While they do have a variety of rentals available, when you move out you will get nothing or next to nothing back on your security deposit. My daughter stayed in one of their rentals for 3 1/2 months. Prior to moving out, I came and helped clean the entire apartment. We scrubbed everything clean and they still found things for which to keep most of the security deposit. (The ceiling fan had dust on it - for which they deducted $45 to clean. There were also 3 issues - a minor paint chip, a loose air vent and black soot around the bathroom ceiling fan - which was probably there from before. For these normal wear and tear items, they charged a $145 damage fee. One of my daughter's roommates left a sofa on the front porch which was going to be picked up by a friend - for this, they charged an extra day rent. And then there is the $50 non-refundable fee. Don't rent from them unless you don't care about losing your security deposit.
We had a toilet leaking which we reported to maintenance. We then received a bill stating we neglected to report the leak in a timely fashion.
We signed a lease in June 2017. Since that time we have never been late on rent or had any problems. Our "surprise" inspections have always been fine as well. We reported a leaking toilet in April 2018 as well as the fact that the refrigerator quit working. It took the maintenance department three visits to fix the toilet. We also reported that the laminate floor had bucked and that there was mold from the leak. I then received a bill from *** Rentals on 5/2/18 stating we had not reported the problem in a timely fashion. I reported that issue and the refrigerator, and also the fact that I had lost over $200 in food from it not working.
I want a refund for the $65 bill I received for the work that was completed and I also want assurance that I will receive my $200 security deposit back since we have taken excellent care of the property.

I can not assure her that she will get a full refund because I do not know what condition she will leave the unit in and also if she has a balance on her account at the time, it will be deducted from the total deposit.
They have been good tenants and paid on time, however that has nothing to do with maintenance issues.
Office manager and agent did a biannual inspection on 4/23 noticed the leak and water standing on the buckled floor. Tenant stated that it had been leaking and she had called it in. She stated she had called in the refrigerator as well. Every maintenance call is documented. We had no documentation of her calling into our office about either issue. If she had called, and nothing had been done, then she should have called back AND she should have put something under the valve to catch the water to protect the floor. She did neither.
Maintenance went on 4/26 to repair the leak. She still had nothing under the valve to catch the water(Shutoff valve). Maintenance took pictures of the water standing on the buckled floor. The baseboard was starting to discolor due to the leak. We had to let it dry then went back to replace the baseboard.
4-26 maintenance checked the refrigerator and informed the office to call the contracted repair man to check the refrigerator.
The invoice will not be taken off.
