[redacted] & [redacted] are tenants who resides in a rental unit at the [redacted] The unit is not in an unsafe condition as stated in the statement aboveMr [redacted] requested for the carpets to be replacedWe sent a someone out to provide our office with an estimateThe person who went out reported to our office that he had cats in his unit and that he lived in filthy conditionWe conducted an inspection of the rental unit and we did take photosWe shared our concerns about the condition of the unit with the ownerThe carpets in his unit is older and the tenant has not cleaned the carpet since he took occupancyThe carpets were grimy and your feet sticks to the floorAt this time the owner is not willing to put new carpeting in a unit if the tenant is not willing to maintain itMr [redacted] requested to have his cabinet doors repairedWe placed a work order with a repair manHe did not notify our office if no one came out to his unit to do the repair Mr [redacted] rarely comes to the officeHe came on one occasion due to he was not current on his rent and he was paying to get caught upAll other rent payments were mailed inI have phone records that show calls made to Mr [redacted] and calls he made to our officeIn the past months there has been a water leak from the unit he resides in down to the unit belowMr [redacted] took it upon himself to call a plumber and not report the problem to our officeThe leak caused extensive ceiling damage to the unit belowThe plumbing bill was sent to our office and the plumbing company said that the tenant removed the tiles in the bathroomHe The plumber had to shim the toilet and replace the wax ringThe 2nd leak the [redacted] maintenance staff investigated and reported to our office the leak was coming from his bath tub and we had to caulk around the plumbing fixtures [redacted] maintenance stated that the tenant placed the shower head into the toilet tank and they did not want him to cause another leakThe [redacted] maintenance informed our office that the tenant is not very sanitary and that they recommend that we give the tenant notice to vacateThey emailed photos of the unitBefore we received this complaint we were issuing the tenant day notice to vacateMr [redacted] has not reported any other repairs other than the carpet he wants replaced and the cabinet doors MrNeiderschidmt has been a tenant in of our other rentals and we were asked by the owners of the rental units to have then vacateWe relocated him again for the 3rd time to the Makaha Valley Plantation because no one else would rent to himWe will be scheduling a repair person to replace the bathroom floor tiles, if there are any other repairs other than the carpet, he needs to contact our office either by email or phoneHe can also go to our website at www.ingasrealtyinc.com to place a maintenance order requestWe are quite surprised about the unsafe living conditions if indeed the unit was unsafe at anytime Mr [redacted] could have provided our office with days notice to vacate which he never didWe always repair our rental units when requested

Before we received this complaint we were issuing the tenant 45 day notice to vacate. Mr. [redacted] has not reported any other repairs other than the carpet he wants replaced and the cabinet doors.  Mr. Neiderschidmt has been a tenant in 2 of our other rentals and  we were asked by the owners of the rental units to have then vacate. We relocated him again for the 3rd time to the Makaha Valley Plantation because no one else would rent to him. We will be scheduling a repair person to replace the bathroom floor tiles, if there are any other repairs other than the carpet, he needs to contact our office either by email or phone. He can also go to our website at www.ingasrealtyinc.com to place a maintenance order request. We are quite surprised about the unsafe living conditions if indeed the unit was unsafe at anytime Mr. [redacted] could have provided our office with 28 days notice to vacate which he never did. We always repair our rental units when requested.
