To whom it may concern:My name is Sherry Peatce the property manager at South Pointe Commons. I am responding to thecomplaint filed by [redacted] against South Pointe Commons LLC. The complaint is dated May 21,2018 and states second notice. 1 do apologize unfortunately I never received a...

notice prior to thecomplaint that I am responding to now First and foremost, I would like to begin by saying never has astaff member at South Pointe Commons approached a resident verbally aggressive; attacking, or in anunprofessional manner! On May 4, 2018 I received a call from a resident stating that someone was parkedin front of the mailbox and he was waiting on a packaged to be delivered. I went over and spoke with thecaller in person and he stated that it was [redacted]’s car and he had asked her if she would moveher car, so the post carrier would deliver the mail, and according to him [redacted] responded no.Therefore, he contacted Rantoul Police an officer was on the way l stated to him well let me go talk toher hopefully there will be no need for an officer to come out considering that every resident would liketo get their mail. I walked over to [redacted]’s unit and knocked on her door a male child ranging from 3-5years of age opened the front door for me. l asked the child is your mommy home he stated yes andproceeded to go get her. She returned to the door with the young child standing to the side of her and lpolitely introduced myself as the Sherry the property manage and asked her if she could please pull hercar up just a little so that the post carrier could deliver the mail. [redacted] became irate and begin yelling I am not moving my car, she stated I have had parking issues in the past and nothing was done about it she also stated that just like someone had block the mailbox before and I couldn't get my mail. I attempted to explain to her that staff attempts to resolve all complains for the residents. I explain to her that in the past we had attempted to mark it but the post carries has since stated that it needs to be marked further up. [redacted] stated I don't care then remark it or else I am not moving my car. I then ask her well can you move it, so I can have maintenance come mark it, and she stated no go ahead and mark it! I responded to [redacted] well I am not going to have maintenance mark it while your vehicle is parked there because I don't wont to run the risk of getting paint on your vehicle. I also tried to rationalize with her by explaining that what happen in the past with some one blocking the mailbox preventing her from getting her mail is not the residents fault and the staff is working hard to resolve this problem for all the residents so that no one is prevented from getting mail. She stated I don’t care now you know how I felt.l explained to her that the police had been called and she stated fine and slammed the door in my face. Ithen proceeded to walk off her porch and tell the other resident that I had attempted to talk to her andshe is stating she is not going to move her car and he replied well I have called Rantoul police and officeris on the way. I left and proceeding back to the office the resident that was complaining called as I walkinto the office and stated the police is here and would like to speak to you. When I returned to [redacted]’sunit the police officer was standing at her door talking to her. Shortly, after he walked over to me andstated that she was being very difficult and to just have the maintenance mark it. I stated to the officerthat I asked her ifshe would move it so that I could have maintenance mark it and she refused. The officerstated that per [redacted] she had told me that she would move her car when maintenance shows up tomark it. I informed the officer that was not true that l had hope to get this resolved prior to him having tocome out but she would not move the car. The officer repeated once again she is being very dif?cutt whenmaintenance shows up to mark it if she does not come out to move it calf the station and I will be backMaintenance arrived I approached [redacted]‘s door knocked again she came to the door and I told hermaintenance was there could she please come move her car? As all this was taking place the post carrierarrived and the other resident approach the post carrier explained what was going on and ask if she couldjust give him his package. The post carrier explain that she was not supposed to give him the package butbecause of the situation she would get out of the mail truck and walk it to his mail box, [redacted] waspresent doing this time remaining to be very difficult walking towards her carto move it being very verbalwith the maintenance staff. I instructed the maintenance staff to ignore her and to just mark the spotplease. Shortly after everyone reported back to where they should be, and it was over.To my knowledge [redacted] called in parking issues however it was after hours when the officewas closed during the time that we only have a maintenance person that is required to respond toemergency maintenance issues only a policy that applies to evervo ne that lives at South Pointe Commons.We ask our residents to get the license plates number, make, and model to heip us narrow down who thevehicle beiong to so that they can be notified regarding parking itit is after hours, and we address it firstthing in the morning the next business day. Also, to my knowledge [redacted] came into the office earlyone morning and reported that someone was parked in her assigned spot and the car was tagged for towimmediately, after tagging the vehicle we were able to locate the owner and request that she move andinformed her that she is not allowed to park in another resident’s spotAs of Friday; May 25, 2018 l inspected [redacted]’s unit with another South Pointe staff member to checkfor maintenance issues based on some things mentioned in her complaint that have not been reported tothe rental office. l would like to bring to your attention most of what l found is cosmetic issues that isconsidered normal wear and tear clue to the age of the property. All issues that are maintenance issueswiii be scheduled for repair. Also, [redacted] stated that there is a smelt in her unit that unfortunately Ii could not detect. [redacted] has two authorized pets 1 dog and 1 cats, however during the inspection lseenat least 2 cats and 1 dog, and the only smell that l could detect through out the entire unit is pet odor avery strong pet urine odor. Unfortunately, there is no simple way to correct this type of issue when theunit is occupied. The procedure is as foilows once the unit is vacant all the carpet and padding will haveto be removed and depending on the condition of the sub-floor it may possibly need to be replace or treated and new flooring will have to be installed. I have been employed at South Pointe Commons for 11 years in management position for at least 8 years. Myself and the staff work very hard to please all residents, however it is not always possible to make everyone happy. Our company goal is to have a great rapport and feedback especially because word of mouth in a plus in marketing!
