Won't give me a statement showing paid in full, won't return deposit.In December we leased a shed, made two payments on it. We called for a payoff & paid it in full. They didn't apply it to my account & sent me a bill. Their excuse the last 6 times they ya e tried to locate my account was they entered the name spelling & address wrong yet they refuse to update the information in their system. I have filed an Complaint with the Attorney General of NC regarding this company. They have violated the Fair Debt Collection Practices Act SEVERAL times, we, of course, have proof in black and white.
ALL this company wants is money money money. The do NOT process the payments they receive until the payment is late so they can add a $15 late fee. Once they receive a payment, they do not apply the payment correctly.
The only thing they love stating is, "If you can no longer afford it, you can voluntarily give it back". They are like a bad used car salesman who wants to sell something over and over to make an extraordinary amount of money for something.
The buildings are sold with the promise, "They are Amish Built" and "This is an Amish Company, GOOD people".
NOPE none of it is true. BEWARE OF THESE PEOPLE - they also own Carolina Lease Mgt. Group, LLC.; Citadel Storage, LLC.; Titan Leasing, LLC.; Citadel Storage, LLC.; and Delta Rental, LLC.. They are owned or Managed by a Charles T. Hammond, Jr. of Halls, Tennessee, however, you cannot reach this man, and they refuse to give you his information.

The issue is with the fact my payment was put towards the wrong account and I was advised I wouldn't receive my down payment till 12/15 due to mistakeI received my building on September 3, 2015 and I mailed a cashiers check for $5938.34 which was the full amount of the building on September 4, 2015. I called on September 10, 2015 to make sure the check was received. The customer service rep advised me they had received the check. I asked if they would send me a receipt and she advised me that it would be 45 days. I asked to speak with a supervisor and the supervisor advised me she would mail me a receipt. On September 29, 2015 I received a bill in the mail and still hadn't received a receipt. I called back and the rep told me that my payment was posted to the wrong account. She got it fixed and emailed me a receipt on September 30, 2015. I put down a 5% down payment that was to be refunded when the building was paid off. I asked the rep when I would receive my down payment back and she advised me it would be December because of the mistake that was made. The rep laughed it off and I asked to speak to a supervisor and she advised there wasn't one available and she would have one contact me. I haven't spoke to a supervisor since calling on September 29, 2015. I called back and the same rep advised me there still wasn't a supervisor available. I do not feel I should be affected by the mistake that they made. I fulfilled the obligations of the contract and I expect them to fulfill theirs. Desired SettlementI want my 5% down payment mailed to me at the time it was to be sent if this mistake had not happened. Which should be immediately.Business Response Mr. [redacted]' error in posting his payoff was corrected immediately. SLMG emailed Mr. [redacted] a corrected payment and paid off statement once the account had been corrected. Regarding the security deposit refund, SLMG uses a 3rd party billing service and only receives paid out ledgers once a month (around 25th of each month). Because of the error was not found and corrected until the beginning of a new billing cycle SLMG will not receive Mr. [redacted]' paid out ledgers until approximately the 25th of October. Once the ledgers are received in office by SLMG it takes approximates 30-45 days to review all the paid out accounts for the previous month and refund checks to be distributed to the qualified accounts. It has been the normal standard of practice for refund checks to be issued approximately 45 days from the close of the paid out cycle. Mr. [redacted]'s check will be issued approximately the 1st week of December. I apologize for the inconvenience but SLMG is not able to issue Mr. [redacted] a check before then because of company compliance policies. Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)I do not accept this response. My contract says once the building is paid off, then I will receive my 5% down payment back. It doesn't say in my contract that a 3rd party company is responsible for sending the down payment back to me. I didn't make the mistake SLMG made the mistake and should not hold it against me. I was told it was also policy that I couldn't receive a receipt saying my account was paid off. However, they went ahead and sent it. A contract is binding and it should be noted on their as such if mistakes are made and also that a 3rd party company handles these accounts. I sent the payoff in and expected the down payment to be sent back to me at the correct time. I have bills due that are counting on this money. If I need to speak to a lawyer about the breach of the contract, then I will. Final Business Response Even if the mistake had not happened Mr. [redacted] would not be issued his security deposit refund until the first week of November. SLMG will not be issuing a refund until the proper paperwork is received and reviewed in the normal course of our business.

They claimed I was 2 payments behind & I provided several pieces of proof of payment directly from the bank. They wouldn't honor nor answer our calls.We purchased a storage building & was a couple of payments away from paying in full. They had someone repo the building claiming I was 2 payments behind. I went to the bank & had several pieces of proof of payment, ie; copies of checks & account history. They continued to claim that they couldn't find the payment on their end. I live in another state than where the building is located. We own property that state. It was when someone went to cut the grass they saw the building was gone. I have no idea how many days had passed that they had taken the building, full of our personal items. As of now we have made many attempts to resolve & they won't even answer or return any phone call. Everytime they asked for some proof I went to the bank & obtained it, then they would ask for something else & I got that. I do believe they are scamming people, when your almost paid in full they repo. They hope that you won't have proof of payment. I have every copy of every payment I have made to this company. Desired SettlementI want the building returned due to the fact that we only owed a couple of months left. I was not behind 1 payment, I was never contacted about repo. The company claims they put a note on the building, however that is family land that we did not live on. At the time they claim the letter was put on the building I lived in another state. I never received a letter via mail nor a phone call. I did continue to receive monthly statements that never reflected being behind. I provided bank statements, cancelled checks & money orders dating back to the first payment. This place is a scam to try & lure people in hopes they don't keep proof of payment. They also have a scam with there repo driver. One year earlier I was behind when I lost my job. I had to meet the repo driver @ 6 am in a[redacted] parking lot & pay him a cash fee not to repo & a money order to catch my payment up. He changed the name on the money order to his name from where I had written the companies name [redacted]. I immediately brought it to the companies attention & provided a copy of the money order from the post office. They didn't want to hear anything in regards to this. Once again a complete SCAM!!!

Company held payments until they are late so that late fees are charged. I tried to pay off my account with SLMG on December 8th. I mailed payment to their office on the 8th and they would have received it no later than December 11th. I received a call on December 16th stating that no payment was received. I gave them the check number and said it was a total pay off, to which the woman asked if it was for a total of $444.87. I confirmed and again gave her the check number. I checked my bank account online and saw the check cleared on the following day... Today, December 24th, I received another bill with a payoff now of $494.08. How can I ever pay this off? Desired SettlementI want this company investigated for holding payments until the payment is late. I further want my account paid-in-full for $444.87, as stated on the last invoice--which was paid-in-full.

DID NOT RECIEVE FULL REFUND ON DOWN PAYMENT ON BUILDING THAT WAS NEVER DELIVERED. THIS BUILDING DID NOT COME OFF TRUCK WHEN TRUCKER BROUGHT THIS.DID NOT RECIEVE FULL REFUND ON DOWN PAYMENT OF BUILDING PURCHASE. THE BUILDING WAS NOT UNLOADED BY TRUCKER. Mr. [redacted] did not pay the driver direct for the delivery attempt and the delivery attempt fee will held from his COD deposit. Using Billpay through my bank for this payment, arrived 2-3 days late on 1st payment- 15.00 late fee now close to 400.I set this account up on bill pay. The 1st payment wasn't set up correctly which I was not aware of and I had to pay it directly- which I was a couple of days late. Bill pay kicked in and has been the same for over 2 years. I wasn't aware of the 15.00 late payment, due to the fact that I automatic draft the payment, so I do not open the bill. Well this one time late fee of 15.00 has accrued to close to 400.00. I spoke with someone in the past about this and I sent the bank statements, but they refused to work with me on this. I am a great paying customer and I had a problem with the 1st payment and that payment onlyDesired SettlementI truly only owe the 15.00 late fee. Look at my account and you will see where all payments have been on time. I want to pay the 15.00 late payment fee and the company needs to waive all of the accrued 15.00 (each month that I hadn't paid the 15.00fee that I wasn't aware of they added another 15.00 late payment fee) fees. She did request to have the account to be reviewed regarding the late fees. She claimed she was using her personal bank's on line bill pay and they sent the payments late on 2 occasions. We asked for a statement from her bank confirming the payments were sent late and Ms. [redacted] never produced any documents to confirm her claim. Ms. [redacted] was also told this information again on 4/7/2015. Until we receive documentation from her bank regarding the late payments we will not be look to refund any late fees on the account. Tried to make arrangements for payment and told they were going to repossess. Never was warned of this and poor customer service, no replies to emailThis is the email I sent to the company today after speaking with rep on phone."I received a phone message yesterday March 26, 2015 from [redacted] to call. Because of what time I heard the message I returned the call when I got home from work today. I called back today to make arrangements to catch up my account and the representative, [redacted], told me that if I don't make a payment today the shed will be repossessed. This is the first I have heard that it would be repossessed. She said that papers were sent to me in the mail but all I have received are statements and nothing stating repossession would be happening. Since as I told her I do not get paid until the last day of the month I would not be able to pay today but on Tuesday I could. I understand that I am behind and due to some unforeseen circumstances I fell behind which I have before and always caught my account up. She gave me a hard time about not ever contacting you to make arrangements but back in January I tried with the email below and never received a response so I did make a payment on Feb. 2nd but I still never heard back from anyone. I have had the problem with no responses before and at one point one of my payments were credited to another persons account. I have kept records of this. I felt as if the representative was looking down at me by saying things like "Well what happened to your February payment, why didn't you pay that month, do you know what happened to that payment?" As I told her I had an emergency happen, that life happened. I don't feel I should have to explain my personal business unless I offer it. Even though the repossession order still had not gone out but would at the end of business today as she said, she would not budge on making an arrangement for Tuesday. I have had this shed since Sept. 2012 and now I will be losing it and all the money I put into it. I have paid $3,449.62 between payments, late fees, and convenience fees. Although it is my fault for missing payments I feel like I am being ripped off because now you will turn around and rent it again to another person for the full amount. Also I did receive the billing statement the company attached but I did not receive it until Saturday March 28th. After having the shed for 2 yrs 7 mths and paying a lot of money I feel ripped off. I did try to contact the company but they didn't respond. They seem not to respond when you contact them, especially when you ask for a billing and payment history. I had a similar problem last year. I went on 7/12/13 to this company called [redacted] in Albemarle NC to buy a building and after I looked at a 10x12 building with nothing wrong with it. I was told that it would be delivered within a week. I get a phone called on 7/20/13 from [redacted] asking if Monday around 2:00pm would be a good day to deliver. I let her know that would be great. Monday came and I had to call [redacted] back around 4:00pm and she said that they where running behind but it would be there. Monday can and went. My building was not dropped off at my house until 7/26/13. After many calls and loosing time from work. I find that there are cracks in my building. I call by 8/2/13 and ask what am I to do because the building is damaged. Then [redacted] told me that they would send someone out to look at the damage. Three weeks later I get a call from some man asking me to take pictures of the damage. I advised that I do not have time because I work and take care of my mother and there is no lights in the building. My building is still damaged. I asked if I could make payments online. [redacted] sent me a E-mail with the payment site and at the end of her e-mail it says go green do not print. I went online to make a payment and they are charging an extra $10.00 to go green. I do not think that this is far to anyone that wants to go green when they are being charged an extra $10.00 online. I feel that they are stealing for people. If a company wants to go green then they should not be able to charge extra. They are still not willing to fix my building or drop any charges. They run under 4 or 5 different names and lie so that they do not have to do anything for they customer. Just do not use this company. Found a better company right out of NC that wants the best for there Customer's.

I have made two attempts to pay this account off. Each attempt has not been resolved. I asked for manager but lady refused to give me her name.I have made two attempts to pay off the balance of this loan. The first attempt was my June statement showing payoff of 3062.04. I sent the payment, but they stated they did not receive payment before the 10th so I would owe the rent for that month. That statement showed a payoff amount of 123.82. I mailed that payment and it was paid on August 2, 2013. That should have been the end of it, but I received another statement in August stating the payoff was 64.76. I called the phone number on my statement and asked for the manager. The lady I spoke to stated she was the manager, but refused to give me her name and refused to remove that balance from my statement. This company is using unfair practices and charging rent when rent is not suppose to be charged. All I want is the 0 balance I am suppose to have and never enter into any agreement with this company again.Desired SettlementI would like this payoff to be completed and a zero balance.

We chose a building to "purchase" paid our deposit, ordered building then it delivered and set up about a month later. Being a "purchase" our understanding was "any" overage paid each month would be applied directly to principal without assessing any fees As time passed each month balance on statement did not reflect an early pay-off although I was paying extra each month or why additional charges were added to the balance or no explanation how payments were applied I made numerous calls and given much conflicting information as how my payments were applied On April 9,2014 I was told once a full monthly payment was paid ahead there would be "no" monthly rental fees Then told on April 10,2014 I was was being charged a 40% rental fee ($50.71) and 60% of my payment going to principal for each month my building was not paid off they considered my 'purchase ' a lease I was very tired of all the conflicting information each month I called each month there after speaking to a rep and writing down all information given May 15 2014 and 5/27/14 I spoke with [redacted] and[redacted] they told me when I paid off building I would be refunded my deposit $128.25 within 45 days June 13, 2014 I spoke with [redacted] who seemed the most knowledgeable who explained I would receive a refund of deposit in 45 days of pay off On July 14,2014 I paid off my balance $500.71 I called to verify payment was received Tracy said yes and looking for their records I could expect a refund of $128.25 in 30-45 days On 8/4/14 I called speaking with [redacted] who "now" tells me I should get a pay off confirmation from Billing 30 days after pay-off and my refund check Mid September I called today 8/13/14 and spoke with [redacted] who also confirms Mid September as refund date I explain that is not 45 days promised she says pay off letter will not cycle until the 20th of August refunds are processed all together for billing cycle once per month and that would be mid SeptemberProduct_Or_Service: Utilty Building Account_Number: XXXXXDesired SettlementRefund of deposit

This company is Extorting money from its clients.Complaint: I paid off a balance for a storage unit with the Southern Leasing Management company in 2015. 3 months passes and I received another invoice from this company again stating that there is a payoff amount of 300.00 dollars. Of course, I thought it was a mistake until someone called me regarding paying off the bill. I paid 200.00 on line but later found the invoice where I had paid them off, so I call them to find out why I had another amount to pay off. The lady was so rude I couldn't believe she was talking to me. I tried to explain that this is the second pay off amount that I have received. Each attempt has not been resolved. I asked the representative to give me the payoff amount and she said that she could not tell me what the payoff amount was. Of course at that point I wanted to know then how am I going to pay you if you don't know what I owe. They currently refuse to tell me what the payoff amount is so I can never pay it off. This company is using unfair practices and charging payments when the customer has paid double for their storage units. I have been paying $132.76 dollars per month since July 2012. It is bow May 2014. The agreed price on this unit (being used) was $2000.00I have paid $3319.00 at this point. I fi. red there would be some interest but when I called for the balance today 22[redacted]14, I was told I still owed $1218.00. Also they said this is not interest. That I agreed to some rent to own agreement and that I was being charged sn additional 53.10 per month in accordance with that. The way I understand it is only 60% of my payments are being applied, 40% is collected as interest - doesn't matter what you call it. The purchase date was July 2012, payment on or before the first of each month as agreed has always occurred, But, the My account number is 37246sales representative I spoke to about this problem told me an additional $53.10 is added on the 15th of each month for what reason I don't understand. Desired SettlementI think that after paying an additional $1,3319.00 in interest on a beginning figure of $2,000.00 over a 22 month period that not only are they paid in full but owe me. Even the highest interest rates on credit cards are like 25%. But in all honesty, I'd be happy just to be done paying for this right now and to have them stop their auto bank deductions on the first of each month. The building is mine, obviously. I've WAY more than paid for it. By the way, never has a payment been late, if anything they've taken out a bit early from my bank account as it's on an auto pay.Business Response On May 11, 2012 Mr. [redacted] entered into a 36 month Rental Purchase Agreement with Southern Lease Mgt. Group. See the attached contract.Line (b) of the contract states the pre tax cost of the building is $2655.25 (not the $2000 Mr. [redacted] claims). Line (f) states the rental payment of 132.76 for 36 months with a payback of $4779.36. At any time after Consumer has made the first rental payment the consumer may purchase the rented property for the total pre-tax cost of $2655.25 + sales tax less 60% of all the rental payments Consumer has made (exclusive of taxes, reinstatement, and other charges). Line (g) Consumer will not own the property until the Consumer has made the number of payments and the total of payments necessary to require ownership.Mr. [redacted] has not completed the terms of the contract. If he wishes he may surrender the rented property back over to SLMG, pay the remaining amount of the contract in full, or continue paying the monthly payments until he has met the full contractual obligation to obtain ownership of the rented property.

I am a present and a former customer and have bought two buildings from Southern Lease Management Group,LLC. Both experiences have been great. Anytime I have a problem with payment, I can call them and they are so nice and helpful. I don't have any credit so I was fortunate to be able to buy the building. The first one I bought was unpainted with two windows and double doors. The second one is the same except I had it painted to match our home. It was perfect. Both were delivered immediately and blocked. They have a shelves and the last one a work table. Having the windows made it nice to work in and cool. I like the door handles and the fact they lock. Since we just bought two horses, I am considering buying another to store feed and saddles and such in. I kind of wish they made a barn with stalls. ","pos-1
