Seattle's Best Plumbing was to rough in and pass the plumbing inspection on a garage with an upstairs apartment. The quality of work this company did was nothing less than a group of kids doing it for the first time. As a result of the unprofessional work, the inspection failed. Ryan came back to do the corrections and after getting the second inspection, he failed again. Along with the failed inspections, this company had, without consenting with the General Contractor, cut a hole in a completely finished roof for a vent pipe and left a gapping hole which allowed rain to penetrate the interior. We were forced to dry out the structure to keep the exposed framing from damage. The hole was repaired by the contractor employed by Homework. The general contractor is to allocate my clients money responsibly. After I had given Ryan my concerns of the quality of his work and how my clients realized it was not professional, he became bellingerite, cursing and threatening my clients with liens. He acted extremely unprofessional. Since then he has place a lien on their property. It was explained to him he would be paid when the inspection has passed and the work is satisfactory. The homeowners refuse to have him on their property anymore after multiple warnings to stay away a no trespassing order had to be placed on him. There are no written contracts, no RCW notifications and no formal bids. He has illegally file a lien for work he did not complete and for work that is less than industry standards.

Construction Services, LLC, can be summed up with *** not wanted to pay for job
completed. And his complaint is untrue and only intend to damage our
reputation. The job was completed on March 5th, 2020. The work description: rough in work done on the garage with
upstairs apartment included the following:Main shut off line, pressure reducing valve, washer box with
water and drain, ¾’ lines for hot water heater, setting a shower/tub with mortar,
shower valve, toilet, vanity sink, ice box, kitchen, and hose bib. The structure beams were not drilled but
pipes were rerouted to insure stability of construction.The statement *** made, “the quality of work this company did
was nothing less than a group of kids doing it for the first time.” Is not
true. He clearly wanted to insult our
company. The reason the first inspection
did not pass was minor: missing four nail
plates and pulling the plastic insulation strips. Ryan made the corrections in 15 minutes. The second failed inspection was by another inspector
is to add insult the hot line for the water heater. This is due to the line being on the exterior
wall. It would only take 5 minutes to
fix. *** even agreed to put the insulation
on the pipes himself. It had nothing to
do with the work done. The failed inspections
were minor and does not merit on Ryan’s mechanical, structural or indication of
poor craftsmanship. The damage cause from drilling the hole on the roof for
venting has no merits. During the time before
the drilling, Ryan looked everywhere before he drilled. *** sent a worker to help answer any
questions. The helper, David, helped with
adding studs for the shower valve and found flashing for the vent pipe. (After looking and not being able to find day
light. The indication of flashing. Ryan drilled the 3” hole for the 2” pipe.) To say that we never got the approval from
***, one can urged due to the fact that the worker/helper, David was there. The
meeting with *** the at job site. ***
pointed out the flashing, and there wasn’t day light. The only explanation is when the flashing was
placed the top of the flashing wasn’t cut out. Normally, there would be day light, it’s not common to not have day
light when flashing is placed. To address the “bellingerite and cursing and threatening
with liens,”. This was after waiting a
month without payment. The agreement was
verbal, and no contract signed. The job was completed and payment was to be
received when the job was completed. Ryan
even added, “I will wait two weeks after the job was finished”. After a month, Ryan called *** and asked
about the payment. *** said he will
have his wife write the check. Because
*** thought he might have the Covid 19. After not receiving the check in our mail box, Ryan called ***. *** said, “the check is in the mail,
$3000.00”. Ryan was upset and yes, he
may have lost his cool. The amount of
work done was $5000.00 not $3000.00 until we pass inspection. The bellingerite, cursing and threatening of
lien was after *** gave Ryan the run around and insulted Ryan’s craftmanship.Ryan wanted to communicate the mishandling of *** and went to
the homeowner’s house. In order to tell
them that the job was completed and no payment was received. The homeowner’s replied, “that is why we
hired a contractor.” The second time
Ryan wanted to communicate about the payment, the homeowner didn’t want
anything to do with Ryan. This was done
after trying to talk to ***. Ryan did
not threaten the homeowners. Yet ***
place a “No Trespassing” and Ryan would be under arrest if he goes to the
property. Ryan had no intension to harm
but to resolve the issue of no payment. The mechical lien was not placed without thought and merits. After speaking to our attorney, we were told,
“as a subcontractor on new construction, no notice is required either under RCW
60.040.031 or RCW 18.27.114…the term of agreement is every way; not agree to
wait for payment until final inspection approval.” It might have been ***’s intent but not
express in agreement. In conclusion, being a sub-contractor, we have good faith
that the general contractor would work with us and pay us when the job was
completed. This was not the case with
***, Homeworks Construction Services LLC. We are not sure if he ever intended to
pay. *** and the homeowners are partners. Maybe it would be easy for us to walk away
due to *** bullying and insults. But he
would do this to other hard-working people. We paid for the materials and did the work. We fronted that money. General contractors like *** should face
some accountabilities. General
Contractor should pay their sub-contractors and not run away with homeowner’s
money due to their misspending. The only
fault here is we trusted *** to be a man of his words.

I reject the businesses response.

Homework has always paid their subs and will pay Ryan as we had agreed to.

His company will not be considered for future work or recommendations.
