Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below.I am being accused of having behavior that I in fact did not haveI was angry when on the phone with [redacted] , but I let her speak after she yelled at me and told me "can I talk or are you going to keep interrupting?"I am absolutely appalled that this has gone this farI'm willing to take it as far as needed because I feel that they're hiding things [redacted] was asked multiple times for corporates number and refused to give it to me, little does she know she was on speaker and I have many people who witnessed her yelling and refusing me the numberI also had someone in the car with me while speaking to [redacted] 's managerI was calm and respectful the ENTIRE conversationBelieve me if I would've had the chance to yell I would have, though I was hung up on when I said "I understand that I don't need to be explained about the rent, I already knowI am trying to do you a favor by letting you know that your property manager was absolutely rude to me, yelled at me, and refused-" I was then interrupted and I quote "You're wasting your time and your breath, you're telling me she was rude, [redacted] has worked for me for over years and I don't believe a word you're sayingYou are lying and I'm not going to listen to itGoodbye" Then she hung up the phone.I have reason to believe they are accusing me of "vindictive" behavior because when I filed the complaint they may have thought I was going to "let it go", well wrong ladiesI am not out for revenge or looking for trouble, I simply feel I was treated with utter disrespect and want it resolved and to make sure it never happens to anyone elseIf we cannot resolve this like adults as it should've been done in the first place, that should prove you are in the wrongAttacking me saying I'm angry, vindictive and basically calling me a liar...I will not let someone do this to me and nor should anyone elseAs for the cleaning charges as you call them, there was MOLD when I moved in and I had to scrub it multiple timesI complained about this as well to the officeI also never changed one light bulb in that house for I had no reason toI'm very confused on why anyone would think I would lie about light bulbs...I cleaned that apartment from ceiling to floor and I admit I forgot the fan and the front doorI did not change any light bulb and if there was "sm" that was already thereI feel very attacked by these accusations and I will fight back every step of the wayI will not let you treat people this way or take advantage of me for any reasonJust know that, also know that I'm not looking to cause "problems" in fact I'm looking for the oppositeRegards, [redacted] ***

On January 14, 2015, this resident left a note in the office drop box stating that she was moving out on February 1, 2015. Her lease did not expire until November 30, 2015. I sent her a letter back, advising her that if she vacated her apartment before November 30, 2015, she would still be...

responsible for the rent through that date or until the apartment was re-rented, whichever came first. I did not get a response from that letter and she turned her keys in on January 31st. On February 5th, I sent her a letter regarding the accounting of her security deposit which stated that she had posted a refundable security deposit totaling $250, her rent was past due in the amount of $782.38 and there were cleaning charges totaling $50. Her tub was clean when she moved in.  As for the light bulbs, we only use clear light bulbs here. The kitchen sink and faucet were dirty, there was a black,baked on stain in the bottom of the oven, the bedroom ceiling fan was fuzzy with lint, the mirrored closet doors were dirty, and the front door and screen door were dirty.  At no time did the tenant dispute the charges until her letter to the Revdex.com.On February 9, 2015, I received a resident verification request from another apartment complex for this resident. At the time, her apartment was still vacant and she owed rent for February. I filled the request out truthfully, checking the box that stated the rent was overdue. I received a call from the resident regarding the verification request. She was livid that I stated her rent was overdue when she had paid last month’s rent in advance. I explained to her that the last month’s rent was to be used for the last month of her lease, not for the last month she chose to stay here. She could not understand why I could not just apply it since her apartment was re-rented for February 21st. I told her that until the new resident starts paying rent for her apartment, she was still responsible for the rent and I could not apply deposits towards what she owed. At no time did I yell at her. I have been in this business for 25 years and have never yelled at anyone. She, however, was very rude and aggressive, interrupting me more than once.Towards the end of the day, I called the apartment complex to which she had applied to explain the situation, in an attempt to help this resident who had skipped out on her lease here. There was no answer so I added a note to the bottom of the verification request which read, “resident has a deposit of $125 and pre-paid last month’s rent of $750 to be paid towards balance owed. Apartment is re-rented for a move-in date of 2/21/15,” and faxed it to them. I heard nothing more about it from that complex or the resident.On February 21st, the new residents moved into the complainant’s former apartment. I completed her move out paperwork, applying the $250 deposits and $750 last month’s rent towards the pro-rated rent she owed for 20 days in February, late fees and $50 for cleaning. On February 23rd, I received a new, blank resident verification request from the same apartment complex as before. I filled it out the same as the first time with the exception of checking the, “paid in full,” box instead of the, “overdue,” box. I tried to tell the tenant that the corporate office would tell her the same thing that I had told her since we have policy and procedure based on Landlord and Tenant Law that must be followed.  The tenant interrupted me throughout the entire conversation. The tenant appears to be a vindictive person who wants to cause trouble.  I don’t understand the reason for this, since we did everything we could to help her by re-renting her apartment as quickly as possible in order to mitigate her damages. On March 16, my supervisor received a message from the tenant complaining that I yelled at her, was extremely rude to her and refused to give her the phone number to the corporate office. My supervisor states that she will respond to this compliant in a separate letter.Sincerely, [redacted]Property ManagerShadow Ridge Apartments###-###-####
