The manager [redacted] is a shady snake in the grass. What started as a simple leak coming from my smoke detector eventually leaked into my ceiling causing a nasty, moldy, and mildew mess. It got so bad the ceiling started cracking and looked like it was going to cave in. I had to call the building inspector twice. The first time because [redacted] did not send maintenance to fix it. Then after the building inspector came was when she finally sent her crew a month and a half later that didn't even fix it. They just put some tape or something around it and the lead guy told his worker to "make it look good". A month later it leaked again in my bathroom and the ceiling again became moldy, mildew, and began to crack. She then sent her maintenance guy to fix it after I called the building inspector again. She was supposed to have the new part fixed again since it was starting to mold but didn't. The first time I had to serve [redacted] papers letting her know per Alabama landlord tenant law if she did not fix the ceiling I would pursue legal action against her. She does not inspect the apartments when tenants move out so a lot of the apartments are a filthy disgusting mess that have rotted parts to it or mold and mildew. Mold and mildew are huge issues with Shoals Property management. She will tell you to clean the apartment and she'll knock off a few dollars off the rent instead if sending a cleaning crew. She did that with us and other reviewers I have seen online. Before we moved in our apartment was disgusting. The toilet was black inside, eventually it had to be replaced, rotted food in the refrigerator which was also replaced, and nasty gunk all over the counters. Really disgusting. She also rents to people that don't have jobs or ways to pay their rent. Then will try and take them to court or ask them for the money. How she's a manager is a mystery. Do not rent with Shoals property management. They have a bad rep around town. In the office she has signs up that say no cash accepted but she does and has accepted cash from other tenants. She tried to get me to pay late fees but I flat out refused because when my ex moved out I told her and she told me "technically you are not responsible for anything since your name isn't on the lease and as long as you pay the rent you can stay". I did pay the rent just not on time because I could only pay it when I had it. I told her anything extra she would have to go after my ex since she rented to him knowing he had no job and no way of paying rent besides his brother giving him money. Also he is the one that broke the lease. Eventually I just moved out. Got tired of the apartment and the mess with [redacted]. If you rent from Shoals property management look up Alabama landlord tenant laws and learn your rights. So [redacted] can't blindside you and take advantage of you. A coworker of mine went through the same thing with [redacted]. Rumor has it she uses tenants rent money to pay for her big fancy red truck.
