Review: Settlement Services LLC provides terrible service. Very bad communications. I used their service when selling a house. I asked for HUD1 estimates, but they did not provide it. They charged me a lot of extra fees. The kind of service you get here, you can expect that level of service in a third world country only.Desired Settlement: Refund me the extra fees they charged me.

It was indeed a pleasure talking to you. I am so sorry about the delay in responding. My daughter has been going thru serious medical issues and it has been very hard for me to concentrate on my office work. However, following is my response.

Settlement Date: 7/23/2013.

**. [redacted] and the buyer knows each other and got into a for sale by owner contract. On the day of settlement **. [redacted] was not happy with the HOA payoff and wanted me to hold off the HOA payoff until he resolved the HOA charges. We explained to him in details that, it is illegal for us to hold off any payment collected on the HUD, but as because there is some time left for the next HOA dues, with consent from Buyer we will hold it off for a reasonable time for him to sort those out personally with the HOA. If he fails to get something in writing from the HOA, we do not have a choice but to pay. We kept calling him to expedite and he just kept saying, he will talk to them asap. I even called and warned him at the end of July that we will have no choice but to send the payment next week. On 8/3/13, we called the HOA and the HOA told us to send the full amount collected on the HUD and they will refund anything to the seller, if justified. Sir, our hands are tied and settlement companies must pay any amount collected on the HUD per HOA demands and must pay out on time what has been collected. Otherwise, they will put a lien against the property of the new buyer. We allowed him maximum time, had we not sent the HOA payment out on 8/3/13, the new buyer would have paid a late fine.

HIS COMPLAINTS:

1. Settlement Services, LLC provides terrible service. What someone finds to be excellent and what is terrible is a very subjective matter. It is a very generalized complaint. We have done over 4000 settlements with this one upset client who wanted us to do something unethical and we could not adhere to his request.

2. I asked for HUD-1 settlement statement, but the settlement company did not provide it: Totally fabricated lie. his email chain to us is attached. He never asked for a Hud-1. The email attached was sent by him a day before settlement at the end of the day and he only asked if he needs to bring anything to the table. He never asked for a HUD to be sent to him earlier.

3. They charged me a lot of extra fees, $1100: [redacted] is the most recognized company in NOVA. We have attached their quote for a seller and it is $1460.00 with his same sales price and loan amount. Our charge is way lower than any of our competitors. If you go online to any recognized Settlement company, our fee will be either lower or very competitive. Sales Price: $288,000.00

As mentioned earlier, this is the first time, some one complained. If he was not happy at settlement, he was not supposed to close with us. All these things he is complaining about are pre-closing issues and he had every way of not closing with us and chose a company he was comfortable with. That proves that it is something after settlement that has made him angry, and that was, us sending the HOA payoff per HOA demand. We are bound by law to do that.
