We searched long and hard prior to hiring a company to complete our buildA co-worker recommended Simplified Construction so we gave them a call to schedule a meetingWe were very impressed with their level of knowledge and professionalism on our very first visit Simplified construction did an awesome job on our new house construction projectThe workers and subcontractors were all very professional, the project came in on budget and on timeThe quality of the work is outstanding!

I contacted Simplified Construction on their website about getting an Estimate after reading the information listed here on the Revdex.com Website
No one ever called me back
Then I called the telephone number listed on their website, and then I received a call later on that same day
I explained the type of work that I needed to get done and asked about scheduling a time for the owner to come out and look at the space that I needed to have renovated
The person with whom I spoke said that before he came out look at the job, he just wanted me to know that he'd charge no less than $30,dollars for my job without ever seeing it And he wanted to know if I was prepared to spend that much before he would san appointment to give me an Estimate
At that point I told him that I needed a Contractor who would come out and look at the job FIRST, and then provide me with a quote based on seeing what work needed to get done and paid for, not someone who wanted no less than thousand dollars for ANY JOB before they would even schedule an appointment to meet and see what work needed to be done

Failed to complete the installation of shower valve as per the contract agreement.Contract agreement was to complete all plumbing installations in a timely manner. Shower valve installed was not the correct one that I initially supplied but a new one was provided which was to be switched out. Contractor instead wanted me to provide him with a quick and dirty fix of swapping the trim with one that would fit the existing valve but this would mean I have shower fixtures that do not match the valve cover which I did not agree to. I am adamant that we need to fix the issue properly and not with a band aid solution that the contractor is proposing.Desired SettlementFinish the job properly.Business Response Contact Name and Title: [redacted], ManagerContact Phone: XXX-XXX-XXXXContact Email: [redacted]@simplifiedco.comThere are 2 phases of construction. Rough-in phase and trim out phase. During the rough-in phase of construction we installed the OWNER PROVIDED shower valve. This valve is inside the framing behind tile and drywall. The valve is pressure tested and inspected by the city plumbing inspector in accordance with inspection guidelines and is part of the Rough-in process. After installation of drywall and tile the plumber comes back to the job site to complete trim out. Plumbing trim out is where the Plumber installs the shower trim kit to match the shower valve that was installed at the rough-in phase. During the plumbing trim phase we discovered that the OWNER PROVIDED trim kit did not match the OWNER PROVIDED rough-in valve. We ask the owner to provide the correct trim kit and he refused to do so. The owner first insisted that were wrong and that he had the correct trim kit, he spent approximately 5 minutes trying to make it fit himself. After he could not make the trim kit fit the valve, he insisted that we change the valve to install a new valve to match the OWNER PROVIDED sink fixture. Installing a new valve would include tearing out the drywall, cutting water lines in the wall to remove existing valve to install new valve, pressure testing of new value and lines again, calling inspections department for another rough-in inspection, install new drywall, mud-tape and paint. Under our agreement and last communications in the final days on the job site, we only owe the 5 minutes installation of the correct OWNER PROVIDED trim kit to the OWNER PROVIDED shower valve. We have all documentation to include contract, inspection reports, email communications with owner, pictures, etc. to support our position. We are not obligated to bare the cost or time associated with changing fixtures because the owner decided HE doesn't like the one he purchased. Consumer Response Mistakes will inevitably be made during the course of a large construction project. At the time it was found out that the valve was not the correct size, I spoke with the plumber and he had no issues having it replaced which is not as hard as Simplified Construction is making it out to seem because we have good access to the valve from the unfinished area behind the wall and any drywall opening that would need to be made would be very minimal at most and I had already stated that I would fix the drywall myself. The plumber told me he would get it done and that there should be no issues but when he came back to complete the job, Simplified Construction told him not to proceed with the swap out. This is just one complaint I made against this company if I really wanted to I could complain about all the other shoddy, unsafe, and deceptive work that was performed during the course of the project including but not limited to:1. Tile guys grinding cement board inside the house while other workers were present at the job site and spreading silicosis dust every after I specifically told them not to do that anywhere inside the house. I have video footage and a statement from the other workers that were there at the time to prove this.2. Shoddy workmanship from the tile guys, Simplified Construction handed over $5000 worth of marble tile to some amateur tile layers to do a cheap but less then stellar job. I have pictures to prove this part.3. Simplified Construction tried to install a $200 regular sewage pump in place of the more expensive $900 grinder unit to save some money thinking that the home owner would never know the difference as once the pump is installed no one would notice at least until you have problems down the road. If it wasn't for the plumber letting me know of this I would have never known. I have pictures to prove this.4. At the very end of the project the porta potty was removed from the site and what I found under the potty explained a lot as to why some of the work was not up to par. Under the potty I found empty liquor bottles which I have pictures of.There are countless other incidents I can think of but would take me too long to explain it all here.Final Business Response We at Simplified Construction don't take lightly our commitment to quality workmanship and exceptional customer service. In all of our years of service, we have serviced people from all walks of life and different personalities. I have always heard that if you are in business long enough, it is inevitable you will encounter some customers that you just cannot satisfy. This customer has proven that to be true.If you will read back to the beginning of this complaint, the complaint was that we didn't "install a shower valve as per the contract". On the initial response to the complaint it is explained and proven that this would be a change order and not be covered under the original scope of work and contract. The customer in his desire to be vengeful because we did not do this for free, continues to post negative content about us and the work we provided. Anyone who has read this complaint, ask yourself one question.. If our company was as bad as all the things he has written here, would you want us back in your house to do anything for you? The answer is NO... But yet the homeowners requested resolution to this complaint is for us to come back into his home to install another rough-in shower valve. You be the judge!... There are not enough character spaces allowed in this response field for us to go into all the details but here are a few highlights. We will not entertain returning to this customers home for any additional work or change order requests. Our final comments on this complaint are as follows:-First and foremost, all of our subcontractors have been with us for over a Decade. They are all knowledgeable, professional and always get paid. Our team is the best of the best in the industry which is why we have an A+ Rating.-This was not a large. Project was started with an estimated completion time of 12 weeks. Homeowner completed several change orders during the initial framing stage as he kept changing his mind on what he wanted and he procrastinated on given the contractor material selections for cabinets, tile, fixtures, etc. and after several request for material selections and reaching a point in the project that we had no materials for next the next phase, Contractor had to leave project and come back 3 months later after material selections were ordered and received. -Yes, the plumber would have cut into the wall to change the valve, pressure tested, called for another inspection and then looked to Simplified Construction to be paid for doing this as it was not part of the original scope of work and no one works for free. What was owed to home owner under the contract was the 1 installation of the valve he provided and the one time trim out of that valve that would take approx. 5 minutes to complete. The homeowner calls this the "quick and dirty fix"... this is what was owed him, not over 4 hours of time involved for the installation, testing and inspections of a new one. -The home owner in his efforts to avoid an electrical change order took it upon himself to remove outlet and switch rough-in as were installed by the licensed electrician per original layout. Home owner notified Contractor that he changed this after drywall was installed over that area. The home owners alteration of this circuit could be very dangerous if not done properly and could have caused liabilities for the electrician.-The homeowner again in an effort to save money told the contractor that he was going to hire another company to install flooring. These items were already under signed contract to be completed by Simplified Construction, we were just waiting for homeowner to give us his material selections. In an effort to just finish the project and be done with this customer, we agreed to remove the item from our list of things to complete. -Signed contract stated that homeowner would not disturb any worker or be in the work space during work hours unless escorted by the project manager for liability reasons. The home owner daily would go into the work space and converse with sub-contractors and tried to cut side deals with the sub-contractors. -After much headache and receiving a threatening voicemail (which I kept) from the homeowner about project completion, after all the delays and issues he caused! I called him to let him know that I was done. He could finish the project himself. I provided him an itemized list and dollar amounts for items not completed with credits and a agreed upon list of items I would complete before leaving. List was agreed upon by both parties and all items on the list were complete except the installing of the trim kit for the existing owner provided rough-in shower valve trim kit. The homeowner refused to provide the correct trim kit insisting that we change it to the new one as was the reason for filing this complaint. -The Portajohn was on his property during the entire duration of the project, even the 3 months we were gone waiting for his materials. Every landscaper, inspector, dog walker, etc. who walked past the portajohn could stop and use it. The homeowner had a security camera pointed right at it... If one of my guys would have put that bottle there he would have it on camera and would post that picture. It is a great thing that customers can post reviews on companies good or bad, it is however unfortunate that there is not a search where companies can post their experiences with customers to help other service professionals decide if they want to work with that customer.
