Good Afternoon Ms [redacted] I still have not been provided the complaint or its specificsI'm not aware of what the complaint details, but to further the process along ill begin with what transpired with Mr [redacted] and Ms [redacted] tenancy at our community Issue's 1.) Under paying monthly rent in the amount of $95,per month & taking advantage of 73+ year old unit owner(our large bedroom full bath rentals are rented for $per month with $deposit, there rented as an all bills tenancy as followed- rent, electric with cap @$150.00, water and trash 2.) Residents billed for overages in electric- paid lesser amounts due $or less - overages over $were ignoredLast billing puts overages exceeding $1,again taking advance of the elderly stage cancer patient who owned the rental 3.) Refusal to sign lease with Elderly unit owner and or with myself there after * [redacted] attempts failed( Both tenants were to come in and sign there lease before move in and did not they moved in to the open unit and it was the community grounds keeper that informed a very frail and sick Ms [redacted] someone was in the rental 4.) Unauthorized aggressive pet inside rental(pound guesstimate) RottweilerViolation Fee for pet of $on day of notice and $per day until animal was to be removed, went unpaid request to remove animal went unansweredNeighbors complained that residents would allow there aggressive pet outside unattended and with out a leash, to chase and scare the children and adults to there left, in front and to there front right.Violation notices were not complied with 5.) Destruction of property trees, on at least two separate occasions Mr [redacted] was seen cutting tree tucks with his chainsaw from the vacant lot over to use as fire wood, they would burn outside on the ground when they had parties that would last thru the night filling our community dumpster with an excessive amount of beer bottles casedrinking outdoors is a violation of our community policiesburning outside on the ground is a crime 6.) Mr [redacted] has a temper and a drinking problem causing many concernsMr [redacted] was seen by children and adults on occasions in the community urinating outside exposing and relieving himself during the day while outside drinking all dayphotos and video of him can be provided video shows Mr [redacted] barely able to walk thru the community to gas station next door he was so intoxicated, store owner contacted me by phone to advise me they refused him more beer.On this day I contacted [redacted] to advise her that [redacted] was about to make his way out on the highway and was extremely intoxicated and needed to be taken homePicture shows an exposed Mr [redacted] relieving himself outside during the day in plane sight of children at playAnother lease violation was given 7.) During another drunken fit Mr [redacted] put a completely nude [redacted] outside the front porch door leaving residents a spectical of there argument that spilled outside the rentalComplaints came in and another lease violation notice was given 8.) There dog was repeatedly tied to the legs of the front porch,after the noticed went out and when they had company overOne of many complaints that came in was there dog was trying to get to the neighbors children from lot caddie cornered in front of there lot, complaints that there dog was pulling and tugging barking to free itself, it caused weakness and damage to front porch, they said they wanted it fixed I explained that would be at there cost due to there negligence and there dog causing the damage 9.) Notice went out after being informed of the uncleanliness, unsanitary condition of the rentals interiordog hair, feces, urine, clothes, trash, seen during a work order being completedI later explained in person to [redacted] that the up-keeping of the rentals interior was a condition to the terms of there occupancy and needed to be remedied 10.) Mr [redacted] complained about the water heater in the rental, one work order was completed changing one of the elementsNext month right before rent was due he mentioned the water heater not lasting long so another work order was completed changing out the water heater and replacing it with a well working water heateragain right before rent was due he mentioned the water heater again by this time I had already spoken to [redacted] that informed me it was working well that it was just [redacted] being [redacted] In front of her while there water heater was inspected and checked all electrical components worked read hot and water inside was checked temp and length of hot water was also checked all of which showed everything was in good working order 11.) Upon [redacted] s refusal to pay there overages after billing and notice went out, unwillingness to come in and sign a lease I attempted to remedied the problem with [redacted] by providing a possible future optionOption was we would not provide electric and they could in turn provided there own electric for the rental she agreed, lights were changed from in house to there namePromise to pay outstanding overages were agreed upon but not fulfilledTerms to the conditions of there stay were not in the communities best interest so I expressed to [redacted] that we would not be renewing there month to month tenancy 12.) On the day they choose to move out early (Skipping out ) of the rental, they were seen removing the rentals refrigerator and its a/c heating unit by neighbors on both sides the appliances were removed fromThe call came in to notify me about rentals property being removed from the rental by them and in the few minutes it took me to get to the rental it was clear they had just left and took both items with themI placed a text to both [redacted] and [redacted] advising them they had mins to return the property or we would be filing a stolen property report [redacted] did not respond but [redacted] did with she did not know what I was talking about, but was livid that I went into the unit to investigate the theft 13.) Interior of the rental was maliciously destroyed fist size hole in all walls drawings on one whole half of the rentalspray painted walls trash and filth everywhere broken windows cut cable box and wires mini blinds put in holes in wall, doors torn off hinges maggots in the dishwasher kitchen sink and on kitchen floor, beer bottles and broken glass, cigarette butts and over grown yard dog waste & trash outsideIt took a cleaning crew of two, two full hour days to clean the rental it was so filthy! There move out statement sent out and over due is in the amount of $

Complaint: ***I am rejecting this response because: Of Course, she is not aware of the complaint details, much like she stayed unaware of her complete miss-management and miss-appropriation of funds as well as again, trying to get by with fixing as little as possible but demanding as much money as possible, but failing to prove the amount demanded by producing the billMy response is that everything *** had said that transpired was a complete and utter lieShe is trying to make myself and Ms*** look bad to save face for being a liar and a thiefIf all of those allegations had actually happened, then why did we live there for so long and it has nothing to do with ignoring these "phantom' notices that were never givenThe only other comment she made that I will lower myself to actually address is to the issue of an aggressive dog that terrorizes little children and neighbors; again a complete lieThere is difference between a dog that barks when someone approaches their home and dog that terrorizesOur dog may be big ( for the record 100lbs, not and NOT a "guesstimate") but the dog lives with a year old as well as spends a large amount of time with other children of all ages and I have people that will attest to thatthe aggressive dog problem is actually from the dogs owned by *** herselfThey are known to kill other dogs, attack and chase cats relentlessly, chase cars and chase,bark and attempt to bite anyone who is walking not only in the vicinity of ***s house but anywhere in the entire communityThe couple that lived in unit (next door to ***s home) last year from Feb- June( who for the record also moved out due to *** and her dogs) had made multiple complaints to the *** sheriffs office about the dogs and they had come out to the property twice to investigate, at which times *** hid her dogs insideOne other time the sheriff showed and the dog ran up on him, at that time he chased it off and gave permission to the couple that if any of her dogs bit them they had permission to shoot the dogThe dogs were so bad that the couples children wold not leave the house without a baseball bat for fear of being chased and bitthe other dog that *** keeps tied up by her porch 24/had also bit me on the arm while I was delivering the rent and all *** did was laugh and say " oh, its because you came close to me..." I did not report the bite as it was through a leather jacket and did not break the skinThe convenience store owner (***) next door has also complained many times that these dogs run loose and chase his customers in the parking lotI believe that *** is a horrible person as well as the worst " slum lord manager" everShe claims to be a licensed realtor and the owner of Evolutionary Realty, but has never provided proof or anything in that regards, just started signing the receipts with the name; and in actuality her license has been expired since Jan2014.

I am not surprised by the lack of the unwillingness to address any of the issues I adressed, which all have documentation proof in the way of notices given, texts, photos, sworn statements and video, but instead I read slander (which will also be adressed in court) and fabricated liesThere are pending charges for the malicious destruction of personal property and larceny charge of personal property stolenIf that is all, I appreciate your time in this matter and will continue forward with the litigation of criminal charges in this matterBest regards, *** *** *** *** ***@gmail.com

(our large 3 bedroom 2 full bath rentals are rented for $995.00 per month with $650 deposit, there rented as an all bills tenancy as followed- rent, electric with cap @$150.00, water and trash.   2.) Residents billed for overages in electric- paid lesser amounts due $100.00 or less - overages over $100.00 were ignored. Last billing puts overages exceeding $1,500.00 again taking advance of the elderly stage 4 cancer patient who owned the rental.   3.) Refusal to sign lease with Elderly unit owner and or with myself there after *. [redacted] attempts failed. ( Both tenants were to come in and sign there lease before move in and did not they moved in to the open unit and it was the community grounds keeper that informed a very frail and sick Ms. [redacted] someone was in the rental.    4.) Violation Fee for pet of $250.00 on day of notice and $20.00 per day until animal was to be removed, went unpaid request to remove animal went unanswered.
