Our organization recently worked with JICI to build a new animal shelter in Angola, Indiana From the initial meeting to the day the keys were turned over to us, we found JICI to be efficient, professional and dedicated to providing a quality building that was within our budget Because of the unique needs in the animal care world, we initially consulted an architect who designs shelter buildings JICI worked hand in hand with the architect to ensure that all of the components of our building were correct From a specialized HVAC system, kennel flooring, paint, extra waste filtration needs and glassed free roam cat rooms, JICI worked with very qualified sub- contractors to ensure each area was completed to the highest standards As President of JICI, Ken Wilson took a personal interest in this project, and attended every progress meeting fully prepared to discuss project to date and cost to date information Ken and his staff work as a cohesive team, which resulted in minimal changes or alterationsWhen a challenge did arise, we were provided a number of workable options to resolve the issue all while keeping in mind the overall budget The new Community Humane Shelter in Angola is a beautiful addition to our community and we proudly moved in to it in mid-September, We would highly recommend JICI and Ken Wilson for any building project Please visit our website at CHSsteubencounty.org or our Facebook page for photos of the building project as it progressed and the completed building

When we began considering using Homes by JICI as our builder, we were unable to find much in the way of reviewsTherefore, we thought we should document our experience for anyone considering using them as the builder of their new home
We expected to immediately be offered to view a home that exhibited the quality of home built by them, but that never happenedWe were provided the addresses of homes they had built in our area to drive by, but there is much more to a home than the exteriorTo us, their initial interest seemed to be getting our name on the dotted line of the Design Agreement, thus assuring them of their moneyHowever, we did ultimately sign a Design Agreement with them due to their reputation, and went through the design processTheir Design Consultant was knowledgeable, and we appreciated her expertiseHowever, the Building Designer they provided us for architectural services announced his retirement soon after we began the process of designing our new custom home, and problems ensued as a resultCommunication and response time was consistently slow, unnecessarily delaying the processWe realize some of the problems that we experienced as a result were out of the control of the builder, but they certainly negatively affected the entire design processThe problems experienced with the architectural services were acknowledged by JICI, as wellRather than send drawings back to this service for final changes in elevations it was determined that they could be completed in-houseIn an email to us from JICI, it was acknowledged that final drawings were ready, and would be emailed to us in the next dayThese final drawings were also referenced in the Building Specs provided to us at that timeHowever, this never happenedWhen questioned about that fact, we were told it would be better to go over these drawings when reviewing the Building Specs and cost estimates for the project
As part of the Design Agreement, we expected to receive all final drawings, allowing us to complete our custom home build, no matter who completed themHowever, we were disappointed to find that JICI later stated that these drawings in question were determined to be part of the Construction Contract, and they were no longer willing to provide themThey referenced our letter stating our decision to end the Design Agreement but, as we noted, all references to the drawings in question were dated and referenced PRIOR to our decision to end the agreementThough they stated in an email that they had provided us with all documents available as of the date we officially ended the Design Agreement, the previous email referencing completed final drawings indicated otherwiseRegardlesss, we were disappointed in the response of JICI in regards to providing us with the expected details in order to resolve these elevation issues, a matter that they repeatedly stated fell to them in terms of responsibilityAs a result, we feel it will be necessary to pay for the services of another architect to provide us with these missing details for building our custom home...details we felt it was the responsibility of JICI to provide to us as part of the Design Agreement!
We were informed by others that Homes by JICI was more expensive than most in the area, but were initially reassured by their reputation for quality and stated attention to detail However, throughout the design process, we found ourselves eliminating details we wished to include in our new home in order to keep cost overruns down as a result of their estimates for the work being doneWhen it came time to sign the contract for the actual building of the home, the percent for OH&P (overhead and profit) quoted was over 12% of the actual cost for building the homeWe began to question the fair market value of the home that we would build with JICIIn addition, there were expenses added that we felt were part of doing businessWe found the terms of the contract "client unfriendly", and ultimately decided to discontinue our association, which meant not moving onto the Construction phase with them as our Builder
As a result of our experience, we wished we had more fully considered our options when selecting a Designer/Builder for our custom home
