Complaint: [redacted] I am rejecting this response because: I do not disagree with the fact that there is a statement hidden on the back of the contract regarding the rental waiver My claim on the deceptive advertisement is based on the fact that the SMA's advertisement is misleading the potential customers into believing that they will have guaranteed rental payments for full years, which is equivalent to payments The SMA claims that the rental waiver of the first two months is to cover the one year of property manager fee and the upfront leasing cost I would like the SMA to disclose the amount of money they got paid from the homebuildersIt's my understanding that the SMA was paid to cover the potential losses for guaranteeing the lease for years In my case, they didn't not lose any money because I had a full tenant-occupancy during the years In fact, they made profits by keeping the last rent payment from my tenant The potential customers should be warned that they are at risk of forfeiting their income in case they have a full tenant-occupancy during the years of contract with SMA Sincerely, Jonghwan Y***

We have sent a detailed accounting explaining the repair costs and the rent paid, directly to ***If he is in disagreement, we have invited him to let us know, and we will work to resolve any issues with him directly

The lease agreement that this customer signed clearly states that there is a rental waiver of months, however, it usually takes us about months to place a tenant anyways To make up for this month waiver, SMA agrees to pay all property management fees in the first year SMA also
agrees to pay for all upfront leasing fees (fees/commissions for placing a new tenant) throughout the entire years This was clearly explained in the lease agreement the customer signed and in multiple emails, sent early in the lease, explaining when the first payment will be sent and the period for which that payment covers Because this is the first complaint of this nature we have ever received, I am led to believe that a vast majority of our customers understand this aspect of our program early on If Revdex.com would like a copy of this customer's signed agreement clearly explaining the month waiver mentioned, we would be happy to provide it We will consider this matter closed

I am rejecting this response because:The lease agreement that I signed does not clearly state that there is a rental waiver of months. In fact, a SMA representative in WA could not find the waiver until he consulted his supervisors. No representatives from SMA explained the contract in person before the signing. The current advertisement by SMA stating "year lease guarantee" is misleading and implies a impression that the homeowners will be paid times regardless of the tenant occupancy. The potential customers should be aware that they are at risk of forfeiting the rental payments made by their tenants when they have a full tenant occupancy during the entire years. The "year lease guarantee" advertisement is deceptive

I am rejecting this response because:
I do not disagree with the fact that there is a statement
hidden on the back of the contract regarding the rental waiver.  My claim on the deceptive advertisement is

will have guaranteed rental payments for full 3 years, which is equivalent to 36 payments.  The SMA claims that the rental waiver of the first
two months is to cover the one year of property manager fee and the upfront
leasing cost.  I would like the SMA to
disclose the amount of money they got paid from the homebuilders. It's my
understanding that the SMA was paid to cover the potential losses for guaranteeing
the lease for 3 years. 
In my case, they didn't not lose any money because I had a
full tenant-occupancy during the 3 years.  In
fact, they made profits by keeping the last rent payment from my tenant.
The potential customers should be warned that they are at risk of forfeiting their income in case they have a full tenant-occupancy during the 3 years of contract
with SMA.
