Hello,
I am a tenant at a house managed by Boardwalk Property ManagementThis complaint involves the management and the house owner *** ***
I came from an out of town trip on Friday night, June 9th and found out that our AC stopped workingI contacted the Boardwalk the next morning and they were able to send someone that afternoon for diagnosing the issueThis person found out and reported that the issue is the compressorHe told me that he will give the management a quote for repair and in my knowledge it was $Boardwalk presented this to the owner and the owner did not approve itThey asked for quotes from different companies and the quotes were about $range of the initial quoteI learned all this after calling them on MondayWithout me calling and asking, they never called me for any update and/or offered anythingI asked them on Saturday if they will do any arrangements for my family that consists of my wife and children that are months old, years o

I have contacted Board Walk Real Property Management on seveal occasions this yrFor repairs for e leaking damaged molding roof that was caused by racoon damageAs of last night the roof collapsed in leaving a hole in the roof, through the sheet rock and into the apartment living spaceThe hole is about a foot long and the sky can been seen when standing in the master bedroomI have called BoardWalks emergency maitanence team and sent photographic emails as proof to [email protected] only to be told that this is not an emergencyThere is extensive structural damageI cannot keep the weather (thunderstorms) out and from damaging their property anymorwThere is rodent dander, and black mold in the master bedroomIam also concerned for my child's saftey and mine as any person can access my apartment directly through the hole in the roof as it is large enough for a human to pass throughPlz help me and my daughter, as iam a single widowed mother who no place or money to take m

On December 20, 2017, I received an email from my property manager that my water softener was in need of repair or replaced I OK’d the repair and thought that Boardwalk would immediately repair the water softener, especially since the hard water would affect my appliances, such as the dish washer, washing machine, etc
On February 3, 2018, I received photos of my house, and one of the photos showed calcium deposit in my bathtub I immediately sent email to Boardwalk strongly requesting that the water softener be replaced I was assured that it would be replaced Again, I thought that Boardwalk would replace the water softener
On May 20, 2018, I received an email message from ***, of Boardwalk, stating that he was my new property manager and that he had noticed that the water softener was still in need of replacement I immediately returned an email to *** stating to replace the water softener I also asked that they take the cost of the new water softener out o

As a first time renter, I decided to go with Boardwalk RPM to lessen the stress of renting the property myself and having to deal with rentersI had heard that they were really good at managing propertiesBoardwalk not only answered any questions I had throughout my contract with them but they were also very professional when dealing with tenantsFor anyone who's rented a property before, we all know how tenants can be really needy at times and they can tend to challenge the parameters of the lease itselfMy first tenant was a nightmare who seemed to want to challenge us at every step of the way with how much he could get away with in regards to unneeded repairsBoardwalk advised me throughout the tenancy allowing me to step in at any time if I felt the necessity for itOf course it's normally not advised for owners to get directly involved with tenants but not all tenants are "good tenants." Even after all we did to keep the tenant happy, he still decided to sueWe kept a portion of his deposit because he had hung up numerous flat screens throughout the house and heavy shelving that once removed required extensive repairsThis, or course, was not allowed in our contract The tenant didn't care or not if it was allowed, he felt that it was unjust to withhold a portion of his deposit for what he felt was "Wear and Tear." He never had my approval to install nor remove any fixtureThanks to Boardwalk, I have before and after photos showing the damage left behindThey have receipts from vendors showing the cost or repairs as wellWith all this evidence he doesn't have a leg to stand on when it comes to going to court
I would gladly use Boardwalk again for renting my properties

We moved out of our rental home and did our best to restore the house to the original conditionWe eventually received our security deposit check and we were charged $300, for touch ups, from our deposit checkWe contacted the business to dispute our deposit check and to get details of what specifically were touched upWe Received the letter and pictures of the touch ups, and some of these should have not been charged from us
According to the pictures, We are being charged for Light bulbs, paint touch ups, replacement of all stove drip pans and bag of dog feces in backyard
We sent them an email stating that of those light bulbs were not burned out and in fact were not installed when we moved in years ago, so we did not replace them since it was like that when we moved in
The bag of dog feces was not ours either because it was 5-days before they inspected the home after we have moved out and someone or the neighbor could of tossed it in the yard by accident since t
