roommate *** until moving out May 31, In mid-April, 2016, she and *** asked if they could use their security deposit for the last months' rentI informed them that I did not accept the security deposit for rent as her lease clearly statesIn retaliation, she has made accusations about me, my business and my propertyIn the months of her tenancy I have never met with her, spoken to her nor received a complaint from her until she demanded that I use the security deposit for the last months' rent.I have never lost any rent checks in the past years of being a landlordI have found through past experience that some tenants don't always pay their rent on time then make excuses for late or lost payments to avoid a late charge*** *** has never been to my office or home, muchless aware of my business practicesI have never had a complaint issued against me and many of my tenants stay for years in my properties which is a testament to their satisfactionIn fact, several of my past tenants have called me a couple of years after moving out to ask if I have anything available when they are looking for an apartment/condo to move into again.The property is not in “constant disrepair”, as *** *** states in her mis-dated memo received April 18, Following are her comments and our response to each:The loosened railing had clearly been kicked out and left unattached sometime after I had been there a few days after the tree fell on April 3, On May 2, 2016, I met the Falls Church City Inspector *** *** at the propertyAs *** *** advised me that the railing is not required for just the risers at the premisesThe railing will be removed entirely.*** was NOT a tenant when the wood was put on the stoop over two or more years prior to her beoming a tenantThere was no crack! The concrete steps had sunk over many years about 1-inches into the groundThus it caused a deep step up to the stoopWood was added to bring the riser back to for that step up.Searle Management Group LC had no knowledge of the damaged deck stairs until a 6/26/15email from ***, her roommateThe step was fixed the next day on 6/27/15! Prior to that date, o other tenant had mentioned it and no report or call from anyone about encountering a partiallymissing board on one step from the upstairs deck stairs down to the backyard.as for the“rotten” tree, the tree fell during a bad wind storm at 2:a.mon Sunday April 3rd (Saturday night/Sunday a.m.)The tree fell across the street and blocked the streetAt :a.mon April (same day) my representative Brian was on site with the Falls Churchverything except the stump and the fence, all on the side edge of my property, was gone in 3-days of the occurrence.t; Erie Insurance representative was notified on 4/4/as her email statesThe repair estimateas done on 4/5/and an email with the repair estimate was sent the same dayThe remains of the fallen tree on my property were removed on 4/and 4/7/by *** * ***

ds:apersThe chain link fence is completely on my property and is not impeding anything or yome.n April 14, 2016, I met with *** and both *** and my assistant, Andrea, at the propertyI viséd *** that my insurance agent had said they did not cover damage to a car on a publicand that she should call her insurance company for coverageI also gave *** the name hone number of my insurance agent and told her they were already aware of the incidentI ;R yelled at her or used profanity or accused her of anythingI simply said at the end of the !eting, “Well, I'm bhing about it and so are you Elisa, and there is nothing new to addSo, id the meeting now”There were witnesses that can confirm this and that I did not storm nor did I ever yell at her or anyone else, nor did I ever question that her car had beenagedHowever, I never have seen a damage report or repair bill.HollyS***

I am rejecting this response because:
Aside from the expiration date of my lease with this company, all of this information is false.  Ms. Searle  is simply presenting false statements to misrepresent the facts of these incidents.  The problems with this property were not addressed until I contacted the city of Falls Church, VA and the Property Inspector forced her to comply with the building code.
