you have not visited it for several yearsI cordially invite you to come view the facilities for yourself before making statements of its condition distorting the factsMy other suggestion is that you go to our website at www.skylineranchresort.com and view the many professional videos and photos of Skyline Ranch ResortThe Pond has never been dry, as matter of fact we have Peddle Boats available for rent at the pond area, we have a very active Horseback Riding Facility with over fifteen horses for all types of riders, the Petting Zoo is very active with all types of farm animals that are healthy and well fed as always, the Mini Golf has been relocated near the clubhouse with beautiful white fiber glass fencing around it, the Pool has been expanded with water features, a Dog Park has been added for pet owners, a new Ball Park backstop has been added, a white sand Volley Ball Court added, many of the Chalets have been totally renovated inside and out with new appliances, flat panel TVs, new furniture etc., Up-graded RV sites with AMP service have been added, The Clubhouse has had major renovations to it as well including the addition of The Golden Horseshoe Café which is open at the Clubhouse and many, many more features and facility upgrades have been added and are underwaySo please come see for yourself!I am enclosing copies of your page Purchase Agreement and Acknowledgement of Representation highlighting a number of paragraphs associated with your obligations as a deeded owner of Skyline Ranch ResortI am also sending you another copy of the Public Offering Statement (you received this along with your purchase agreement at time of sale) that spells out the answers to all your other questionsPlease pay particular attention to SECTION G titled: ADMINISTRATION OF THE TIME-SHARE ESTATE PROGRAM and Exhibit titled: TIME-SHARE INSTRUMENT FOR SKYLINE RANCH RESORT OWNERSHIP RESORT; SECTION Also take note of the Amendment attached to the inside front pageIf you do have any other questions or issues submit them in writing and I will respond to them in writingSincerely,Floy BDirector of Operations

I have never been one to give a review but when an unfortunate experience turns into a insufferable day I feel I must give in and join the reviewers of the world. In order to fully comprehend the situation there must first be a background story. Our family has owned at said establishment for many years. Of those years they have given freely of their time and talents. Fixing broken water pipes, building several buildings, providing tools, refinishing chairs and a wagan and building decks. Over a year ago the family camper was sold to this campground at a low price with the written understanding that the family may use the camper periodically. After being denied use several times over the past year; we asked what they would like the proper procedure to be in order to use the camper. It was told to us by the director that all we needed to do was call ahead and if there was no reservation on said camper then our family could reserve. So three weeks ago we made a call and reserved lot 2. We were told that Friday was booked but Saturday was open. I was excited to be able to spend much needed time with my husband whom I hardly ever get to see. We called the night before and left a message to again confirm and then the next morning we packed the truck, the dog and all other camping necessities and drove to Skyline Ranch. After arriving we parked and started unpacking only to be told that oops they have no record of our reservation and that they double booked. They then changed their story and said that it was their camper and they were not going let us stay because they had no record of our reservation. When they were approached as to how they were going to handle it they said a decision couldn't be made due to the director not being available. So they promptly turned us away with no apology as to their lack of customer service, communication and not to mention a ruined weekend for my family. As of yet we never received back a phone call with an explanation as to why they kept changing their story and we have not received an apology. I am disgusted by this establishment and their treatment of guests. If they double booked then we deserve an apology for them not giving us a call. If they didn't want to let us use the camper then we deserve an apology for them not giving us a call. If they are so disorganized that they lost our reservation and lost our phone call and caused us to waste a weekend of driving, packing ect...then we deserve an apology. Yes, our family has done alot of free work for this campground and no I don't expect anything for free; but I do expect an apology. Again I don't wish this experience on anyone and maybe we were treated like trash because they know our family and take advantage of us but either way wether it was a horrific mistake or pure prejudice please call it what it is and own up to it.

Review: The problem is actually two-fold. I want to receive a credit/refund for my annual fee of $615 because I was unable to stay at this resort and I feel like I was misled regarding renovations that were made. My first issue is the fact that we were unable to use our week at the resort because of conditions listed below. I also have pictures available upon request. The 2nd issue is in reference to providing me a copy of contract as I have seen in referred to in another Revdex.com complain public offering statement.. I have requested this information via e-mail and then followed it up with two written letters. I will follow up this week with a registered letter stating the same information

I am writing to let you know how extremely disappointed I was over the rental at Skyline Ranch Resort. I'm sure you can understand my dismay after driving 9 hours to get there when we opened the door to this chalet (pictures attached). I was told it would be like the one we owned except it allowed pets. As a pet owner I could not believe that because we choose to bring our pet we were expected to stay in sub standard conditions.

As a resort owner I pay $615/ per year for the unit and this year we were charged $3,000 fee for improvements made to the resort. So I paid $3600 this year for a week at a time share I could not even stay in because of the conditions. I have attached pictures showing the stains on the couch, the conditions of the walls, bathroom, linens that were raveling, rug on the floor that was dirty. What I could not capture in a picture was the odor in the place or the bugs crawling around on the floor. We did not even take our luggage inside because the place seemed so dirty.

We could not imagine staying there for the week so instead I used our 30 minutes there to find another place and book it for the week. We ended up staying at a Country Inn and Suites for the week and an additional cost of $895. So now you can see that my week at Skyline Ranch Resort cost me $4,495. I could have taken my family on a cruise for the week. This doesn't even include all of the meals we had to buy in restaurants because we had plan to cook our meals while staying at the resort.

At this point I want to get a copy of my contract, I want to get a refund on my week this year of $615. I plan to try everything I can to pursue why I paid $3,000 for a place we could not stay in and where my portion of the renovations were used.

This whole thing seems so unfair and I can't believe I'm the only owner that is disappointed in the way all of this was handled. Please show me where the upgrades are made.

Please respond with a copy of my agreement as soon as possible.Desired Settlement: Refund of annual fee and/or deposit made into my [redacted] account. I also want a copy of any contract or agreement I have with Skyline Ranch Resort .

Review: Skyline Ranch Resort has levied unilaterally an assessment of $2,750 against owner/members. Phone calls have gone unanswered. A letter was sent to Skyline Ranch Resort requiring explanation of these assessments and their response failed to answer any of the issues. We have retained an attorney. We believe that Skyline's lack of transparency into the financial information, questionable procurement practices, and unorthodox management are unethical, at best, and are under review to determine if they are even legal.Desired Settlement: We want explanation from Skyline in response to our letter. We want to sell membership for what we paid for it. If our attorney determines that either illegal or fraudulent activity has occurred on the part of Skyline Ranch Resort, we will proceed with whatever settlement is advised by legal counsel.

Dear Sirs,

Review: My husband and I purchased a timeshare from Skyline Ranch Resort in 2002 or 2003. The sales pitch was that we would be able to trade our week for a vacation stay and a book full of [redacted] properties all around the world. The sales pitch also included free camping at the timeshare and discounted prices at the cabins/trailers on the property. We purchased the timeshare as a Red week member on an every other year basis. The first year which we were able to try to use our week to go to another location, we attempted through [redacted] and were not able to trade in our week. We attempted this two times and both times were unable to trade...not as easy as the sales rep implied.

Not long after we purchased our timeshare, the rates for camping and the cabins/trailers went up to the point where there was no longer any "benefit" on being a timeshare owner at Skyline. We continue to pay maintenance fees however the resort is and has been run-down. While they built a small putt-putt course over the 10-12 years we have been owners, the course is nothing like you would play if going to an actual putt-putt golf course. The pond onsite is dry, they say they have horses yet all we've ever seen is a pony and petting zoo with very old and unhealthy looking animals.

Our timeshare is fully paid off and in 2009 our family incurred devastating medical issues with our oldest son who at the time was 5 years old. His medical bills annually since 2009 have been devastating financially and in 2012 things got even worse as he was paralyzed from a medical procedure. We had to move, my husband had to quite his job, and we were now living on 1 income with even more medical bills. I reached out to Skyline in an attempt to do a deed back for our timeshare due to the difficult circumstances we were in. I spoke with a gentlemen at Skyline who informed me that he would see what he could do about a deed back as he understood our financial predicament. I never heard back from him and honestly with all the back and forth we were doing as a family to various hospitals around the country looking for answers and second opinions, etc. I didnt follow up on my end. In 2014, we received a bill from a collection agency regarding our maintenance fee which we did not pay. At this time I was prompted to call Skyline, it was June 2014, and follow up on my conversation 2 years ago and to see if there was anything that could be done about the maintenance fee debt owed. I was initially told by Floy B[redacted] to fax a letter regarding our situation and financial burden and they would see what they could do as they understand people have life crisis, etc. I did this immediately and was thankful that it seemed we were finally making progress. I called Skyline Ranch Resort the next day to confirm receipt of my fax and to follow up on what was discussed. I was going to call and confirm receipt immediately but because I was thankful Ms. B[redacted] seemed to listen and understand, I didnt want to be pushy. I took her on her word that she would "See what she could do and contact me." My contact info, Timeshare reference number, week and unit was all included on the letter faxed (as I was told to do by Ms. B[redacted]). However, when I called back the next day to confirm receipt I got Anita. She was short and not helpful at all...she immediately questioned why I was calling and after explaining everything to her she said they did not get our fax and there was absolutely nothing that she could do and she couldnt even talk to me until we paid our balance owed. I went back and forth with her and [redacted] who is the billing agency. [redacted] kept telling me I had to work it out with the resort and Anita telling me she couldnt do anything until we paid our balance. Finally out of frustration, anger, and defeat - I charged the maintenance fee owed and called Anita back. When I called her back however she informed me that IN ADDITION TO the annual maintenance fee, there was an owners upgrade fee in excess of $1000.00 owed to the resort. This amount was not in collections but would also have to be paid prior to getting anything further worked out with Skyline. I was outraged that 1. This amount was never discussed NOR did we ever receive a bill for this amount 2. Anita refused to listen or talk to me at all after that point. I was so upset that I then gave the issue to my husband to deal with.

At this time my husband starting calling Skyline daily to dispute the charge of $1000.00 and to speak with Floy B[redacted] who was apparently the person we needed to speak with. He called everyday for weeks and was told Floy was not in and they couldnt do anyting about it. We called [redacted] who said the amount was not in collections at that time. In Nov. 2014 we received a phone call from [redacted] stating this amount was about to go to collections. Again we called Skyline and was told the only person who could help us, Floy B[redacted], was not in during the week usually, that she was there on the weekends and sometimes Friday evenings. Really? A manager and the ONLY person to help in customer service issues is there 1 day a week and on the weekend? I was advised to send a certified letter so that I would know if/when Ms. B[redacted] receives our request.

There are so many complaints that my husband and I have about Skyline Ranch Resort that I had a hard time picking a main category. Here are my complaints:

*Horrible Customer Service and Management

*Sales presentation deeply misrepresents the product

*Sales pitch that does not include pertinent information to a consumer (ie. the Ranch being able to charge upgrade fees to any owners they choose and at any amount they determine)

*Less than quality product (Facilities are rundown and use appliances and decor that appears to be from 1970s) - this may be a ranch but is not a resort in anywayDesired Settlement: We want to speak to the Owner of Skyline Ranch Resort and want to get out of our timeshare. We have met all criteria needed for their consideration of this. Our overpriced timeshare is paid off in full, we have paid the outstanding maintenance fees, we have attempted to sell the timeshare on our own, we have dire financial burden and can no longer use nor afford making annual payments. We cannot pay the outstanding fee in excess of $1000.00 and will not work out a payment plan with the billing agency until we speak with the Owner of Skyline. We feel due to the horrible Customer Service and lack of respect and care for their timeshare owners, this fee can and should be waived. I am happy to go into more detail about our financial and medical burden with a rep from the Revdex.com if necessary.

We were attending a wedding at the "resort" and decided to stay overnight in a chalet. We should have known there would be a problem when our receipt showed a $20 cleaning fee that was not disclosed to us when we made the reservation.
The day we were due to arrive I called to see what time we could check-in and they told us the room would be ready between 1:00-2:00. We got there about 2:00 and they told us the room wouldn't be ready until at least 3:00. They were very unapologetic and then threatened to kick me out when I got angry. We had to get ready for the wedding in our car!
When we finally checked-in the chalet was nothing like the slideshow on their website. It looked like my grandma's house and smelled so bad of cigarette smoke, it made my eyes water. Additionally, you have to pay $3/day for wifi and there is no long-distance phone service. This was important to us since there is also no cell phone service available.
We were very disappointed with this "resort." It is basically a campground. I didn't even want to pay the discounted wedding rate for the chalet, I would never pay full price to stay here.
Lastly, when you check-in they give you an entire sheet of additional charges...$75/hr if you check-out late, $300 if you bring a pet (the website says you can bring your dog!), $20 if the stove is left dirty, etc. Also you have to take out your garbage and gather your linens before you leave. It was like coming home from college and staying with your parents. I don't want to do chores on vacation!
We were thinking about possibly spending a weekend at Skyline Ranch Resort in the fall if we enjoyed our stay, but there is no way that is happening.
