In August 2019 I moved into a Simply Storage Unit that management said was / month due to it being located in a flood zone. I was very clear with the sales team that I could only afford this amount monthly and they assured me the rate would not increase.

On February 29, 2020, only 6 months after moving into Simply Storage they sent me an email saying my rent would increase by *** in 30 days.

I called and spoke with management and they said they could not do anything about the increase of over 100% after only 6 months and that I could move out if I didn't agree to pay the increase.

This is a bait and switch and needs to be investigated

Billing Adjustment I am a single mother and I am not able to move my things out of storage nor am I able to pay the increase. I would like to keep paying the amount I signed up for monthly ***and that any increases be no more than Thank you for your help!

On July 1, 2019, Tenant rented storage unit *** size 5x15, after signing a waiver warning her of potential water damage, as it was one of our "water units" located in a potential flood zone due to the drainage issues on the property. The substantially discounted rental rate was the reason Tenant willfully chose to rent one of these "water units." Tenant knew at her move in that as long as the unit she was renting remained in jeopardy of flooding, that she would enjoy a substantial discount to offset the potential water damage should the property flood again. The flooding issue was out of the property's control as it was a result of drainage issue on city property nearby. (NOTE: The City of Virginia Beach performed the necessary repairs to correct the drainage issue in the Fall of 2019.)
On February 29, 2020, Tenant was emailed a notification of rental rate increase, to be effective with her rent due April 1, 2020, per the terms of her rental agreement.
On February 29, 2020, Tenant contacted our manager and was very upset that she received a substantial rental rate increase via email. We explained to her that rental rate increases are a normal operational practice among self storage facilities, and that on average these increases occur once a year for all tenants, very similar to other rental properties such as apartments and offices. She claimed that she was told at her move-in on July 1, 2019, that "the unit price would never go up," and that is simply not the case. She was informed at move-in that as long as the unit she rented remained under water damage waiver status, and until the necessary repairs were performed to prevent the flooding issue, she would enjoy a substantial discount to our normal rates. When that waiver status was lifted, she was sent a notification of rental rate increase to bring her rental amount into alignment with our normal rental rates for a like-kind unit.
When Tenant called, our manager attempted to provide her with the following solutions:
We offered to reduce the new rental rate and negotiate a rate that was more suitable to her but that would be in closer alignment with our current rental rates for a like-kind unit.
We offered to let her move to another water-waiver unit located on the other side of the property for even less rent than what she had been paying before the rent increase.
She was informed that the she could move out with no penalty, and no further monies owed.
She was offered a promise to not increase her rent any further after this increase for the life of her tenancy.
We feel that our manager went above and beyond to attempt to satisfy and cure the issues Tenant had with our operational practices. Unfortunately, Tenant refused all of these options, and chose instead to file a complaint.
