I am rejecting this response because: As I stated earlier, the amount stated by MsK*** is off by $Her numbers are quite off from to the information I received from the master plan insurance adjuster, MrC***, that Sequoyah Condominium received a total payout in the sum of $18,on my claim; Sequoyah was to deduct $10,from the payout and send the rest ($8,376.96) to me per regulations. Below is the contact information for the master plan insurance adjusterPlease do contact MrC*** on how much the insurance actually paid to Sequoyah on this claim.I will like Sequoyah to present copy of actual checks paid to them by the master insurance company on my claimAgain, I demand Sequoyah to pay me in full what is due to me from the total amount they received from my claims to fix the damages to my unit. To Whom it May Concern,This letter is in response to the complaint filed on February 20, 2017. On October 7, 2016, spoke with the homeowner in the Management Office after her questions were forwarded to me by another empoyee, Ms. F[redacted]. During this conversation, [redacted] advised that she had...

experienced a leak in her unit and that the leak was stopped, but that she had damage in the kitchen area due to the leak. She showed me pictures of the unit and requested information about the master insurance policy for the Association. I explained the coverage provided by the insurance policy and advised that she should also contact her personal insurance to determine their level of coverage for this event. I explained that any coverage under the master policy also included a $10,000 deductible that, if the event was covered, would be the responsibility of the unit owner to pay. I advised [redacted] that the Association's Consulting Engineer would come inspect the unit to determine the extent of the damages inside. The appointment with the Consulting Engineer was scheduled for October 12, 2016. On October 10, 2016, also spoke with the master policy claims representative about this event.Following the scheduled inspection by the Consulting Engineer on October 12, 2016, contacted the master insurance policy claims representative again to report the claim, as it appeared there was significant damage inside the unit. A property adjuster was assigned to the event, and he came out to the unit on October 19, 2016 for inspection. Following his inspection, I received a report from both the Consulting Engineer and from the property adjuster. The Consulting Engineer's report indicated that, at the time of his inspection, the pipe leaks had already been repaired by the unit owner (prior to her contact with the Management Office) and that the resulting damage was fairly extensive with mold present throughout. The Consulting Engineer recommended that the homeowner retain the services of an industrial hygienist to determine the extent of the mold damage and the proper method for remediation. The property adjuster's report detailed the damage to the fixtures inside the unit and the proposed Coverage for these items minus depreciation per claim adjustment guidelines. The property adjuster also reported that the mold damage inside the unit was not covered by the insurance carrier. [redacted] was present with the property adjuster at the time of his inspection.In late November 2016, the first of two checks in the amount of S2,501.96 was received from the insurance carrier by the Management Office as a partial reimbursement for the claim. A second check in the amount of $3,054.61 was sent by the insurance company in January 2017, but was never received by the Management Office. After several communications between the Management Office and the property adjuster, a stop payment was placed on the second check and a new check was issued in the same amount. This information was communicated to [redacted] by the Management Office and it was explained that once the second check was received, a check would be issued by the ASSociation to [redacted]. requested a copy of the contractor's invoice from [redacted] in order to request payment from the Association's financial management company. This information was not provided. In mid-February 2017, the second check was received from the insurance carrier as final payment for this claim. The insurance property adjuster explained that the two checks sent equaled the amount remaining after reductions for depreciation and the $10,000 deductible. The property adjuster also explained that the master policy carrier may consider damages in excess of the amount paid, but would require additional documentation from the homeowner. In total, the two checks received by the Management Office from the insurance carrier equaled $5,556.67. As of the date of this letter, a check in the amount of $5,556.67 has been requested for [redacted] as total payment for the claim. As soon as the check disbursement has been approved by the financial management company and the check is sent to [redacted], the Association will consider this matter to be closed.During the course of this event, I have spoken with and emailed [redacted] on multiple occasions. I have tried to explain the insurance process, the coverage provided by the insurance company and the steps necessary to send her the payment from the Association's insurance coverage. At no timeduring these conversations have been hostile or anything but polite. It is, in fact, the case that [redacted] has disconnected several calls mid-conversation when she does not receive the answers she is seeking.Please contact me if you have any additional questions or need additional documentation.Thank you,Jessica K[redacted], CMCA, AMSGeneral Manager
