This is true that the tenant did not receive all of the Security Deposit back, however, Settle Down Philadelphia is the property manager, not the ownerWe simply disburse funds on behalf of the ownerIn this case, the tenant informed management that there was a breto her unit which
caused damage to the doorManagement sent someone out right away to make the necessary repairsDamage caused by a break-in, although not the fault of the owner, would be repaired by the owner, at the owner's expense pending prof in the form of a police reportThe tenant was informed to provide a copy of the police report supporting this claimThe tenant has yet to provide us the reportWe contacted the police directly, but were unable to obtain a copy of the police report and were verbally informed by police that the robbery claim was ruled as unfoundedUntil which time we are provided with a written police report showing that a robbery was reported on the property, the owner is considering the damage to the door as tenant caused damage and the cost of repairs were deducted from the tenant's security deposit and outlined in her disposition letter in accordance with landlord tenant law. I am rejecting this response because: My apologies for my delayed response. I had to request and pay a fee to obtain a copy of the police report. Judy  stated earlier the police told her the incident was unfounded. As you can see the neighbor downstairs gave a statement as to what he saw happen, and the offender was apprehended but Mr. C[redacted] did not want to sign the statement so Mr. K[redacted] was let go. Please let me know when and how my deposit will be dispersed back to me. Clearly the Burglary did happen.

This is true that the tenant did not receive all of the Security Deposit back, however, Settle Down Philadelphia is the property manager, not the owner. We simply disburse funds on behalf of the owner. In this case, the tenant informed management that there was a break-in to her unit which...

caused damage to the door. Management sent someone out right away to make the necessary repairs. Damage caused by a break-in, although not the fault of the owner, would be repaired by the owner, at the owner's expense pending prof in the form of  a police report. The tenant  was informed to provide a copy of the police report supporting this claim. The tenant has yet to provide  us the report. We contacted the  police directly, but were unable to obtain a copy of the police report and were verbally informed by police that the robbery claim was ruled as unfounded. Until which time we are provided with a written police report showing that a robbery was reported on the property, the owner is considering the damage to the door  as tenant caused damage and the cost of repairs were deducted from the tenant's security deposit and outlined in her disposition letter in accordance with landlord tenant law.    Thank You,Janis B[redacted]Broker/OwnerSettle Down PhiladelphiaTell us why here...
