I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ***Please add your rejection comments below.
As my "property manager" it is HCPM's responsibility to manage my rental agreementsThey signed a lease for my property for ***The agreement between them was that *** would pay for expensesI have proof that *** asked for my expenses and I provided them times *** never contacted me until February after multiple attempts to get hcpm to respond to their emails and calls At that point they sent us both certified letters Since it's HCPm's responsibility to"manage" those rentalsSince that's what I was paying them for*** told me he submitted my expenses and *** assures me he did not respond to their multiple requests HCPM is failing to assume responsibility for their actions They offer a service, the client pays thinking its done and then try shifting blame to the client when their inefficiency comes to light I would have no way of knowing that the lease that HCPM initiated , signed, and supposedly managed was not being taken cared of Again , I only was made aware of it when *** gave up on reaching out to them and took the issue to the next level Therefore, HCPM is responsible for the expenses they failed to submit and still fail to assume responsibility for Shame on them and their business strategy of blaming the client for their shortcomings. I do not have a problem returning the amount that goes above and beyond the expenses However, at this point *** Has waited so long for a response back from HCPM that they are no longer wiling to pay for expenses since they did not receive any receipts from HCMP HCMP claims I did not send them the receipts however I have proof that I sent the receipts on separate occasion PLUS, HCPM has also sent me email proof that they contacted *** at HCPM multiple times and he did not respondTHey are also willing to send me whatever else I might need to show that HCPM was given multiple opportunities and did not respond HCPM might state that these are ridiculous claims so avoid returning the deposit slip But what is ridiculous here is that I paid them $a month to manage my property lease agreements and issues related to lease He initiated the lease, only he had contact with the *** representative I found out about the issue in february when I got a certified letter form *** *** informing me of the problem I contacted *** to find out what was going onTHen called and emailed *** , and got no response *** emailed me weeks laters trying to blame me stating I did not send me the emails So I forwarded him the August and eptember emails with receipts AGAIN (which had originally been sent Before the tenant even moved out) Never heard from HCPM again.*** Attached is a copy of some of the email communications between me and HCPM.

All checks concerning rent and the security deposit (Which is the main concern in this matter) were received, cashed and held by the complainant.  All other mentioned complaints listed by the complainant came well after the rental ended in September 2015, in fact HCPMSI continued service and supplied another renter, in December 2015, one which is still occupying the home. It is HCPMSI’s position that these additional complaints are also groundless and are made only as weak support for this, frankly ridiculous excuse not to return the security deposit in a timely manner. That deposit should have been returned, in full, late September 2015. It has been our (HCPMSI) position and advice given to the complainant, that she immediately returns the security deposit to the renter ([redacted]) without delay. Further, if she has valid, outstanding bills for utilities which the costs occurred DURING the rental period - that they be deducted from the full amount of the deposit and the remainder then returned to [redacted]. There is no plausible explanation that would cause HCPMSI to owe either party mentioned any of this deposit, since HCPMSI never held the deposit, cashed the checks for it, or in any way had possession of the deposit, nor any of the rental payments.   Supporting Facts: Over all Property Management Contract 2-1-2015 to 2-1-2016 Summary:The desired Settlement requested by the complainant is totally unrealistic or reasonable. I feel I should not be responsible for returning the full deposit only what is extra. I'm currently at work and cannot calculate out what that is but it was about 200 to $300. The remainder should be paid by HCPM for failure to follow through with the services I was paying for. I am prepared to take legal action if necessary because I was paying for weekly visits and management of my rentals and instead I had [redacted] logs of weeks where the system was not disarmed, pictures of grass and weeds growing into the basement due to lack of landscaping and maintenance, and now legal issues with deposits that I was told where resolved when the tenants moved out.   I will follow up with an amount of I will pay and what is the responsibility of HCPM.
