Seabreeze Management Company is the managing agent of the *** *** Community Association where Mr*** T*** resides and is requesting a resolution from. The Board of Directors for the Community have reviewed all of his requests and denied both the initial claim of loss of
use compensation and his follow up request for reimbursement of the replacement of his fence Unfortunately, the Board has determined that the fence in question is his responsibility as a homeowner to regularly maintain and replaceThe Board noted that their reserve study experts have determined that the wooden split rail fences originally built have a useful life of years with regular maintenanceFrom what the Board could determine from the provided pictures and videos, the fence does not look to be regularly maintainedThey requested any documentation he may have from time of ownership regarding the maintenance of that fenceBefore the Board finalized their decision they also considered that the life of the fence is years past the useful life of what the Association’s experts are giving similar fences throughout the neighborhood In summary, Mr*** T***’s claim should be filed with *** *** Community Association and not Seabreeze Management Company and therefore this complaint is invalid and should be considered resolved with the Revdex.com

To Whom It May Concern, This correspondence is in response to the customer complaint involving service issues from Mr*** *** regarding the repair of a PVC pipe that controls water into the pool and spa that was broken by a homeless person stepping on it and broke it. Seabreeze was
informed of the incident and obtained a proposal for Board review. Association Board of Directors must review, discuss and act in an open meeting session. Therefore, the review of the proposal was held and the approvedThe proposal to repair the spa PVC plastic piping that was broken while people are using the pipe as a stepping/climbing tool is $1,. The vendor will excavate the soil to expose the PVC plastic piping below ground for repair; furnish and install all new 1" PVC pipe from where it exits the equipment room to below ground; provide a new hose faucet; test the new connections and to protect the pipe from future damage, they will install a protective cage over the pipingPeople may still use the cage as a stepping stone however it will prevent the pipe from breakingThis was a special order itemThe Board wanted to protect this plastic PVC pipe from future breakageThis project will be completed today, March 23, 2017. In research of phone records, *** contacted our office on 02/17/and didn’t leave contact information who complained about the spaWe did return his call using our caller ID and left a message. Dear Sir or Madam: The undersigned and the law firm of *** are legal counsel to Canyon Villas Homeowners Association In that capacity, the Board of Directors has requested that I respond to a complaint filed by *** ***, a homeowner at the Association,
whose address is Pacific Park Drive, Unit 19C, Aliso Viejo, CA 92656 with the Revdex.com As you know, the complaint is for customer services issues It is important to know that Seabreeze is the Association’s managing agent As the Association’s managing agent, it makes no independent decisions outside of the direction given to Seabreeze by the Association, Seabreeze’s principal It is with that in mind that I have prepared detailed responsive comments to Ms***’s statement of the alleged problem and customer service deficiency allegations. Ms*** states that Seabreeze “… utilizes Harvest Landscaping for gardening and landscaping on this property, Canyon Villas.” The Association utilizes Harvest Landscaping as its vendor pursuant to a written contract between Harvest Landscaping and then Seabreeze follows up and follows through with Harvest Landscaping as applicable on behalf of the Association In conducting its duties, Seabreeze and the Association’s Board of Directors (“Board”) does review the landscaping plan and the landscaping work on a regular basis Ms***’s position that the exterior landscaping is not “properly cared for” and that “the slopes have created a fire hazard over eight years of neglect” is incorrect and is merely her uninformed position I use the phrase “uninformed” because knowing what should and should not be done on slopes is not merely an aesthetic decision, but includes a safety decision as well In fact, what Ms*** wants the Association to do, and why she is complaining to the Revdex.com, is because she wants “her slope” replanted before the Association’s vendor’s crew, Harvester Landscaping,is even done clearing the remaining areas of the Association’s slopes for a defensible slope renovation The Board has conferred with Harvest Landscaping, the Association’s vendor, and has confirmed that it does not make sense whatsoever to plant Ms***’s slope before the work is done on the adjacent slopes as it would risk the destruction that all new plant material would be damaged or trampled on This is not logical, nor financially feasible and the complaint made is just because Ms*** wants the aesthetic improvement to occur sooner rather than later.Neither Harvest nor the Association are neglecting the exterior hillsides Ms***’s contention that she has tried to get help for the past year from three different managers at Seabreeze is undocumented However, even if Ms*** had previously requested, which she did not, that the Association plant her slope before all the remediation work was completed on the other Association slopes, the Board would not, correctly, authorize the replanting of the slope adjacent to her property until it was appropriate for the Association to do so. Further, I do not know on what authority or expertise Ms*** relies on or has relied on to state that there would be a mudslide [from the slope] should there be a heavy rain I do know, however, that vegetation has been removed (as referenced above) and is continuing to be removed from the adjacent slopes; all of which must be removed before the replanting of any of the slopes Seabreeze confirms, as does Harvest Landscaping, that Seabreeze, the Association’s managing agent, does oversee the work performed on the slopes and same is consistent with the direction of the Association’s Board.The desired settlement has already occurred inasmuch as the Association does and is maintaining their exterior hillsides on a regular weekly basis.The truth is that Ms*** has been dissatisfied with the Association’s Board because she has requested special treatment for unrelated ***ers that are inconsistent with her rights as an Association homeowner As such, this complaint smacks of a retaliatory action Therefore, since the complaint is about customer service, which is being properly provided, and since the allegations are inaccurate as set forth herein, request is hereby made that the complaint be rejected by the Revdex.com and that any negative accusations against Seabreeze and/or the Association be eliminated from your website. Hi [redacted], We have been working to get this complaint removed from our Revdex.com account.
