represent the [redacted] as I am an agent representing the builder/seller. The seller has had numerous setbacks which has caused some of the delays but the buyers lender has also caused delays. I have no control over these timelines, all I can do is keep all parties up to date. The start of delays was when the home was vandalized twice. The AC unit was stolen first and it took weeks to get the internal parts to repair it. Once it was repaired the city was going to go on site to do the final inspection but realized some of the required tests had expired due to the delays caused by the vandalism. The builder then ordered the tests to be redone which took additional time. The property was then vandalized a second time. This time it didn't cause major damage but created additional delays because sub contractors had to be scheduled to make a bunch of aesthetic repairs. The final inspection could not be ordered with the city of hesperia until all of these items were corrected. The buyers lender has also caused delays. The lender wasn't moving forward with the loan requirements during this time. They waited until the house was finished to move forward with the file as opposed to completing conditions concurrently. The house got final inspection and the lender required notice of completion on January 15th(I have included a copy as evidence). If the lender had everything completed, we could have closed the deal within a week and the buyers could have moved in. Instead, the lender delayed so we still aren't closed. I requested the lender move some of the requirements to prior to funding so that we could close the same week as the house was finished. In the past I have had lenders accommodate this which sped the process up significantly. This lender refused and I don't know if they notified their client(the buyer) that this was an option because I am not allowed to contact the buyer directly to inform them. In conclusion, I agree that this has been a frustrating process on all sides. I understand why the buyer would be irritated and don't blame them. But I do not represent the buyer(Mr. [redacted]) so I am not allowed to have any direct contact with him Therefore, I have no idea what Mr [redacted]'s agent and lender have told them in regards to the causes of delays and missed timelines. What I can tell you is that I have done everything in my power to move this file forward including giving the lender ideas that would have sped up the process. I want to close this transaction as bad as anyone else, and as of January 15th(completion date of the home) it is solely on the lender to do so. The home was completed on January 15th so there is nothing else to do on our end, once the lender sends the funds to escrow the deal will close.......
