Guarantee or Warranty Issues
* In the "Scope of Inspection" states that not all improvements will be identified during this inspection. Unexpected repairs should still be anticipated. The inspection should not be considered a guarantee or
warranty of any kind
WA SOP states "inspection is not technically exhaustive and does not identify concealed conditions or latent defects." "...assess the condition of the residence at the time of inspection..."
At the time of inspection the roof was not leaking. In the report it was noted that roofing materials were missing. Recommend roofing company to replace missing shingles. It also states to clean moss off the roof. Then it was reiterated again Missing Tabs or shingles recommend repair or replacement
In the Comments continued section of report:
As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope:
Not all the underside of the roof sheathing is inspected for evidence of leaks
Evidence of prior leaks may be disguised by interior finishes
Estimate of remaining roof life are approximations only and do not preclude the possibility of leakage
Leakage can develop at any time and may depend on rain intensity, wind direction, ice build up, and other factors
Antennae, chimney/flue interiors which are not readily accessible are not inspected and could require repair
Roof inspection may be limited by access, condition, weather, or other safety concerns.
I had recommend on the report to have a roofing contractor and a structural engineer prior to the sale of the house. The house is sold "AS IS" from the information on line.
There were of sides of the foundation that was cracked and one of the side walls you were able to see through from the inside to the outside. The floor in the basement was also cracked. Majority of all the rooms in the house interior drywall had movement and cracks
I would have wondered why the agent did not file for an extension for the customer to get the proper evaluation from the specialist that was recommended.
I offered to go back and check the property and the customer did not allow me to go back. I was ready to drop anything I was doing to go back to evaluate.
In conclusion:
In my front page of the report it states that all disclosures, issues and concerns noted in the summary as well as the report be investigated further by licensed contractors to accommodate the buyers/sellers/homeowners satisfaction

Complaint: [redacted]I am rejecting this response because:  I was told, and have emails to verify it, that W[redacted] would be refunding the $475 he charged me for this "inspection", and never did.  I also deserve compensation for the damages caused to me due to the detrimental reliance of his worthless report.Sincerely,[redacted]

In response to the refund check:  the check was written  on 3-23-16 Ch#1475.  I looked at the online banking and it has not been cashed.  The mail went to the customer's provided address.  Please provide me with a current mailing address to my attorney.  I will make a stop payment to the current check and reissue another one out in a day.  The mail has not come back to me undelivered.  I will send it again.
