the garage came outside, weren't wanting to move the cars, and wanted to know what was going  on. The woman sated she was told they could have a wedding and I stated we do not allow weddings and never have. All of our paperwork states no weddings. They wanted to focus on our reservationist and not the large number of people at the house and what [redacted] and I had agreed on. At that time I did state that my reservationist would be in trouble if what they said was true. I did not believe what they were saying as my experience with them so far was not going well. Annie knows what she is doing. I asked the woman how many people were going to be here for the wedding and she stated twenty people max. There were that many people at the house at that time. A few people wanted to argue that they had a contract and they would sue. They could do what they wanted with the house. I stated to them to come on down to the off1ce and that I would refund their money in full and that they could have their event at the other house they had rented. I also stated we had rules to follow with the rental ordinance and the contract we sign with the homeowners. They started moving a couple of cars in the driveway and I left. [redacted] never did come out of the house and talk to me.We received an email about the repair of a shower door June 19, 2015 at 6:56 PM from [redacted]. Our office closes at 5:30 PM so the email was opened June 20, 2015 in the morning after 10:30 AM when the office opened for business on Saturday. The maintenance person Steve and Annie went to take care of the repair. We try to have all issues attended to as we get them so the guest has everything to use at the homes. I received a call on Saturday afternoon that the guests at the home were yelling at Annie as she drove by going to one of our other homes on that street to check after a housekeeper and so we went to the home to calm things down. The police were called and we were instructed to file a civil suit after the guests had checked out if we wanted to for breach of contract. The neighbor had taken photos and documented the activities. They felt the need to be there as the guests were yelling at Annie and causing a scene. The neighbor counted at least 40 people and the wedding was on the property belonging to the house not on the public beach. The neighbor felt that the treatment Annie had gotten from the guests was out of line so they emailed the office. [redacted]'s security deposit was returned to her after the home was found to be in satisfactory condition. She then stated she had put a stop payment on the check any way. One of guests that had called in to pay their part of the stay is in the process of challenging the VISA charges they authorized us to charge. They never did come in and sign the VISA charge slips. With the chain of events I do not feel that [redacted] or her group were honest with us from the beginning. She is also putting slanderous reviews on the internet twisting the facts. We chose not to even respond to them. We drive your homes daily year around. It is to make sure things are fine, that the garbage cans are not spilled, guests are parked correctly and homes are locked up. We also check after the house keepers are done cleaning for quality control purposes. On my way home I drove down Sunset Drive to check on the five homes we manage on that same street, this was not intended to be harassing to her stay. The homes that we have on Sunset Dr. are: [redacted] [redacted] [redacted]. Weddings  have never been allowed at the homes. Our homes are all located in residential neighborhoods. It is too easy for weddings, reception, or parties to get out of hand, have parking issues, and get loud. Creating an issue with the Tillamook County Rental Ordinance #69 Guidelines that we have to follow and upsetting the neighbors. We have b en in business for nineteen years now and are known for our quality customer service. Annie is a great person to work with and she does follow the rules that we all have to follow.
