[redacted] was refunded $of her $security deposit Of the $that was withheld, $was for carpet cleaning, $was for repairs, and $was for an unpaid late fee for rent that was paid late in the month of May [redacted] insisted when she came by in person last week that she had personally cleaned the carpets we require that tenants have the carpets professionally cleaned upon move out It is very evident when inspecting carpets whether or not they have been cleaned by a professional We also provide tenants with a cleaning checklist (available on our website here: http://shamrockmgt.com/pdf/cleaning-list.pdf) that specifically says this and encourages them to provide the receipt from the carpet cleaners in order to avoid being charged When [redacted] came by the office I asked her whether she had a receipt and said I would be glad to refund her the $76, even though we did have to have professional cleaners clean the carpet and the owner of the property did have to pay for it already She did not indicate that she had a receipt and instead stormed out of the office.With regard to the repairs, the unit was left in overall good condition, but there were a number of burned-out light bulbs that had to be replace, the drip pans on the stove top were replaced, the air filter was dirty and was replaced, and one mini blind was broken and replaced Our actual bill from the vendor for replacing those items plus labor was $ [redacted] is correct that if she had purchased those items and replaced them herself, the actual materials cost was $ However, we have to pay the vendor for the labor cost as well[redacted] does not mention the past due late charge in her email, but that was also unpaid at the time of move-out and was deducted.Her complaint also includes a comment about asking for a dryer vent to have a cover installed I cannot find any record of a maintenance request where she asked for this to be installed We require all maintenance requests to be in writing, and the only request that I can find is a call about her air conditioner not working in June of I have also reviewed the emails of my staff members to see if there was an email regarding this request and they could not find any With regard to her complaint about an abandoned car in the parking area, we did ask her to report it to the police, as we have no authority to have vehicles towed from public spaces In summary, we feel that she was charged fairly for the cleaning and repairs that are required of all tenants We pride ourselves on being very fair and not intentionally overcharging tenants at move-out and if you as a third party feel that we are in error will happily correct the situation
