The tenants were definitely told ahead of time that they were responsible for all utilities within the home from the time they took possession and is clearly spelled out in their lease — their claim that they didn't know there wasn't electricity at the home would have been their responsibility from...
the beginning to turn on.
The claim that the gas line to the water heater was improperly installed — this is a brand new home and was inspected by the county inspector many times before the home was completed and had to be signed off by that same inspector that everything was in working order. The lines to the water heater will not be moved due to how someone wants to situate their washer and dryer in that area. Again, the house is new and was built according to state and local building codes.
The lawn of the property — again this is the responsibility of the tenant from the time they sign their lease and is clearly spelled out in that lease. We have mowed the lawn 1 time to attempt to appease the tenant, but it is the tenants responsibility to keep the lawn manicured.
The tenants initially indicated they did not need the physical garage door openers because they had built in openers within their cars, only after the fact did they request the openers and we gave them to them at our first opportunity which was within a week or two of the original lease being signed.
The current garage door issue was just reported and will be addressed if it is due to mechanical failure and not due to tenant damage.
