April 11, Dear Revdex.com Representative, We have received complaint # [redacted] ( [redacted] ) from [redacted] in regards to her request to release her from her lease contractI am the Leasing Manager for Shenandoah Crossing Apartments and have been employed by [redacted] for almost yearsThe following is my response to her complaint:On December 28, [redacted] toured Shenandoah Crossing ApartmentsDuring her tour of the community, she did not mention that anyone else would live with her in the apartmentIf this was the case, we would have had each person over the age of complete an applicationOur policy is that any applicant over the age of must apply; we do not allow residents to live in the apartment that have not gone through our applicant screening processFurthermore, an applicant that has credit issues or a bad credit history cannot qualify to be a gararitor, because a guarantor (someone who assists the applicant with income) must have excellent creditThat same day, [redacted] applied for the apartment onlineShe completed the application herself through our website, and signed the lease online as wellAs part of our promotion, because the lease began on January 1, 2015, she received the month of January free as a concessionPart of the lease that [redacted] signed was the Concession Addendum, which states that if the lease is ended early, the concession (free month of rent) needs to be repaid at the time of move outOur policy for breaking the lease is outlined in the lease, and it is a 60-day notice with a break lease fee of times the monthly rent amount, [redacted] 's rent is $per monthHer first rental payment was on February 4thOur lease states that rent is due on the 1st, and after the 1st of the month there is a 10% late fee added to the balance, [redacted] paid her February rent and the late fees on February 4thOn February 7th, she gave her day notice to move out of the apartment on April 7thOn March 1st, [redacted] made a payment of only $On March 11th, our office filed for non-payment of rent with our attorney for the balance of March rentOn March 27th, [redacted] paid $1368,26, which was the balance of her March rent plus late fees and attorney feesFor the prorated days of April 1-7, [redacted] owed $plus utilities, [redacted] did not put the electricity account into her name during her residency, which is also required per her lease, so these charges are also on her ledgerShe has not made any payments since March 27thWe informed [redacted] that she can set up a payment plan with [redacted] After Care, which is our accounting office that takes payments after residents move outWe let her know that she is able to set up a payment plan any time after her final bill was sent to her, Her move out charges as of today include months' rent for breaking the lease, and repaying the month free rent that she was given in JanuaryNone of the money that she paid during her residency went toward the repayment of January, as it was not charged until her move out day on April 7th [redacted] was approved for the apartment based on the application that she completed, and she agreed to the terms of the lease when she signed the contractWe understand that [redacted] had difficulties paying the rent once she moved in, however we have followed the guidelines regarding rental payment and early lease termination as they are outlined in our leaseRespectfully Kari PLeasing Manager

This response from Kari P*** is completely false On December 28, Kari P*** was NOT present when the apartment was toured by me, my mother, and my fiancee Tara H*** met myself, my mother, and my fiancee and showed us two different apartments She asked who was going to be living in the apartment and I said myself and my fiancee I told her we had other apartments to tour that day and would be back later that day before closing if we chose the apartment My fiancee and I came back at p.mthat day and toured another apartment with the leasing agent Shaun W*** My fiancee explained to him about his credit issues and Shaun said that he would work something out where he wasn't officially going to be on the lease He said he needed his pay stubs in order to qualify the lease as I did not qualify on my own given my salary He requested pay stubs from my fiancee as well as my offer letter in order to qualify We went back to the office to fill out paperwork in front of Tara H*** and she even came over to congratulate us while we were filling out the paperwork, which was illegally changed to qualify my application My salary was changed to $60,without my approval on the application and there is currently a background investigation in process regarding the application.
The utilities were transferred into my name as of December 31, and I have confirmation from *** as well as bills that I have received from them and paid in my name So, Shenandoah was double charging me for utilities on my portal as well as direct bills from ***, yet another issue with this unorganized and unethical company February 1st was a Sunday and I tried to pay February rent online but the portal wouldn't allow me to so I called February (Monday) and spoke with Lawrence I told him the issue I had with the portal and it was my first time paying online through the portal and he said I still had to pay a late fee which was absurd, considering it was the next business day I told him I would rather just pay him over the phone and he said I had to use the portal even though I just explained that I had issues paying it online I have had several issues with the portal and have called and reported themI have had issue after issue with this company and I have continued to do everything on my end to rectify this situation, however this company has not done anything except illegally falsify my information After all of these absurd and unprofessional experiences I had had to go through with this company, I have still tried to compromise for the both of us It is outrageous to pay five months rent when I was at the property for three weeks and had several issues with this company doing things that are both unethical and illegal I have already paid February and March and I'm willing to pay January which is a total of three months which is still absurd but I will pay January, but not five months Please let me know if this is agreed upon If not, I will have to pursue the court case with attorney

years. The following is my response to her complaint:On December 28, 2014 [redacted] toured Shenandoah Crossing Apartments. During her tour of the community, she did not mention that anyone else would live with her in the apartment. If this was the case, we would have had each person over the age of 18 complete an application. Our policy is that any applicant over the age of 18 must apply; we do not allow residents to live in the apartment that have not gone through our applicant screening process. Furthermore, an applicant that has credit issues or a bad credit history cannot qualify to be a gararitor, because a guarantor (someone who assists the applicant with income) must have excellent credit.
That same day, [redacted] applied for the apartment online. She completed the application herself through our website, and signed the lease online as well. As part of our promotion, because the lease began on January 1, 2015, she received the month of January free as a concession. Part of the lease that [redacted] signed was the Concession Addendum, which states that if the lease is ended early, the concession (free month of rent) needs to be repaid at the time of move out. [redacted]'s rent is $1345 per month. Her first rental payment was on February 4th. Our lease states that rent is due on the 1st, and after the 1st of the month there is a 10% late fee added to the balance, [redacted] paid her February rent and the late fees on February 4th. On February 7th, she gave her 60 day notice to move out of the apartment on April 7th. On March 1st, [redacted] made a payment of only $345.00. On March 11th, our office filed for non-payment of rent with our attorney for the balance of March rent. On March 27th, [redacted] paid $1368,26, which was the balance of her March rent plus late fees and attorney fees. For the prorated days of April 1-7, [redacted] owed $313.83 plus utilities, [redacted] did not put the electricity account into her name during her residency, which is also required per her lease, so these charges are also on her ledger. She has not made any payments since March 27th.
We informed [redacted] that she can set up a payment plan with [redacted] After Care, which is our accounting office that takes payments after residents move out. We let her know that she is able to set up a payment plan any time after her final bill was sent to her, Her move out charges as of today include 2 months' rent for breaking the lease, and repaying the 1 month free rent that she was given in January. None of the money that she paid during her residency went toward the repayment of January, as it was not charged until her move out day on April 7th.
[redacted] was approved for the apartment based on the application that she completed, and she agreed to the terms of the lease when she signed the contract. We understand that [redacted] had difficulties paying the rent once she moved in, however we have followed the guidelines regarding rental payment and early lease termination as they are outlined in our lease.
