I am in receipt of your letter dated July 1, 2015, the ID number of which is [redacted]  In response, I must initially state that I attempted to speak to this customer about this issue on July 6, 2015 at approximately 11:00 am, but he refused to speak to me stating "I can't talk to you."  ...

I have owned this property since 1982, and this is the first complaint I have received about the condition of my buildings. I have always taken pride in the fact that my properties are clean, inside and out.  After a tenant moves, we regularly inspect each room to make sure it's painted if necessary, a new rug is placed in the room, and the small refrigerators are clean and in working  condition.  If there are any plumbing or electrical problems in the room or the shared bathrooms, repairs are made immediately. In the case of this customer's room, it was in move-in condition when he initially rented it, although the condition of the room quickly deteriorated once he had moved in.  In addition, we received complaints from other tenants in the building regarding the way he left conditions in the shared bathrooms.  He also left debris outside in the parking lot, and didn't move it until we repeatedly requested that he move it. He also claims that he wanted us to fix the appliances in the room.  The only appliance in the room is the small refrigerator, for which we never received a request to fix. The customer claims the property is a total mess, unclean, etc.  My question is, why did he choose to rent a room if the property was in such distress?   Rent is due each week as part of the agreement when tenants move in.   If a tenant is late paying his rent, we customarily put a note on the door to let the tenant know his rent is late.  A fee of $5 per day is normally charged for being late. This customer has been late on several occasions during his tenancy, although we have forgiven late fees totaling $45.  Currently, this tenant owes $115 which was due on July 4, 2015.  I have no explanation as to why he claims he is due $900.   If there is anything else I need to provide, please contact me.    Sincerely,   Michael D[redacted] Owner
