Please review the provided documentation regarding this accountContrary to the complainants claims, the unit was not left clean nor was it rented the day after he movedPictures indicate items were left in the freezer as well as the refrigerator was not wiped cleanThe stove top was also not
wiped down and the oven was not cleanedThe Move Out Procedures and list of Move Out Charges indicated what needed to be cleaned and how much would be charged if not cleanedThe complainant agreed to and signed these documents on 10/18/14. As these items were not cleaned, his account was chargedAs for the $Admin Fee, the complainant states it is "no where" in his Lease ContractThis is falseIt is indicated in paragraph of the first Lease he signed and paragraph of the second Lease he signed.The complainants account was charged according to the Lease contract and it's addendumsHad he cleaned and returned his laundry card, he would have receive part of his deposit backWe do not believe any amounts should be refunded.Regards,*** ***Collections Manager

I am rejecting this response because: The carpet was vacuumed twice a week despite what the company implies.  It is impossible to have an exposed carpet area as clean as an unexposed carpet area especially when the area was used for 1 yr 9months.  The attached file shows the difference between a stained, soiled, and neglected carpet and the carpet at apartment 802.  The carpet at apartment 802 displays equal amount of wear without heavey soiled stains due to negligence.

We will not waiver from our decision. This is not the normal wear of 1 year and 9 months. Per on-site management the carpet was matted,  dark grey and black in places. This is not normal. It had to be cleaned twice due to the abnormal amount of filth. We will not credit the $80.00 charge.
