buildingsI do not know where Patrick gets the idea that the property was condemnedPatrick and the other residents ran a fraternity out of the home, we struggled with property damage throughout their lease term due to the parties they would hold at the houseOnce the building plans were approved and the tenants found out that the house would be demolished, they stopped caring for the house at all, there was extensive damage in the homeWe filed a police report when we completed the walk through of the house because the damage was extensiveThe property owner had a salvage company set up to come in to remove the beautiful, original woodwork, doors and windows, the appliances, hardwood flooring, etcThere were multiple items in the home from stair parts and doors to appliances that were no longer salvageable because of the extensive damageThis was property of the owner, which Patrick and his fellow residents and friends chose to destroy, and the property owner did not receive full salvage value because of their carelessnessPatrick and his roommates were sent to a collection agency on November 25, for $2,for rent, utilities, and property damage; Southside Property Management would obviously not directly attempt to collect funds because we had a collection agency doing soWhen a property changes management companies, is sold, or in this case, demolished, it is changed to an “inactive” status on our softwareThis status keeps our rental availability reports current, without this change, all the properties we’ve previously managed, but no longer do, would show on vacancy reports and our websiteAll our collection files are kept off site in storageOnly management has access to these “inactive” accounts and collection files, the employee Patrick spoke with would not have been able to find the information requested by him because she does not have access to itShe has worked here for just over a year, and this is the first time she’s ever encountered a problem with not being able to find Tenant recordsI have spoken with this employee and explained that any time a rental reference or inquiry comes in and she is unable to find them after completing a search on our software, she should notify one of her supervisors who have access to all recordsThe employee states that Patrick called two times and we received a call from another Landlord for verification on the amount in collectionsWe in no way have refused to give information on this account; there was an honest error by a new employee who did not communicate with management about the callsHad a manager been notified, we would have been able to respond promptly to whatever question he hadPatrick has only spoken to one person here, did not ask to speak with anyone else, and has left no messages; we have no emails, letters or other communication from he or his roommates since the summer of We apologize for the frustration he had when trying to verify his collection account, and we have reviewed the procedure for this type of situation with office staff to prevent it in the futureRegards, Jay *** Owner
