We closed on our home 2/8/19. The walk through was a week before closing w/Sid. Many questions was asked and things were pointed out. One of the things we pointed out was the two-tone driveway. I literally drove past our home while it was being built from the beginning until the end. The day our driveway was poured it was raining which we thought was odd. During the walk though we mentioned this to Sid and he told us that the driveway would eventually change color and look like everyone else. Sid told use many things that were questionable. My husband just recently complained because the driveway has not changed. It's still two tone and blotchy with marks that look like cracks. Our neighbors on the left and right of us driveways are discolored like ours but ours is the worst. Everyone else in our neighborhood driveway looks as it should. We were told that Sid no longer works for the company and they no longer use the cement company that poured our cement. My husband was told that the boss said they would not do anything about our driveway because others (3 homes) are discolored and webbing is normal. This is unacceptable. We were unhappy with it at the walk through and we are extremely unhappy now. We were told it would change and it hasn't. There are many other issues like our back yard, our kitchen hardwoods have a dip in the flooring, bulging of our tile in our master bath, base board separating from walls. These are things we hadn't complained about. If we cant even get Shugart to acknowledged the issues we are complaining about now, I have very little hope the other issue will be fixed. Other Shugart communities (***) all have uniform driveways. Meaning they all look the same in color, whether they are light or dark. I feel we should not have to settle for an unsightly driveway. We just want an even colored drive like everyone else.

We purchased a Shugart Townhome in the Beeson Oaks Community in March of 2019. It has been and continues to be one of the best experiences of my life. Everyone, and I mean everyone, we have worked with from Kristen R at the model to Barcy, Steve, and Donny from Shugart have all been phenomenal. There are no words to express what a great experience this has been for me and my husband. The townhome is beyond gorgeous and the build is excellent. Highly recommend!!

We started looking at Stillwood development. We started talking with Susie M she was representing stillwood for Shugart homes. We sat down with her first and priced out the plan we wanted to make sure it was within our budget. She than took us to a different development to show us the floor plan. She showed us one home and we said nope this is not the floor plan we wanted. She tried to show us the the one we wanted she didn’t have the key. So we came back a different day and started going through it and she said that hardwoods in stillwood development would be started in the foyer hall and great room and kitchen. Than we went out and looked at the lot and I asked her what the set back was and she said she would have to get that. (Which she never got us)? We asked if we could do a walk through at the design center. Got that set up and spent 2 hours there just to make sure the home would be in our budget. So we decided at the end of June to sit down and sign the papers. After that we got home put our home on the market and it sold in 1 day. It took us 2 weeks to get to the design center. This is where all the deception starts. We picked everything out and got to flooring and the design center said the only standard hardwoods were in the foyer and hall. So we thought we were stuck. After spending 6 hours there and leaving very upset not knowing what to do. I sent Susie at email stating that you told us hard woods were standard. Here is the email we’re she said hardwoods were standard. Does it come with Engineered Hardwood everywhere but the bedrooms? Susie response No, you would have vinyl in the laundry and baths. now to me that means hardwoods except laundry and baths? Susie said she could get all our money back. We decided to walk away. After waiting almost a month we got the monies back. I couldn’t find contact info for the president Brian S so I decided to get on here. So we have to move into an apartment and we haven’t found a home to buy yet. I also drove to the development last week and go figure there is a hearing on August 21 2019 about set back. So needless to say we can’t even describe how upsetting this was for us. So if you ever deal we any new home builder make sure you have a buyers agent working for you. I know because I talked with several people that I could have pushed it and got the home but after being deceived so bad, we couldn’t trust them anymore and they knew it’s a sellers market so they can just sell to someone else and make more money. We are not the only ones we talked with two other people buying a townhome going through the same problems. I really thought Shugart was a lot better with customers than this,. Susie did say she talked with corporate and they said there was nothing they could do. We’re not sure that actually happened one more reason we’re writing this review.

We apologize for Mr. feeling deceived. We wish we could have the opportunity to communicate as we have copies of their fully signed and executed Stillwood Feature Sheet. Standard Interior Features clearly states Level II Engineered Hardwood in Foyer, Hall, Dining and Powder (Per Plan). This was signed well before The *** 2nd visit to the Design Center. This gave them over two weeks to review all Features. This is why we have the sheet signed and dated so there is no question that everything has been reviewed. Unfortunately conversations can be misunderstood. We have everything in writing and signed. Again we are sorry for any miscommunication.

I purchased my new home from Shugart Enterprises Nov 1st 2017. I've Had several issues with this poorly built house, I sent my first warranty claim email to them on Sept. 20th 2018. Since then they have addressed the issues with some satisfactory work and some VERY unsatisfactory. Over the last 6 months i've had the go around with David, Gary, and Darryl. Shugart and there subcontractor spent 6 straight days out here to get very little resolve but cause me more stress! Our big issue right now is our second level floors are not level and we got a dip in the master bedroom floor. They came out here that week to attempt to do something with our floors up there, there attempted solution was putting concrete leveling compound on our wood subfloor which just dryed up cracked and piece busting up under carpet. The floors are still far from level even after level compound and they never smoothed it to the wood. We also have issues with our hardwood on the main level living room having gaps and floor not being leveled, they have had flooring company out here a couple of times working on the floor. They came out first time and replaced a small section and it looked horrible cuz we had a big dark patch down the middle of the floor. They came out a second time to tear it back up and try color matching it better and fill some minor gaps with putty, since then the gaps are coming back. When they were going to lay it back down the flooring guy didn't want to put it back down cuz the concrete was not level making the hardwood teeter. Gary from Shugart had a fit at the guy and told him to just lay it back down you won't ever know!! We also have a decent diagonal crack in our foundation that it took shugart well over a month to get this structural engineer out here and he really couldn't tell me anything, when asking if its big enough to be concerning I basically got a i'm not sure. He was out here on March 8th, he said he would email me and send me a hard copy of the report from coming out and I have yet to see anything! I have called and called and called Darryl over the last several months and left voicemail after voicemail with NO responses! It took my realtor calling him to get the engineer out here, because he wouldn't respond to me. I got a call back from Darryl finally on March 25th saying they don't have to do no more that everything is the way it needs to be! I talked to him for a few more mins he said he would contact Kim from the flooring and get pictures and see what she says about that concrete leveling base they put on the floor, he also said he would get report from the engineer and email it to me. Well 3 days have passed and didn't hear anything again, so I called him again on the 28th of March and says I check on the stuff again. Well another Week has passed and I called and left a voicemail for him again on April 4th and still NO response. Darryl with Shugart Homes is doing again what he does and trying to just push everything off instead of getting stuff fixed and fixed RIGHT.

I have followed up with the other parties involved to prepare to speak with Mr.. We will contact him this afternoon to discuss remedies to his approval.

I got the report from the engineer, and I also spoke to Ken from Shugart Homes and have scheduled a date and time for him to come out and take a look at the situation on April 29th! That is the earliest that works for the both of us!

I purchased a home from Shurgart Enterprise in July/2017. I had a few issues
with the house. The builder repaired some of the problems that I addressed initially.
However, there were other issues with the house. The builder said at the end of the first year from the purchase date, they would come in and do one time repair. I provided a list of items needing attention to the builder. Last July/2018; Shugart Enterprise sent some workers to do the repairs. Some of them were done satisfactorily. My complaint is regarding the problem with the hardwood floor. There was a gap of about 3/16” right in the middle of the floor and a gap by the staircase, where the floor boards were too short and let the cement slab visible. An attempt to repair the 3/16” gap was made by replacing a few floor boards instead of the entire half of the room from that point to the front door. It looked ok, after a quick look, from a standing position. On the night of the repair, when the lights were on in the room, I noticed smaller gaps, between several floor boards where the attempted repair was performed. What the builder did was spread the 3/16” among the boards they replaced. On the floor by the staircase nothing was done. I have contacted the builder on this matter several times since July/2018 and the builder initially said they would not do anything else. I was told by the builder to contact the flooring company, which I did. The flooring company blames the builder and the builder blames them.

We are in the middle of our due diligence on this important matter. I am aware that Mr. has been in contact with our flooring contractors management. We will strive to a satisfactory solution.

Purchased our house October 2016. Had a year warranty on any problems that we may find in the first year. Our biggest issue has been the carpet at the entrance of our master bedroom bathroom door. Instead of replacing the carpet sugars employees have stretched the carpet 3 times that they have tried to fix the problem. The fix last a couple of months then is pulls again. Sent an email this time and was told they have tried to many times to fix the issue and were finish coming out and now its 2 years and the one year warranty is up. They were no longer going to fix it and I needed to call the carpet people that installed it. Tired of the failed attempts to fix something that really needed to be replaced.

My family & I were extremely excited about the purchase of our Shugart home and it has been the biggest disappointment to date. We moved in July 30, 2016. We have issues since 3 months in our home! The quality of the structure is beyond poor! We have had SEVERAL visits for repairs including the walls budging, the corking cracking on multiple corners and all throughout the kitchen. The wood in the steps had to be replaced due to a large crack in the steps (thank God nobody fell through). The linoleum had to be replaced in the bathroom due to the panel popping up well as in the loft area. Which is starting to crack again. They placed a ditch in the middle of the yard, their way of fixing it was coming to put some hay over it. The floors upstairs are of poor quality, they squeak when you walk and from down stairs it sounds like a heard of horses. We are just waiting for the ceiling to cave in because that's what it sounds like everytime somebody walks across. The ceiling fan even shakes when someone is walking upstairs. We have called and complained and now it's to the point where our calls are NOT returned. The VP claimed he was coming out but never had a call back from him. At the beginning we were told that they fired the Superintendent due to all the complaints but it's not making it any better if no one responds to the existing complaints. While repairing the upstairs bathroom floor, one of the workers made the comment "ya'll keep complaining about the house." Of course my comeback line was "We wouldn't have to complain if the work was done correctly." The carpet and padding is the CHEAPEST that I have ever seen!! I hate that we have made such a huge investment for such poor quality. We just want the value that we paid for. Our previous home with *** had none of these issues, was of good quality and nearly not as expensive. Below is a list of other numerous issues, we also have pictures to show the poor workmanship:
*From the beginning, we were promised by Scott who sold us the home that we would have a turnaround for our yard. That was not the case, we had to end up paying out of pocket for that promised expense.
There was not outside light placed over the garage, we called to complain about the missing light and had to show the picture to prove it was supposed to be there. They came and placed a extremely small light that should go on a storage building. They came out to replace that light with the correct size light and poorly repaired the hole on the garage.
Some issues were resolved with the corners popping up within the 1st year. The same issue is happening again and we had to stop painting because the walls are buldging.
We started calling Mr. *** in September 2017, no call back from him or any representative from his team to address the issues that were "poorly resolved" that are happening again.
*The shower head fell from from the upstairs bathroom while my daughter was in the shower and hit her in the head
*The workers never came back to repaint the baseboards downstairs and upstairs, they are now separating throughout the house.
*The doors in the bedrooms no longer close
*The sealant has separated from the windows
Can't plug in anything in numerous outlets
*The corner in the tray ceiling is coming apart in the master bedroom
*The faucet in the sink is loose
*We can no longer use the microwave rack, it has melted and sparked fire
*The cement has cracked on the front porch, the columns are beginning to separate
*We have had 2 gas leaks, had to call the Firetruck
*The wall that separates the kitchen is crooked
*The room upstairs over the garage is EXTREMELY cold
*The railings still don't match colorwise on the steps

We should NOT have this many issues in our brand new home within 2 years! It's an embarrassment to company that we may have. We shouldn't have to live like this when we pay a substantial mortgage each month. I'm pretty sure that the owners of the company don't have these same issues with their homes. We have taken off several days from work to be here for "repairs", there were a couple of times that they didn't show up.

I would like to start by saying I'm sorry for the aggravation that is apparent in this complaint. We strive to communicate better than this has read. I have taken a lot of time to put our records together of all communication with the *** since closing. I have attached a time line of correspondence. While this complaint was written by Ms. as you will see throughout the attached, it has been Mr. that we have had all communication with from our office and field staff. While there has been more than adequate time between our response to the *** email's of concern, we have ultimately communicated every time we were asked. I personally called Mr. on two separate occasions when asked. I am available throughout the day on an ongoing basis. I can be reached anytime. There is no need for anybody to wait. I apologize for any misunderstanding of" never hearing back from him". When I spoke with Mr. I let him know that I would be going to personally look at the problems in the yard. I not only went and looked at them, I went with the owner of the company. We looked very closely at what needed to be done and gave the appropriate people the direction they needed in order to accomplish that goal. We missed the spring growing season to properly sow grass went back in the early fall to re due it properly at the best time of year. There was no need to have anybody take more time off work or make appointments. There yard was not done properly to begin with and we had no problems going back and having it done right. You will see the house closing 7/29/16. Our 1st record of an warranty email 11/21/16 and this took us a while to respond. When the second letter came in and once communication was made we handled their concerns throughout Jan 17 as signed off by Mr.. An email came in 2/2/17 expressing how happy he was with the word. We got more lists in March which we addressed right away as signed off again by Mr.. We proceeded to go back as requested in April but still had the yard issues. Again these were addressed to Mr. satisfaction in early fall. We have communicated with Mr. on an ongoing basis throughout the year. We have done all items that have been requested. I will be happy to discuss any further issues with the *** family. I work with customers on a daily basis. I hope we can resolve any misunderstandings or miscommunication.
