This deserves not even an iota of an star. This is the worst management company I have ever dealt with in my life. I lived 4 years of *** in their horrible building in the Bronx. I am glad I escaped that apartment but still feel traumatized from it. I hope this company gets sued and shut down for treating its tenants so horribly and overcharging them. They essentially run third world condition apartment buildings and force tenants to live like animals and expose them to toxic amounts of noise, rodent/insect infestations. When I moved in, their incompetent contractors left a massive hole in the wall behind my kitchen sink, continuous with the next adjacent building which I never found out about until 4 years later since the kitchen sink was nailed shut to the wall. This hole has a major reason why I constantly had rodent and roach infestation. The neighbors next to me were horrible. They were incredibly lousy with several disgusting barking dogs who would bark all day when their owners were gone and I had to listen to their whining all day. Those neighbors would also argue at all times of the night with loud music, parties every holidays that it would just depress me to be in my home during the holidays. The people above me were also noisy, constantly thumping like elephants and at one point had a treadmill which just added to my torment. I frequently had roof leaks from their radiator upstairs directly above my bed which took months to fix and still happened 2 out of the 4 winters I was there. I frequently complained, documented the noise with recordings, and yet nothing got fixed. To top all it off, they frequently overcharged me with rent and took over4 months to return my security deposit after I left. I was forced to buy expense noise cancelling headphones and white noise machines to stay in my own apartment and still do to this day in my current apartment which thankfully is quieter, but still any neighbor noise just reminds me of this ***. I want to see this company to be held accountable and to pay for all the human suffering they have caused to me and undoubtedly to the rest of their tenants.

SimplyBetter apartment has no business being in business.
They don't pick up the phone. They don't reply to emails. The staff is totally unprofessional when you go to the office. They should be investigated.

This company continuously charges me for rent payments that I have already made. If I pay as an example $1000 they only count $950 for that month. The $50 that they didn't count they will add to the next month as unpaid. They'll do this every month until those amounts add up and make it look like I didn't pay them. I have tried resolving this issue with their staff who claim that their computer system only applies part of the payment. What kind of a system only applies part of the payment and what right does that give them to charge me for the payments I made? On top of that, they refuse to provide a written receipt for each payment which is against the law.

They also use an unlicensed debt collection law firm to threaten for payments. I have all my receipts and copies and have provided as proof to them, but what they are doing is purposeful and illegal.

I have lived in an apartment complex owned by this company in Midland, Tx going on 3 years now. My lease is ending soon and I recieved a letter explaining that they are pleased to offer me a new rate of $1225 monthly, which is a 78% increase of the $690 monthly payment I had been making. This company is a money hungry, non compassionate, non loyal to long term tennants business. I completely discourage anybody from renting from them.

Simply Better Management Company is the worst management company I have ever had to deal with. While living there, the doors were always broken or unlocked and heat frequently was either non-existent or over 100 degrees. Hot water was also frequently lost. Many problems with the building were not taken care of, and when raised with the operational manager, was met with a laugh and they were working towards fixing their "building violations" - which is not something you state to a current tenant. Upon moving out, they also took unreasonably long to return security deposit - at the time of this review I am almost at 2 months without receiving it and next step will be to take them to small claims court as I have written statement that I am to receive the full security deposit. I cannot believe this business is still operating.
