This company is a bunch of incompetent, unprofessional, unethical *** that take advantage of renters They change policies like the wind for their own financial benefit

This is the worse customer service that I ever received, the lady working at this company [redacted] doesn't deserve to work with customers, didn't even care about me or my application or the wasted time that she did, they rushed in cashing the check for the application but haven't done anything to process the application. Very rude person this [redacted], Very unproffesional, very rude and unpolite.

operational. The City of Hayward was then sent out to perform an inspection and we had another electrical contractor go to the property to evaluate and bid. The city has requested that we make some repairs to the main service. None of the items listed on the City report indicated any urgency due to habitability or a dangerous situation. The unit we rented no longer had an available space assigned as the owner coordinates the parking spaces and is supposed to update us....

Our records showed space#2 and the owner stated it was no longer available.
We notified the tenant that we would refund any holding deposit or they could wait for the next available space.

I have sent the owner an email asking when he may have another space available. He rents units and spaces at the property as well. He did not tell us there were not any more available spaces until the last minute.
Of course the deposit will be returned or the ladies may rent the unit and obtain a space at a later date. I realize this is not the optimal resolution but the only one we are currently left with on this property as of this date.

If no parking is available, do you still want the unit or your deposit returned.
We do have a two bedroom unit in [redacted] at [redacted] with 2 parking spots for $1450.00. I am not sure if that would fit your needs as maybe the ladies need to be in Oakland. We also have a two bedroom that just became vacant at [redacted] Blvd with off street parking for $1095.00.

GD email to owner >The lease is already signed and there is no inducement for the tenant to sign an addendum at this point unless it shows them receiving a potential space. I will send you what I was putting together to send to him as well as an email from him showing he understands that the space is extra.See below, the string of recent emails where he declares an extra payment for the parking space, thus he obviously is aware it is not part of the apartment rent.

We recently became aware of the addendum for parking executed by [redacted] for the parking space you are now occupying. She used the wrong rental amount as the previously agreed figure was $100.00 per month. The a owner is hereby submitting another agreement that he wishes to take affect January 5, 2015. By signing you will agree to that agreement. If you chooses not to sign the agreement then this will be your thirty day notice (30) to terminate the parking space number 3 effective December 4, 2015. The new rental rate will take effect January 5th, with $4.66 being owed for 1/1/15 to 1/4/15 and $86.66 from 1/5/15 to the end of the month.
We are sorry for the confusion and the original agreement not being correct. I will edit your monthly statement for January to reflect proration's and the full $100.00 with rent shall be effective 2/1/15.
Please let me know your plans.
AS you can see the situation was beyond SLPM's control total control. The owner leases units and spaces as do we.
The owner failed to update us with spaces he had rented. His onsite manager whom we have absolutely no control over had the tenant sign and agreement for space # 2 for $35.00. That agreement also had a provision for a 30 day notice to terminate, which the owner decided to do and wants the amount of $100.00, which the tenant originally offered.

I apologize for the unfortunate incident. We nor the owner knew that the on-site person was performing that function when she made the space available. We here at SLPM typically write up all leases and addendums as provided by the owner. For whatever reason "O" decided to perform this task without ours or the owners involvement. Once the owner became aware we were notified to cancel that agreement and place the new agreement in effect.
Please let me know what other information you may need. SLPM is employed by the building owner and we must follow his direction unless it is unlawful.

Happy Holidays. I am writing to see if there is a response to this complaint.
Ms. [redacted], I have not heard anything from SLPM Property Management. My question/complaint is to understand whether it is legal to cancel an executed contract for $35/month for no reason and request a new contract be signed for $100/month for access to a parking space at an apartment building. The deadline to activate the new contract is January 4th. Please advise. Thank you.

So who signed the agreement as his agent? Was that legal for them to use his name in that way?

I hope this email finds you well.
I reviewed the owners parking space agreement that his on-site manager had you sign. Clearly, paragraph # 8 gives him the authority to terminate the agreement with a 30 day notice without cause. (see attached).
I regret that they have chosen to take this action but as their agent we must do as the owner wishes.
Please advise as to what action you would like to take in this matter.
