Complaint: ***I am rejecting this response because: (1) We were never apprised of the risks of leakage involved in replacing the waste and overflow cover plate Had we known that it could possibly leak afterward we would never have had the plate replaced (2) I recently
researched the standard workmanship warranty work with a couple of different plumbing contractors in our area and found out that they warranty their workmanship for one year Silverdale Plumbing & Heating's warranty was only days Because of the intermittent nature of this leak, finding the source was a long process involving much trial and error The contractor removed part of the sheetrock on the ceiling below so that the plumbing behind the tub could be accessed and it was the only way the source of the leak was finally discovered Therefore I am requesting that Silverdale Plumbing & Heating provide parts and labor to replace the waste and overflow and to warranty the parts and labor for a reasonable period to comply with standard practice in our area I am also requesting that they repair the ceiling sheetrock at their cost once the waste & overflow has been repaired.Sincerely,*** ***

In February 2015, the homeowner hired us to install owner supplied fixtures & trim in their master & guest bathrooms. Included in the scope of work was to replace an owner supplied waste & overflow (W/0) trim plate in the guest bathroom. Three months after the work was completed, a leak was reported showing through on the ceiling below from the guest bathroom. We came out several times over the next year trying to find the intermittent leak. We flushed toilets,ran water in sink & bath tub, filled tub past W/0 & drained, recaulked shower trim, replaced putty in tub drain, removed shower handle & head trim and put camera in the wall trying to find source of the leak. All these trips where past the 30 day warranty and done at no charge on good faith. Sometimes there would be six plus weeks in between calls of the leak returning.
During one of the trips we found the putty around tub drain tub dried up that we were not asked to work on nor replace during our original scope of work February of 2015. We reapplied more putty at no charge. We recommended replacing owner supplied shower arm with faulty threads, noted no shower door only a curtain. During the second to last trip out we finally cut holes in the ceiling below exposing the plumbing to bathroom above and still did not discover the source of the leak. We recommended leaving it exposed to see ifthe leak returned. Homeowner called again saying the leak had
returned. After home owner ran bath for 30 minutes,filled it over the W/0, walked around in the tub
we finally found by reaching hand way up behind the bathtub waste & overflow through the exposed ceiling,a nut on the waste and overflow that was damp to the touch. We explained to the homeowner that we were not responsible for the leak or repair of the waste and overflow, not a workmanship issue. Our original scope of work was just to replace the trim plate on the waste and overflow which is cosmetic only and is not a functioning component of the waste and overflow. We recommended they replace the W/0 which would involve cutting more sheetrock to access the back of the tub & a special
order brushed nickel finish W/0 quoting them $300.00 +tax, excluding sheet rock repair and painting.
As we have explained to the homeowner,In February of 2015, our original scope of work only included the replacing of the cosmetic plate for the waste and overflow and did not require us to work on or access the functioning components of the waste & overflow.
While we do not accept responsibility for the problem, we are willing to compromise. We will install&, supply a new waste & overflow at no charge to customer with no warranty. We will not accept any cost or pay for the repair or replacement of any sheetrock, painting or incur any additional costs.
