Some tenants put a note in with their rent payment asking for confirmation of receipt. Some send an email and ask for confirmation once their rent payment has been received. Some call a day or two ahead and ask to hand deliver the payment. Some pay online so they can track the payment themselves. Demanding that we call or email upon payment receipt for the remainder of your lease is not our standard policy which is why it cannot be guaranteed. There is a chance that it could be overlooked to provide confirmation to each tenant each month as this is not our standard operating procedure. When I pay my vehicle payment or mortgage payment, I do not get a receipt from them. It is my responsibility ensure my account is in good standing. I am obligated to follow their policies and procedures; it would be foolish to expect them to confirm to my demands.   Update to May 2015 payment - Submitting a potential fraudulent check and then telling us it's our job to double check that tenants have written their check/payment correctly is absurd. Bringing in a witness to video tape a new check being dropped off while acting belligerent in our lobby is absurd. There are so many better ways to accomplish what this tenant feels "entitled" to but acting this way is certainly not helping. Ever heard "you get more bees with honey than with vinegar"??

What a terrible experience renting in Gilbert with this company managing the property. We've owned five homes over our twenty-five years of marriage and after a move overseas, we needed to rent for awhile. I was terrified living there in the last six months before we finally found a place to buy. It started when after a year of paying rent on time and in full, our BillPay sent the check arriving one day after rent was due because it was a weekend. Erin was not kind in the way she treated us and serviced us and the company would not allow a grace for this OR take the check that arrived on the second of the month. We had to cancel that check which they had in their hand and bring in a cashiers check. But it was the way that she interacted with us that made us feel awful. She made us feel like rental riffraff, like the kind that doesn't pay and we're like juvenile delinquents. From then on out, I lived in fear because we received multiple homeowners checks for our front lawn and fines for nothing. They "lost" our check once and when my husband went in physically because we knew it was there, Dennis found it. I wrote telling them we were thinking of leaving but it was certainly not a thirty-day notice. Suddenly, we receive a note, "I hope your cleaning and move-out is going fine! Give us the keys in three days!" Oh my! I nearly had a heart-attack and it was just to instill fear and her to show us that she had power over us. When we really did move out, we certainly didn't get a nice note like that! They let us keep staying month-to-month of course. Now, when we checked out, of course we only received a third of our deposit back. $275 to replace an upstairs screen? $175 for yard work in the middle of winter when there's nothing to do? $175 to remove the bulk trash that was scheduled for the next day and we told them so, and already paid for it? My husband would send e-mails, leave messages and they would never answer. He always had to go in person if he wanted to talk to them. I won't go on. They do get a star for responding quickly to work orders from the online system they had, like when the a/c went out. But overall, DON'T RENT A HOUSE MANAGED BY SHOW APPEAL.
