I was very surprised to receive this complaint, as I had not been contacted by Mr [redacted] previously regarding any concerns with his property Although these things rarely happen, the contract which Mr [redacted] signed, states the consumer is to contact us about any concerns in a timely fashion We then arrange to return to the home, assess the situation and offer a fair solution Unfortunately this opportunity did not come about in this caseThat being said, I will do my best to respond to Mr ***'s concerns in my response below Regardless as to whether our contract was followed I will offer a refund of the inspection fee in the amount of $when the attached document has been signed by Mr [redacted] and returned to meIn response to the electrical wire/safety hazard I am not able to comment on this as the location was not disclosed I am not able to cross reference report or photos with this limited information In addition, I have no way to verify if indeed these wires were exposed at the time of inspection, or if this occurred by a removal of a fixture after inspection/prior to closeGarbage disposal was in working order at the time of inspection No leakage was observed under the kitchen sink at the time of inspection Page of the report for disposal operation Page on the report for kitchen sinkStove/range was tested and was all functional at the time of the inspection Page of the reportWith regard to the staining or deterioration of the millwork and/or drywallWe do not move beds, other furniture or personal belongsWe do inspect what is visible at the time of the inspection In addition, increased concerns for drainage and risk of water intrusion were noted in the report on pages 9,and as well as section of the summary report I am sorry that Mr [redacted] is not satisfied the services he received and also disappointed that he did not contact me to resolve these issuesAs a practice, Solid Foundations Home Inspections strives to provide the best service we we can and always lookout for our clients best interestQuestions and concerns often arise with new home owners and we pride ourselves in being an ongoing resource for our clients Sincerely, Earl [redacted] Inspector/Owner

That being said, I will do my best to respond to Mr [redacted]'s concerns in my response below.  Regardless as to whether our contract was followed I will offer a refund of the inspection fee in the amount of $325.00 when the  attached document has been signed by Mr [redacted] and returned to me. In response to the electrical wire/safety hazard.  I am not able to comment on this as the location was not disclosed.  I am not able to cross reference report or photos with this limited information.  In addition, I have no way to verify if indeed these wires were exposed at the time of inspection, or if this occurred by a removal of a fixture after inspection/prior to close. Garbage disposal was in working order at the time of inspection.  No leakage was observed under the kitchen sink at the time of inspection.  Page 33 of the report for disposal operation.  Page 19 on the report for kitchen sink. Stove/range was tested and was all functional at the time of the inspection.  Page 33 of the report. With regard to the staining or deterioration of the millwork and/or drywall. We do not move beds, other furniture or personal belongs. We do inspect what is visible at the time of the inspection.  In addition, increased concerns for drainage and risk of water intrusion were noted in the report on pages 9,10 and 11 as well as section 2 of the summary report.     I am sorry that Mr [redacted] is not satisfied the services he received and also disappointed that he did not contact me to resolve these issues.
