from the tenants. If we receive a maintenance request it is to be forwarded to the owner so he can have his construction company do the work. He is a licensed contractor and has a staff more than qualified to preform maintenance on the home.
The dishwasher maintenance request was received and emailed off to the owner. At which point the tenant and owner schedule for the repair. We have no interaction unless the tenant ask use to intercede on their behalf. With this property we email the owner the request for work, verify he received it and has contacted the tenant for repair scheduling then close the order. So unless the tenant contact us directly we do not know the disposition of the work order. for this work order we received only one work order request from the tenant and two additional conversational texts stating the interaction between the owner and themselves. Ultimately the tenants went around the management company and made requests for repairs directly with the owner not even informing us of the requests.
I have only 4 request for repairs from them 2/1/2016 order 188-1 for dishwasher repair, 2/1/2016 order 189-1 for kitchen lighting not working,3/21/2016 order 235-1 for broken tub spout, 5/29/2016 order 293-1 pool cleaner is a no-show. The order number has a - and a number after it that denoted home many times we receive a request for that order so we know to follow up and make sure it gets completed
the pool complaint they made a request for repair on 5/29/2016 saying Exactly in the work order "Pool cleaning- I contacted the previous person but he said he no longer does it. Please follow up with contact info for the current pool person. Thank you" at 2:13 pm. Soco management generated a response to the tenants and a request for information from the owner on 5/30/2016 at 11:12 am. Soco management received a reply back from the owner on 5/31/2016 at 9:32 am exact log entry "Job marked done on 05/31/2016 Owner said he did not hire a new pool service and that he would check into it today". I then received personal texts on my cell phone( which on several occasions I have told her if it has to do with business and its not an emergency please contact the office directly for all concerns and needs) on 6/3/2016 starting at 11:31 am stating that rent might be late and asking what the late fee was. I replied what it was. She then proceeded to tell me in a text what the reason for the late would be. In that string of texts she included the conversational text with the previous pool service. It explained the reason for his no longer doing it. that was at 11:50 am. At 12:19 pm I received another personal text that contained a screen shot of partial payment of rent. We had a phone conversation where she asked if the owner would be willing to wave the late fee. I told her I would ask the owner as it was not my call. At which time I tabled a concern my owner had. He had gotten reports from neighbors of theirs that they had more than the two dogs listed on the lease. he suspected a total of 5. She assured me that she helped at a rescue and sometimes she took them home for a day or two till they got placed. I relayed this to the owner. at 2:04 pm on 6/3/2016 I received another series of texted images to my personal phone with the caption " Please feel free to share with him things are taken care of thank you". The images were of the back yard and pool which was clear blue and they were playing in it.
On 6/7/2016 starting at 6:16 pm and ending at 6:41 pm I receive another string of personal texts. she said that she notice that the late fee was still there. I explained he did not want to budge on that matter and personally apologized that I could not do more for her. the next 5 texts in the string she clearly acknowledges and recognizes that we are not allowed to fix things and repairs are the owners responsibilities. the owners responsibility. She continues to express frustration at the owner but thanks me for the work we are doing. I again state to here that this owner is very active in the management of her property and apologize. On 6/8/2016 at 11:28 I received another personal text stating that she had just called the office and that nothing was being done about the pool. The office generated an email to the owner at 11:30 am stating that there was no pool service in place and we needed to get on in place ASAP. The owner replied that he had made several calls to reputable local pool services and was waiting for bids. On 6/10/2016 at 2:11 pm I received another string of personal texts including an image of a green pool. I called the owner left him a voice mail that his pool was in desperate need of care. I heard back from him at 2:55 pm that he had a pool service in place and that they would be there the following day. I relayed the message to the tenant at 2:58 pm. At 4:53 pm she replied thank you very much. on 6/11/XXXX X:XX pm I received a text that the pool service was a no show. On 6/12/2016 at 10:08 am I received another text stating that the owner was personally wanting to come over and fix the pool so that it was safe for them do to their concerns. They refused him entry. Stating that they REQUIRED a 24 hr notice to gain access to the yard. So I told the owner to contact them and schedule at least 24 hr in advance per their request. On 6/14/2016 per an text from the owner I contacted her at 8:48 am and said that the new pool service would be by in an hr or two. Gave his name and what company he was from. she replied thank you very much. at 10:47 I received another text from her stating she had been in contact with the pool service and the pool guy stated to her he had a family emergency and was unable to show up. At 10:48 am she texted again stating her displeasure in the situation and frustration towards the owner and now my company.
At 11:03 am I received a voicemail from [redacted] expressing extreme displeasure. At 11:05 I call him directly. He was loud and abusive on the phone towards me and my company. At the time I was a chaperon for a school event and did not think it was appropriate to divert my attention from watching seven under age children at a museum to deal with this complex of an issue over the phone. I repetitively asked him if we could continue this in person and I could be there at 5pm that evening. This made him even angrier but we eventually terminated the conversation to pick it back up at 5pm. he then proceeded to text me 113 times throughout the day running my battery out on my phone. The texts make allegations of racism, and threats against me my wife and child, my business and the owner of the property. I did not know what was on the texts until after I charge my phone.
As promised I showed up at the property at 4:45 pm. He opened the door to me and immediately started being very aggressive towards me. I repeatedly asked him to calm down and lets try to resolve this. We headed towards the back yard so he could show me the pool I followed. At which time I saw a pool guy servicing the pool. I asked a couple of questions about the home and pool which further angered him. at which time he told me to get out of his back yard. I did he followed me at which time I again asked him to calm down. That is when he struck me for the first time. He forcefully shoved me two more time trying to provoke me into a fist fight. When I would not engage him he told me if I don't give him back all his money that he ever paid in rent including money for his truck the total was north of XXXXX he was going to ruin my business. I told him I would ask the owner but did not think that would be possible. he made several terrorist threats against me, my family, and the owner. The pool guy was witness to all of this happening and call the owner to tell him what happened. After I left the property I called the police and filed a report of assault and terrorist threats against [redacted]. I then called the owner and told him what happened and told him I could no longer manage the property do to the violent nature of the tenant and for fear of myself and family. I received another 18 texts from [redacted] taunting me and the owner trying to get us to come back over because he stated he had people waiting.
Soco management made every effort to resolve this with them peacefully. This family threatened violence, allegations of racism, and slander if they did not get their way. We were nothing but professional throughout the entire process, even at the end. I can provide police report number and all corroborating evidence to back up everything stated here. Unfortunately when he struck me I could no longer in good conscience work with him do to the bias and fear I now held towards the family. there is more just ran out of characters.
