WE will be providing the customers with a detailed accounting of the funds held in escrow I previously apologized for the delay in the timing of the adjustment We were not intending to be deceitful or dishonest Typically when a party is this unhappy with us even if the situation is rectified and an explanation is provided, apologies extended everyone involved is best served if the file is handled by an alternative escrow agent

Complaint: [redacted] I am rejecting this response because: I have not received a detailed explanation for exactly why Security Escrow was collecting an increased escrow paymentI have gotten two different stories from Marty with Security and Escrow trying to explain the increase of escrow paymentThe first explanation from her for the payment into escrow being $223.28, instead of $81.34, was that she had not received a formal policy from State Farm, and could not calculate the amount due for insurance to escrow every monthSecurity Escrow (Denise Johnson) sent a letter on August 3, regarding thisShe wrote she needed a declaration page and listed what the page needed to includeMarty said she had only received a "quote" from state farm, however, and could not calculate the escrow payment from this quote (despite the "Amount Due" being printed clearly next to the words "Balance Due.") Marty explained this to me in early September, late November, and three times this week - even though I told her I understood she needed the documents and State Farm had sent the correct documentsShe did not explain why the buyer was paying an increased amount into escrow.State Farm has on record that they mailed this company the POLICY DECLARATION'S PAGE (not a QUOTE) on September 4, In addition, Mary at State Farm faxed a policy declaration page (not a quote) three times; on September 30, 2015, October 14, 2015, and November 3, 2015.(On another note, I mailed a signed letter for free attorney representation by this company, which was never received by the officeI had to call, request another one, sign it, scan it, and email it to themI wonder if there is a problem with mail getting lost at this company?)Now she has provided a second (and completely different) explanation for the increase of the escrow paymentMarty is stating that First American Title did not send a deposit for the reserve account, which is why the escrow payments were increasedIf the escrow payment was increased because of this missing reserve of $291.66, the buyer would have satisfied this debt with aprox and 1/months of inflated escrow paymentsThe payments were increased by $per month, and this company has collected months of this amount that should total around $492.Not only that, but it seems unjust to demand this money from the buyer if it was to be paid by First American TitleThis company then continued to collect this extra money from the buyer - despite the fact that the reserve money would have been satisfied after and 1/months of increased escrow payments AND despite my repeated inquiry as to why the payments were increasedSpecifically pointing out to Marty that the amount being collected was going to far exceed the amount owed for taxes and insuranceI have not been provided a detailed and complete explanation accounting for the increase in paymentThis company lacks transparency with the money they collected under pretensesSecurity Escrow personally assured me that, by law, they have to follow the contract provided by First American TitleThey have NOT done this, and have wasted a tremendous amount of my time, along with everyone else's involved Regards, [redacted] [To assist us in bringing this matter to a close, the consumer must give a reason why they are rejecting the responseIf the consumer does not provide a reason if he complaint will be closed Administratively Resolved]

I do not intend to waste any more or her time I will provide her and the purchaser with an accounting of every penny that went into and out of their reserve account We have never had a problem receiving mail in the past The parties involved will be receiving the full accounting of their account along with our resignation as their escrow agent At this point I feel they will never be satisfied with our service and they would be best served tohave their transaction handled by another escrow agent I apologize for the rough start that we got off too typically we have a much smoother start to our files

I apologize for the delay in my complete response to the complaint I do apologize for the delay in adjusting the payment The payment has now been adjusted Typically when an escrow is established for the collection of taxes and/or insurance we receive an initial deposit from the
parties or from the title company to cover a two month buffer We did not receive an initial deposit for the reserve account That is one of the reasons the payment was higher than noted in the Real Estate Contract We have corrected that We have issued coupons with an adjusted amount to the purchaser on the account.The complaint states that the purchaser paid directly to our office approximately $to cover the first years insurance Our records do not reflect that If that is the case he needs to provide our office with a copy of a cancelled check or money order for further research.When insurance is collected on a Real Estate Contract the escrow agent collects monthly payments to pay the premium due in a year after the inception of the Real Estate Contract Typically the initial annual premium is paid out of closing If not paid out of closing the purchaser will be responsible for making payments to maintain that policy for the first year.We will be performing an analysis on the accounts that we pay taxes and/or insurance after the first of the year At that time if there is an overage the purchaser will have the option of collecting it Often customers leave overages in to cover any future increases in taxes or insurance.I believe we have dealt with the issues at hand The desired settlement was a billing adjustment That had been done prior to receiving this complaint

I am rejecting this response because: , I have not received an explanation. Until I receive a detailed explanation in writing as to every penny of the overcharge AND THE EXACT REASON FOR THE OVERCHARGE since this contract began in August, 2015, I will be rejecting the response. I brought this overcharge to Security and Escrows attention numerous times and it was ignored, specifically by Marty. The overcharge has never been fully explained and still lacks transparency as to the exact reason for the overcharge. This company collected these funds under false pretenses - yet to be completely explained. Had Security and Escrow been responsive to my concerns in the past, and explained why they were charging above and beyond the agreed amount, I would not be complaining today. And now they are choosing to reject me as a customer. Merely because I have complained publicly. They were willing to work with me until now. So, consumers, be aware that if you do not like your service, complain repeatedly with a solid rational for your complaint, and then complain here as a last resort; be prepared to find another escrow company.

The payments were increased by $123 per month, and this company has collected 4 months of this amount that should total around $492.Not only that, but it seems unjust to demand this money from the buyer if it was to be paid by First American Title. This company then continued to collect this extra money from the buyer - despite the fact that the reserve money would have been satisfied after 2 and 1/2 months of increased escrow payments AND despite my repeated inquiry as to why the payments were increased. Specifically pointing out to Marty that the amount being collected was going to far exceed the amount owed for taxes and insurance. I have not been provided a detailed and complete explanation accounting for the increase in payment. This company lacks transparency with the money they collected under false pretenses. Security Escrow personally assured me that, by law, they have to follow the contract provided by First American Title. They have NOT done this, and have wasted a tremendous amount of my time, along with everyone else's involved.
