August 24, 2015Dear [redacted] ,We are in receipt of your letter, along with the complaint you receivedFirst I would like to inform you that I have been in real estate property management for over years and we operate Seaport Properties professionally and treat all customers and clients fairlyThe issue the tenant alleges that her apartment was uninhabitable in December and January 2015, are falseThe heat in the condo she was renting did fail during the winter monthsAs it is not a standard unit we supplied her with adequate and acceptable portable heaters until the unit was shippedThe tenant did contact the City of Alexandria Code Enforcement, which we were in constant communication with during this time frame, and they agreed that the supplemental form of heat was adequate and the unit was never uninhabitable.As for the tenants “desired outcome”, all deductions made from any of our tenants security deposits are warrantedWe complete a move in inspection before any of our tenants occupy a unit along with taking photos of the property condition at move inTenants are given a copy of the written report, along with a compact disk containing photosAfter a tenant moves out we conduct a walk out inspection and take photos showing the condition of the propertyTenants are welcome to be present at our walk out inspection if they so desireDeductions are then made from a tenant's security deposit for all items that are/were their responsibilityWe then send written notification of the deductions and any refund due the tenants or any balance due from them.We cannot discuss with you any specific financial information regarding a specific tenantI can inform you that we felt it was in our best interest to contact the Alexandria Police Department last week to make an incident report with regards to extremely aggressive and vulgar emails and telephone calls from this tenant.The allegations that any of our business practices are unlawful and unprofessional are unfounded and untrue.Sincerely,Cheryl M
