Thank for forwarding the issue which the [redacted] have presented to you. After reviewing the items of concern in relation to the notes which were taken on the day of the inspection and the submitted inspection report, (a copy of which I have...
attached) it should reflect that there was indeed a thorough inspection done on the home at the time. As to the cracks along the tiles this was not due to a structural deficiency with the foundation or the floor support system within the home. These were also a readily visible and obvious item that were very easily seen prior to the inspection and should have been an item noted at the time of the offer being given to the sellers prior to the inspection. Home inspections are not intended to divulge readily visible cosmetic type items such as this unless they are indeed the result of a structural issue within the home of which this was not. In regards to the refrigerator the temperature setting were adjusted and digital temperature probes were conducted during various stages of the inspection as reviewed in the inspection notes taken at the time and there were no signs of irregularities with the unit at that time. That is not to say that the unit could have developed an issue after the inspection. Home inspections are conducted to give an assessment of what is in functional order/operation at the time of the inspection and is not to be construed as a home warranty to ensure proper operation after the day of the inspection. As to the fireplace this was an item that was called out on the report and it would have been up to the buyers to have requested that further review/repair be done by the sellers once tis was disclosed to them. Inspection/review of the electrical system within the home is done to ensure that there are no irregular connections such as an open ground or hot neutral reverse connections or any other type of irregularity. This home was serviced by a 200 amp service panel with branch circuits appearing to have been properly connected at the panel as per the notes and inspection report. At the time of the inspection there were no outlets noted that were in need of replacement and with the home being of a fairly young age it seems odd that five outlets would have had to be replaced as this system would have also been verified and signed off on by the local electrical inspector with the building safety department prior to occupancy having been granted by the City of Bloomington.As to the ceiling and staining issues within the attic and home. A FLIR T 360 thermal/infrared camera is used on all inspections to determine the presence of any type of moisture within the home. The walls and ceilings are thoroughly reviewed for any noted signs of heat or moisture. The underside of the OSB board that is used as the roof sheathing/decking is also reviwed and in accordance with the notes taken at the time of the inspectioin there were no areas of active moisture noted even around the darkened area of concern. with this type of equipment not detecting any present moisture issues it was considered to have been an item that was addressed prior to the inspection having been done. In closing the mentioned items of concern would have been addressed as a listed item of concern on the summary page of the report if they had indeed been a concern or noted at the time of the inspection.
