water table change is not covered in structural warranty and it's not a structural failure, it's due to reason of non maintenance and topography changesNot in control of builder we did try to do courtesy work, but the home owner kept asking for planter to be pour with concrete ,which is not a fix

Dear Sir/ Madam,
Date 04-22- 2014
CASE ID #[redacted].
There has been a complaint File against Serena Construction LLC by one of our
Customer [redacted] for not repairing leakage in his crawl space.
The house was sold in January of 2014 with one year limited warranty, at the walk thru it...

had no water intrusion at the crawl space, then the homeowner hired a inspection company by the name of Evergreen Building inspection in April 2015, and it stated there is no water intrusion in the basement the report is attach.
The water has showed up in fall 2016, which is due to changes of topography and or non maintenance of pores concrete driveway and the back yard, [redacted] has been asking me to pour concrete in planter boxes on front of his driveway, have tried to explain him this is a under ground water table issue which he is not understanding and insists for me to concrete the planter box. The water intrusion is from rock pockets in foundation walls which are very common and their remedy is to patch the rock pocket with hydraulic cement from inside of crawl space in dry weather, that is the remedy for patching the water intrusion and it is written in all our warranties which is attach too.
Crawl space is very well vented, it has a clean visquuen we have not seen any standing water we have visited it twice, also had a professional water intrusion company look at it they had advise same remedy, and we have patch the walls, his one year limited warranty has expire in 2015, home owner is needing to fix any topographical changes, maintain the poures concrete driveway and the back yard so water intrusion stops.
Thanks,
Tahira P[redacted]

We have work diligently with our buyer...

Mr. [redacted] per our limited warranty since we sold the house to him in January 2014, which is attach below.

We have communicated with him all year and taken care of repairs he has requested, but one repair we did not agreed upon was to replace his all bathroom fixtures, and he wanted us to replace of no fault of the manufacturing defect.

Since then he has became accusatory, unprofessional and not constructive, we were unable to determine what he was asking for, constantly texting over a dozen times a day, basically he wanted us to pay him cash for all the bath plumbing fixtures which he wanted to upgrade since he bought the home.
Then in April after the one year warranty period had come to completion he hired a home inspector, and told us to take care of his defect we again agreed right away through email, but he was not agreeable to his own inspection and was upset that his inspector did not ask us to change all the bathroom fixtures except for powder bath. Also even though the repair or corrections on some of these items are not covered in our limited warranty, we are still willing to consider the inspector correction to keep our buyer happy, but he has continuously refused and have ask for cash for bathroom fixtures upgraded replacement. We request the buyer to communicate respectfully and professional manner so we can understand what he is asking for.

For our legal protection all the communications in future needs to be through email, so we both have a record. Also the access to the property has been very difficult, per our warranty we need to have access in 24 hours notice for working hours of 7am-3pm.
With regards.Irfan P[redacted]
