I am going to give you a full circle explanation on what is happening with regards to [redacted] at [redacted] ***? [redacted] ***? *Bieck Management, Inctook over the management of this property on February 1st, 2017.? We inherited loads of deferred maintenance, some serious, some not.? Although all deferred maintenance especially in tenant occupied apartments was being handled first.? Ms [redacted] did provide a list of repairs and we have completed most of them.? Ms [redacted] will not allow anyone in her apartment home without her being present.? She has not called or contacted us to reschedule any of the repairs she has requested to have completed.? Some of the maintenance requests were over and beyond what we provide for residential tenants (i.einstalling a curtain rod, cutting down kitchen cabinets to fit a refrigerator she purchased that is too large, etc.).? ? Regarding the rent payments.? Her residential lease states that the rent is due on or before the 1stof each rent paying month.? She has three ways available to her to pay her rent.? She can pay online via our website portal, she can mail in her rent or she can deliver her rent during business hours.? As long as her rent payment is postdated before the 5th, we haven’t been charging her a late fee.? She received a late fee in May because we didn’t receive her rent until the 11th? of May, which is when we made a deposit with the bank.? ? I will remove the May late fee of $today on? June 19, 2017.? I will however charge late fees going into the future if rent is not paid on or before the 1st? of the month per her lease agreement.? ?
