Orange Coast Title is horrible!!!!! The escrow officer Erica [redacted] did a mistake on the closing statement that I was told I have to wait 14-weeks until HCD clears the title, then I will get my refundHowever, months have passed, HCD already cleared the title, I never received my refundYes, after months, I was waiting patiently, but no follemail or any update from the escrow officerAnd recently she refused to reply my voice mail, and never called me backI contacted her manager Ben Mason for help, not useful at allVery disappointedWhere is my refund?? Not to mention, I never wanted to open escrow with Orange Coast Title back in months ago, because I heard it's the WORST title company in California, however my real estate agent opened it without communicating with meI doubt at this point if there was any BRIBE

I purchased a property in which *** *** Title provided Title Insurance for Title insurance is normally issued when after the title company insures a "clear" title In this case, I went to sell the subject property and another Title Company (Placer Title) discovered there are two lenders who still show up on the Title Report which means I do not have a "clean" title I have been in contract with the new buyers of the property and we were supposed to close the sale on 2/16/ *** *** of *** *** Title was make aware of this problem as soon as it was discovered and she did nothing but make excuses and say things like "I made a business decision" when referring to the lack of proper paperwork Since Placer Title will not issue title insurance, the only option *** *** has offered me is to insure title again Orange Coast's poor quality of work traps people like me into using them again In this case, the buyer will not accept *** *** issuing the insu

Terrible company to deal with, will add on unnecessary fees and are very difficult to work with
