[redacted] In ref to case # XXXXXXXX. I am responding this way because the link given said there was an error. Well it is sad to say that the person who made the complaint knows nothing about the appraisal process. 1st off it is not my job to hit...

"target numbers" or "purchase prices". It is also quite apparent this person is only going by what their "sales person " told them. The realtor did call me and I did hand up on him those parts are true BUT that is all that is true. It is against USPAP law that I talk to anyone but the " client" concerning value of appraisals, and the person who filed the complaint IS NOT the client nor is his realtor. The client is the Bank. I promptly explained that he "meaning the realtor" was not to call me for any reason per "USPAP" and if he did not like my value there are rules in place and he must present those sales to the "client" or "Bank" they will review them, then if they believe them to be relevant they will send them to me for review and go from there. The realtor wanted to argue and after repeating myself more than 10 times that he is not to call me and he did not want to shut up then I hung up. There are rules and I follow them to the letter. I have been appraising in this area for many many years and there is not 1 comparable sale to justify the sales price, not 1. And after how much time has passed and the "client" has not sent me any sales to review means but one thing. Either the realtor could not provide data that is "comparable" or what he did provide the "client/reviewer" deemed it not reliable or relevant. Most all Banks have appraisers on staff as reviewers and they can easily see what looks comparable versus just a sale or "magic comps" as we in the industry call them, and they don't bother wasting out time with junk. Realtors are nothing more than salesman like car salesman, trying to sell you a product for as much as possible because their commission is based upon that sale price. Also because I follow the rules to the letter, after received the call from the realtor I contacted the client to let them know he was trying to influence my decisions. The consumer is only being fed information by his sale person who is not bound by the same laws and rules as appraisers or education requirements. I stand 100% by my report and nothing will be changed because there is NO Quality Comparable Data that justifies the purchase price. Also the consumers Loan Officer should have explained the rules, But many times they don't follow the rules themselves nor are they bound by USPAP as appraisers are. The RULES must be followed, Period! Thank you for your time.
