We have examined Mr ***'s file and noted that he and Mrs [redacted] both signed the Tax Credit Agreement (please see attachment above), indicating that they were in agreement with the way the Real Estate taxes were split between buyer and seller as set out in the purchase agreement between the buyer and sellerThat information was on the Settlement Statement the ***s reviewed and their Realtor reviewed and Erin D [redacted] explained line by lineSo obviously they understood the Real Estate taxes thenAdditionally the ***’s signed the Waiver of Escrow (please see attachment above), which indicates that their Real Estate taxes would not be escrowed/collected in their monthly house payment and therefore not be paid by the lender but instead be the ***’s personal obligationFinally, the ***s purchased an Owners policy which shows the amount of Real Estate taxes due for the Fall installment, which was sent to them around August 1st 2015, well before the Fall (November) installment of taxes were due to be paidTherefore it is our conclusion that the [redacted] were made fully aware of their Real Estate tax obligations and Security Title fully and properly performed all its professional and fiduciary obligations in the transactionWe do recognize that being from Tennessee where Real Estate taxes are apparently only paid once a year could be confusing to the ***s since coming to Indiana where taxes are split into two equal yearly installmentsSecurity Title has been serving Marion County and its surrounding counties for close to years and because of our excellent reputation among the Real Estate community we expect to do so for at least another yearsFor that reason and not one of causing any error in service to the ***s, we shall mail a check to the ***s in the amount of $on the 8th of June Hopefully this will close this matter in a positive manner Mike N [redacted] Director Customer Services Security Title 317-590-Direct

I have reviewed the response made by the business in reference to complaint ID [redacted].  Though I do not agree that Erin D[redacted] explained the taxes that would be due in the fall of 2015, nor did I receive the owners policy around August 1st.  I do find this resolution would be satisfactory to me.
