RE: Revdex.com Complaint Case #***/*** & *** ***
Attention: Dispute Resolution
Team
Please find this letter as response to the complaint case
number listed above regarding Mrs*** ***’s claims about our service for their
recently acquired VA home loanIn order for clarity we will take each piece of
the claim and respond to it one at a timeFirst, we would like to start from
the beginning rather than where Mrs*** begins her claim
Claim#
January 20th, Mrs*** *** contacted
our company via an internet inquiry and requested to be contacted for
information on a VA home loanResidential Mortgage Loan Originator (RMLO)
Tracy ***, NMLS#*** received the inquiry and contacted Mrs***
promptlyIn Mrs***’s complaint she states “Tracy
also pulled our credit without letting us know and did nothing about getting us
the BEST rate possible’” as documented in the emails attached
not only did Mrs*** request to have her credit pulled she was also informed
that in order to qualify certain items on her credit report had to be corrected
or updatedAnd once those items were corrected/updated a new credit report
would have to be pulled
Claim#
“Tracy never tell us told about
the credit report charges.” As you can see by the attached documentation Mrs
*** was made aware of the credit reports updates she requested and charges associated
with the updatesMrs*** was sent every potential scenario via email and
agreed to have the updates done
Claim#
“Tracy also pulled our credit
without letting us know and did nothing about getting us the BEST rate
possibleShe did finally, get the better rate once we told her that we were
going with another leaderThat’s when her boss Jason stepped in.” Mr& Mrs*** were quoted a rate when they had their contract
acceptedThey demanded a lower interest rate and told us that they were taking
their loan to another bank despite the months’ worth of work on our end to
get them in position to buy a homeThey wanted an interest rate that was far
lower than the market offered for their situation so they shopped around and
had different lenders pull their credit reportHowever, the bank who gave
them the verbal interest rate quote they were using to demand from us had not
pulled their credit, yet they demanded we match it or elseWe explained to
them why the quote they were using was not valid but they insistedSo we had
to offer yet another credit solution in order to get Mrs***’s credit score
up even further so they could get the rate they so desiredWhich involved even
more credit updates and costs which you can also see by the attached she agreed
toMy involvement came after Mr& Mrs*** started making accusations
about Security America Mortgage’s intent and making claims in order to
get the interest rate they wantedI witnessed the behavior of Mr& Mrs
*** once I told Mr*** over the phone what we could offer them, then he went
and told Tracy I said something else in order to try get what they wanted which
resulted in a conference call where it became clear that Mr& Mrs***
were deliberately making claims in order to get what they wanted
Claim#
“We paid for a home inspection, several issues were found at the
time of inspectionWe wanted the seller to fix all issues before we closed on
the houseTracy stated that because we had a VA loan there would be another
home inspection done by the VA., to ensure the home would pass Vastandards
Tracy stated not to worry because when the VA does an inspection they will find
those issues and they will be fixed before you close.” Home inspections are optional and
home buyers are encouraged to have a home inspection but not requiredMr
& Mrs*** elected to have a home inspection, upon the completion, Mr
& Mrs*** wanted to have ALL deficient items on the inspection repaired
by the sellerAs Mrs& Mrs*** were told by Tracy and the real estate
agent that these repairs had to be negotiated between the agents representing
the buyer and sellerThe ***’s agent told them, as you can see in the
attached email, that these items could be requested but had to be agreed upon,
in the end Mrs***, as you can see from Mrs***’s email, choose items to
have repairedAs a lender our role in repair negotiations is very limitedThe
***’s were told that the appraiser could note other repairs and that we would
not know until the appraisal report was completeAt no time were the ***s
told that appraiser would find specific issues and force the seller to repair
them
Claim#
“We were told that the $we put down as earnest money would
be refunded to us at closingThat didn't happen, nor did Tracy inform us of
that.” Mr& Mrs*** were never
told that they would receive their earnest money back, in fact, they were told
the opposite as documented in their mortgage disclosures they signedThe
disclosures showed they would have to bring money to closing and we were able
to work the numbers in their favor to where they didn’t have to bring money to
closing in the end.
Due to lending laws and regulations we are prohibited
from providing certain information publicly about applicantsWe would like to
it be known that not only did we work very hard for months helping Mr&
Mrs*** qualify to buy their first home but the path on the way was very
challenging and we are proud to have succeeded in approving them for financing
The resiliency shown by our staff while receiving the treatment we did from Mr
& Mrs*** proves our focus on helping consumers achieve homeownership has
never been greater

RE: Revdex.com Complaint Case #[redacted] & [redacted]
Attention: Dispute Resolution Team
Please find this letter as response to the complaint case
number listed above regarding Mrs. [redacted]’s claims about our service for their
recently acquired VA home loan. In...

order for clarity we will take each piece of
the claim and respond to it one at a time. First, we would like to start from
the beginning rather than where Mrs. [redacted] begins her claim.
Claim#1
January 20th, 2015 Mrs. [redacted] contacted
our company via an internet inquiry and requested to be contacted for
information on a VA home loan. Residential Mortgage Loan Originator (RMLO)
Tracy [redacted], NMLS#[redacted] received the inquiry and contacted Mrs. [redacted]
promptly. In Mrs. [redacted]’s complaint she states “Tracy
also pulled our credit without letting us know and did nothing about getting us
the BEST rate possible’” as documented in the emails attached
not only did Mrs. [redacted] request to have her credit pulled she was also informed
that in order to qualify certain items on her credit report had to be corrected
or updated. And once those items were corrected/updated a new credit report
would have to be pulled.
Claim#2
“Tracy never tell us told about
the credit report charges.”  As you can see by the attached documentation Mrs.
[redacted] was made aware of the credit reports updates she requested and charges associated
with the updates. Mrs. [redacted] was sent every potential scenario via email and
agreed to have the updates done.
Claim#3
“Tracy also pulled our credit
without letting us know and did nothing about getting us the BEST rate
possible. She did finally, get the better rate once we told her that we were
going with another leader. That’s when her boss Jason stepped in.” Mr. & Mrs. [redacted] were quoted a rate when they had their contract
accepted. They demanded a lower interest rate and told us that they were taking
their loan to another bank despite the 6 months’ worth of work on our end to
get them in position to buy a home. They wanted an interest rate that was far
lower than the market offered for their situation so they shopped around and
had 4 different lenders pull their credit report. However, the bank who gave
them the verbal interest rate quote they were using to demand from us had not
pulled their credit, yet they demanded we match it or else. We explained to
them why the quote they were using was not valid but they insisted. So we had
to offer yet another credit solution in order to get Mrs. [redacted]’s credit score
up even further so they could get the rate they so desired. Which involved even
more credit updates and costs which you can also see by the attached she agreed
to. My involvement came after Mr. & Mrs. [redacted] started making accusations
about Security America Mortgage’s intent and making false claims in order to
get the interest rate they wanted. I witnessed the behavior of Mr. & Mrs.
[redacted] once I told Mr. [redacted] over the phone what we could offer them, then he went
and told Tracy I said something else in order to try get what they wanted which
resulted in a conference call where it became clear that Mr. & Mrs. [redacted]
were deliberately making false claims in order to get what they wanted.
Claim#4
“We paid for a home inspection, several issues were found at the
time of inspection. We wanted the seller to fix all issues before we closed on
the house. Tracy stated that because we had a VA loan there would be another
home inspection done by the VA., to ensure the home would pass Va. standards.
Tracy stated not to worry because when the VA does an inspection they will find
those issues and they will be fixed before you close.” Home inspections are optional and
home buyers are encouraged to have a home inspection but not required. Mr.
& Mrs. [redacted] elected to have a home inspection, upon the completion, Mr.
& Mrs. [redacted] wanted to have ALL deficient items on the inspection repaired
by the seller. As Mrs. & Mrs. [redacted] were told by Tracy and the real estate
agent that these repairs had to be negotiated between the 2 agents representing
the buyer and seller. The [redacted]’s agent told them, as you can see in the
attached email, that these items could be requested but had to be agreed upon,
in the end Mrs. [redacted], as you can see from Mrs. [redacted]’s email, choose 6 items to
have repaired. As a lender our role in repair negotiations is very limited. The
[redacted]’s were told that the appraiser could note other repairs and that we would
not know until the appraisal report was complete. At no time were the [redacted]s
told that appraiser would find specific issues and force the seller to repair
them.
Claim#5
“We were told that the $2000.00 we put down as earnest money would
be refunded to us at closing. That didn't happen, nor did Tracy inform us of
that.” Mr. & Mrs. [redacted] were never
told that they would receive their earnest money back, in fact, they were told
the opposite as documented in their mortgage disclosures they signed. The
disclosures showed they would have to bring money to closing and we were able
to work the numbers in their favor to where they didn’t have to bring money to
