*I was forced to leave in 2 hours after being in court again for a criminal allowed in the park against a court order. I am not safe in Alma Meadows Mobile Home Park and Nell of Silver King and park management will not quit retaliation and their harassing me is not a safe environment.. Alma Meadows falsely represented itself by publishing adds about being a gated park and pick and chose who can get through their "Crime Free Addendum". The management breaks the Landlord Tennant Act and their own standards of living and pick and choose who to go after. Their reasoning is it is private property and they do not have to abide by the law. Their bottom line gain is more important than the safety and welfare of their residents. I have been threatened and yelled at and taken all the abuse I can.

Silver King Management Co., who has general managers John and Nell W[redacted], and is owned by Keith and Brenda V[redacted], is promoting a campaign of elder abuse, intimidation, threatening and verbally abusing language and harrassment against their senior residents. We know of many who are currently in a state of 'limbo' with their lives and livelihoods because Silver King managers want to force people out of their homes. One of their tactics, currently being used on me personally and two other neighbors that we know of, is to refuse to accept our monthly space rent checks for bogus reasons, and then the second month, send out a new statement with the previous month's rent listed as unpaid, late charges added in for the whole month, and demanding the entire sum the second month. When we return our first months check along with the second month, and one couple even added in the late fees, they again refuse the rent and repeat this for a 3rd month, and so on. One couple has had their checks returned for 4 months now and this is happening in at least 2 Silver King parks (that we know of). We don't know what to do, and it keeps us in a complete state of worry and anxiety, causing stress and sickness among some of us. The park managers refuse to discuss the situation or resolve it. What are they doing this for? We certainly do NOT recommend anyone to move into a park owned by Silver King.

I was not aware until recently that an AS IS requirement is required of sellers of mobile homes. This requirement is spelled out in the Landlord Tenant Act: Article 2: 33-1321C:
With respect to tenants who first occupy the premises or enter into a new written rental agreement after January 1, 1996, upon move in a a landlord shall furnish the tenant with a signed copy of the lease, a move-in form for specifying any existing damages to the dwelling unit, and written notification to the tenant that the tenant may be present at the move-out inspection.
After moving in, I discovered to my horror if I had turned on the heater, it would have exploded. I actually have a receipt from a heating and air conditioning company representative who wrote, “There is a large crack in the heater exchange. Do not hook gas up. Furnace needs to be replaced.” One night, the water heater gave a loud noise that scared the “liver” out of me. I thought I was going to explode with the gas water heater into the sky. The noises of my refrigerator suggested it could get up and walk away. My stove leaked gas. I was showed there was space for a washer and dryer. It was suggested to me that there were hookups for both. When going to hook up a dryer, I discovered there was not a hookup for the dryer. All these items could not be seen when I made a decision to buy the mobile home.

Our experience with Silver King is extremely negative. We found a home for my father to rent so all money, paperwork, and promises were signed, sealed and a done deal...we thought.

The promises made were on a rent to own a certain amount of the payment would go towards the purchase of the home should dad wish to make the purchase. After months of rental payments he decided to make the purchase thinking all things considered were good. OMG, he had to fight them to get his rental deposits back since purchasing a home was not the same as moving out where expectations needed to be met. It was over $1,000 and he needed that money. Then of course, he expected the portion of his rental payments to be applied towards a future purchase which never happened. His request was ignored. I contacted a manager by the name of Judy and complained. She said a lady by the name of Nell was a tyrant and that I would play hell in getting taken care of. Well, eventually the deposit was refunded but the portions of the rental payments was a gone deal. Maybe not a big deal, but the attitude of management was the worst experienced.

Here is how we feel. When you take care of our parent, you had better be at the top of your game. We are so upset with what happened here and other incidents not mentioned caused by Nell that we do not recommend anyone to ever move to a Silver King property. I guess they have a few such properties in Arizona and Utah.

BAD MANAGEMENT - Do not allow your parent or any loved on to move onto their properties.

I went to Contempo Tempe today with an interest in renting a unit there. I called back to the office a little later to get an idea of what the water/sewer/trash. The girl (she sounded like a girl, not a grown woman) said that the cost varied with usage. I told her that I was aware that it would vary with water usage, but wanted to get ballpark of what it might run. She again told me that it varied. I asked if for the name of the company they used and she said that they were in the process of switching to another company "that's why it varies". I asked for the name of the company that they use now, thinking that I could get an estimate from them. I heard the girl ask "her manager" the name of the company, and in the background I heard the manager say "Nooooooooooo!". I hung up with the understanding that if they are going to be uncooperative before you move in that is a sign of problems to come. I thought that I would call the company and tell of my experience, and the fact that it deterred from renting there. When I called 480.767.6541, I heard Silver King, this is Vicky. I said "Hello" and asked if I had reached the headquarters. Vicky said "for what company?". For the company you just said, and asked again if it I had reached the headquarters. Vicky, again, said for what company. I told Vicky what I thought of her and hung up. Customer service is, clearly, not their forte. Glad I found out before I rented there.
