I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.I don't feel my complaint was fully addressed I still fill the appropriate comparisons were not used They were only used because they were manufactured homes, but not similar to our in any way This brought the value greatly down 5% was given for basement completion and the bedroom and bathroom downstairs not counted I didn't have a problem with the time it took to receive the report, it was the report itself was not given the time to find better comparable properties which greatly hurt the value of ours The bad attitude did not help eitherCorrections were made that increased the value that items changed to decrease it back down when a dispute was requested In my eyes, and others, this is still not right and I would not recommend this company moving forward

I cannot get into specifics about the appraisal reportWhat I can say is what Ms*** is correct in saying that the comparables used to prepare the report of her property were manufactured homesThe lending institutions require that manufactured homes be compared to other manufactured homes.
I also want to note that the insurance value of the home is not the same value as the market value of the propertyAs to the basement issue the subject did not have the items required to be considered finished other than the bedroom and the bathSome of the value that they added to the property was offset by negative factors.As I stated in the first, letter it is not uncommon for the homeowner to feel the appraiser did not do his or her job when the value is less then what the homeowner expectedJohn *H***

Sometime after the completion of an assignment the property owners are not happy with the results.When this happens everything we did was incorrect in the customer's opinion.Our...

business is to inform the lender what the subject would sell for if placed on the market. Sometime that is less than what the owners believes the value to be.The additional information that was supplied by the customer was investigated and if appropriate was included in the report.As to the specific items mentioned; the basement was listed as partially finished and a deck and porch were included in the report. As to the amount of time it took the customer to receive the report, this is not under our control. Our company returned the report to the [redacted] 6 days after the inspection.As to the fee the customer was charged, that also is not under our control. Review: We had an appraisal done by Mr. John * H[redacted] in September. He was very rude to my husband when he spoke to him while trying to set up a time to meet. When the time was going to work for my husband due to our work schedules, Mr. H[redacted] stated he works too! I was able to work out a time to meet him by using it as my lunch break. He wasn't the friendlies of people, but he went through my property, asking very little questions and was done in about 15 minutes. It took about 2 weeks to get the appraisal report and I was shocked to hear he appraised our house at $25,000 less than it was 7 years ago. I went through the appraisal and Mr.s H[redacted] left out several things. He didn't include the finishing in the basement (drywall, painted, electric) the bedroom in the basement or the bathroom in the basement. He didn't include the dec and porch. His comparable were ridiculous and not comparable at all. He stated he used what he could find. These comparable properties hurt us greatly. We actually went and found other comparable for him. He kept turning us down saying either he could find ho* sold them or the mls# or the area. He finally updated the appraisal with the missing items then turned around and depreciated for others bring the value back down. I really feel he didn't not do his job and was not professional. My loan company even called to complain and they were told he wouldn't do any of this. I hope no one ever has to deal with him and get this outcome like we have.Desired Settlement: I would like the full $475 refunded for this poor service. In the end, we couldn't use the appraisal that was done because it was not accurate.
