RE: Complaint ID# [redacted] - [redacted] A [redacted] The reason Mr [redacted] has a balance due of $is our utilities (water, wasterwater, sewer, trash, pest control and billing) are billed in arrears which comes to $ Cleaning charges and stain removal from the carpet totaling $360.00, I have pictures that Mr [redacted] could come in and observe or I could email to him if he prefers He was charged days rent $due to keys not being turned in until 3/30/his lease expired 3/27/ He had a credit of $which was deducted from the amount due After not receiving keys back I made a phone call to Mr [redacted] the morning of 3/30/asking why our keys have not been turned in yet, he stated they would be dropped off today "he said he forgot with movers and everything happening" so as far as a walk thru it was never requested with Monarch Investment Monarch Investment purchased Seven Trails and officially took over on 2/10/16.Please let us know if any additional information is needed Charges standSincerely, Retreat of Seven Trails Management

To Whom It May Concern, Resident is correct in stating they received a letter with regards to the upcoming light switches and outlets being replaced and that they would be responsible to move their furniture no less than feet from the wall. These letters were delivered to each door a week
prior to any work beginning in their apartment home. As also stated in the letter we would not be responsible for any damage(s). Any contractor we use is licensed and insured. Please note the pictures he submitted stating damage to his television are not conclusive of any damage done by the electrical contractor. The alleged before picture was taken at a distance and you cannot possibly see any damage even if it was there. The alleged after pictures of the television are taken very close up and the scratch is easily visible. It is also suspicious that there were before and after pictures taken at all. The other issue is that the electricians did not have to move the television or entertainment center at all for the work to be completed. Thank you, Retreat at Seven Trails Management

Mr*** gave notice to vacate because he bought a home on 4/21/for a move out date of 06/24/He was sent a move out letter on 5/20/explaining move out instructions and the final paragraph states: Water, sewer and trash are
billed months in arrears so you will receive a move-out statementYour final utility bill will be mailed to your forwarding address 4-weeks after move outYou will make your final payment to Madison directlyMr*** was sent a move-out statement on 7/16/with a final amount due of $The statement was mailed to the forwarding address he provided to us *** *** *** *** MO XXXXX It was still not paid by 11/1/causing their file to be sent to collectionsAll backup is located in the resident file

He received a full refund and said he was going to be calling the Revdex.com to confirm.

have pictures that Mr. [redacted] could come in and observe or I could email to him if he prefers.  He was charged 2 days rent $65.80 due to keys not being turned in until 3/30/16 his lease expired 3/27/16.  He had a credit of $32.90 which was deducted from the amount due.  After not receiving keys back I made a phone call to Mr. [redacted] the morning of 3/30/16 asking why our keys have not been turned in yet, he stated they would be dropped off today "he said he forgot with movers and everything happening" so as far as a walk thru it was never requested with Monarch Investment.  Monarch Investment purchased Seven Trails and officially took over on 2/10/16.Please let us know if any additional information is needed.  Charges stand.
